九龍塘 懿薈 首批4房售2750萬起

九龍科發道單幢豪宅「懿薈」,戶戶動輒二、三千萬元,不過,豪宅買家入市絕不手軟,加上3%「高佣」動力下,據了解,連日來沽出近4成,約17個單位,發展商並已稍稍加價。

首批均價12351元

永泰亞洲企業拓展總監李簡鳳玲於周一(6月28日)曾公布,「懿薈首推5個單位連即日加推8戶全數售罄,共13伙,每方呎價由11,721至14,000元,每戶售價由2750萬至3500萬元不等。此批單位買家包括九龍塘、九龍站及港島半山等,買家為實力企業家及跨區升級換樓用家,當中不乏資深投資者。」

根據早前派發價單顯示,懿薈首推5伙分布於16、17或20樓,面積分別2,342及2,498方呎,單位售價由2,745.1萬至3,363.3萬元,平均呎價12,351元。付款方法方面,首期5%,樓價1成,於90天內分階段,每次5%繳付;餘下樓價85%,則於物業發出成交通知書後付清。

懿薈每層2伙設計,據悉,15至23樓A室及12至21樓B室,已沽出,期間發展商亦已將樓價稍稍增加。

小學34校網

由永泰亞洲發展懿薈,位於科發道及亞皆老街交界,毗鄰播道醫院、香港眼科醫院及法國醫院。另外,此盤坐落九龍出名的名校區,屬小學34區校網內,網內名校如陳瑞祺(喇沙)小學、協恩中學附屬小學、聖羅撒學校等。

這幢單幢豪宅共提供43個單位,全數單位均為大型單位,標準單位約2,342至2,498方呎,4房雙套房連工人套房設計;另外,頂層設有3層複式及2層複式大戶,面積約3,688至4,500方呎。

興勝創建及新創建合作發展的九龍塘喇沙利道1號One LaSalle,最快有機會本月底至下月初應市,分層單位意向價5,000萬元,特色戶則6,000萬元或以上,發展商指,由於單位極具特色,不排除「賣一間、加一間」。

逾3000呎4房4套設計

興勝創建項目管理董事周嘉峰表示,One LaSalle已取得入伙紙,正待批預售樓花同意書,項目已接獲不少準買家查詢。他指出,One LaSalle提供3,000餘平方呎單位,4房4套設計,同區未有供應。

另一邊廂,嘉里旗下何文田灝畋峰中高層B室,以3,050萬元成交,呎價15,227元。

香港置業助理區域經理王大衛稱,渣甸山名門2座低層B室,連租約以約2,100萬元成交,原業主05年2,519萬元購入,帳面大幅虧損419萬元。

美聯物業高級營業經理方富義稱,淺水灣道37號2座低層A室,以1,700萬元成交,呎價10,398元。美聯助理區域經理唐志傑稱,陽明山莊8座中層53室,面積約2,366平方呎,成交價約為2,150萬元。

樓市氣氛持續暢旺,九龍塘兩個主打二、三千呎以上單位的豪宅新盤接連推出。由永泰亞洲發展的懿薈,日前突擊以平均呎價$12,351推出5伙測市,在未有大肆宣傳下已累售逾13伙,走勢凌厲。至於同區由興勝項目及新發展策劃聯手發展的One LaSalle,亦宣布中層單位意向呎價$1.8萬,並即時接受買家洽購。

懿薈 惜售餘貨

位於九龍塘科發道2號的懿薈,於上周六(27日)晚派發首批5個單位價單,平均呎價$12,351。單位分布於16、17及20樓A及B室,面積分別為2,342及2,498呎,售價介乎$2,745.1萬至$3,336.3萬。

首批單位銷情理想,發展商翌日加推8伙,亦獲全數承接。在未有正式開放示範單位前,經已售逾13伙,佔單位總數之三成,成交價介乎$2,750 萬至$3,500萬,平均呎價$11,721至$1.4萬不等,套現約$4億。市場人士指,新盤銷情理想除市場游離資金充裕,尋找投資出路外,亦因區內久無大面積單位新供應,令一批換樓人士趨之若鶩。

