Seymour reaps $2.7b amid numbers debate

Wing Tai Asia has unloaded luxury homes at the Mid-levels West project Seymour amid public criticism over its numbering plan.

The property arm of USI Holdings (0369) has sold 64 homes, or 80 percent of units at the building, and reaped HK$2.7 billion, said Karen Li Kan Fung- ling, director of corporate development.

Prices ranged from HK$14,500 to HK$42,000 per square foot.

Li said there were buyers who bought an entire floor of two homes for between HK$100 million and HK$140 million.

Of all Seymour buyers, 70 percent were locals while the rest were from places like Japan, South Korea, Singapore and Belgium. The remaining 18 homes, mostly on the top nine floors, are expected to fetch more than HK$30,000 psf. They will cost from HK$57 million.

Li said sales the previous weekend