全玻璃設計 盡覽靚景

永泰亞洲企業拓展總監李簡鳳玲表示,近期豪宅交投氣氛熾熱,反映市場正進行資產調配活動。懿薈僅得43伙,發展商會採取惜售策略。

以單幢式精品豪宅設計的懿薈,以一層兩伙設計,合共提供43個單位,主攻逾2,000呎4房(連雙套房)間隔,另備少量特色戶。為打造成區內地標,發展商聘請國際級設計公司ARQUITECTONICA(ARQ)為項目作設計。整個項目之中,玻璃的覆蓋率高逾75%,為使單位更通透,建築師於開則時,特別集中主力牆部分,減少單位周邊被石屎覆蓋,達致「零橫樑」及「零窗台」外,再配以大幅玻璃(Curtain Wall)設計,讓住戶不論於室內任何角落,都可享受到360度環迴景致。

與新盤一街之隔、樓齡8年的翰林苑,提供少量1,400呎4房連套房間隔,甚至逾2,600呎複式間隔。本月市場錄得一宗中層1,466呎B室成交,以$870萬易手,呎價$5,935。另一個高層2,687呎複式單位,成交價$1,700萬,呎價$6,327。

除懿薈外,位於喇沙利道1號的One LaSalle,亦正蓄勢待發。項目早於5月取得售樓同意書及入伙紙,已火速打造現場示範單位,工程可望於下周末段完成,屆時配合派發價單正式開售。興勝創建項目管理董事周嘉峰表示,鑑於豪宅成交持續升溫,買家查詢者眾,One LaSalle決定率先公布首批兩戶單位售價,推出的兩伙分別位於5樓A及B室,面積介乎3,025至3,046呎,意向呎價$5,500萬,平均呎價約$1.8萬水平。

項目另一合作夥伴新發展策劃管理有限公司高級經理李偉明補充,One LaSalle罕有之處在於比鄰喇沙書院,小學校網位於41號,而且提供逾3,000呎4套房房間隔。由於單位供應量僅得14伙,發展商亦十分惜售,或考慮「賣一間、加(價)一間」。

One LaSalle以一梯兩伙設計,私隱度夠高。A、B兩室面積分別為3,025至約3,050平方呎,劃一以4套房加工人套房設計。其中,1樓A室及頂層A、B室分別連平台花園及天台出售。

標準單位特色是廳房同一方向,採光賞景角度一致。兩室稍有不同的是,A室以橫廳設計,而B室則屬長廳間隔,面積倘大,同樣方便擺放傢俬。項目另一賣點是廳堂外接露台,同區罕有。One LaSalle雖然位處市區,但景觀亦算開揚,A室外望喇沙書院運動場,而B室則望牛津道遊樂場景。周嘉峰補充,除One LaSalle外,集團亦有意於年內推售同區另一豪宅項目書院道8號(8 collage),項目經已獲批售樓同意書,可望按市況隨時推出。

  比鄰One LaSalle的指標屋苑碧華花園,樓齡逾28年,提供1,308至1,742呎3或4房(連套房)單位,賣點是實用率達93%,兼前臨喇沙書院運動場景,市場鮮有放盤,最新一宗二手成交要追溯至4月,1座高層A室,1,742呎,成交價$1,595萬,呎價$9,156。

12k per SF with a harbour view. Doesn't seem to be too outrageous for a new complex in the eastern KLC and Price Edward area..

But indeed it has some monster size flat per unit tough.

懿峰 部署暑假後出籠

由永泰亞洲發展,位於西半山西摩道9號項目已正式訂名為懿峰,部署暑假後開售。發展商未釐定意向呎價,但會以中半山雅賓利、港景別墅、南區淺水灣道3號等豪宅作參考。

永泰企業拓展總監李簡鳳玲指,懿峰為集團首個位於港島區發展的住宅項目,為延續精品豪宅發長路線,特別沿用「懿」(代表一次傾心)字,特意選用峰字相配襯,代表將最美好的事都盡收於廬峰之下。

據悉,地盤總樓面面積達18.5萬平方呎,將興建成一幢樓高41層高之大廈,每層兩伙設計,共提供82個面積介乎2,000至2,400呎4房大單位。發展商透露新盤設計、開則將與同系九龍塘科發道2號懿薈不盡相同,擔保令買家耳目一新。而設於灣仔w square內之懿薈示範單位將於8月關閉,改建懿峰示範單位,並籌備暑假後開售。

至於懿薈已累售25伙,套現$8億,呎價介乎$1.17萬至$1.633萬,發展商傾向保留部分高層單位,以近現樓形式發售。

I still think it's expensive...

I would have chosen places like Fortress Hill for that price...

Depends - those near train stations usually fare OK ... LOHAS Park seems to hold on for now. But some individual buildings in the less-desirable areas have seen a major tumble.
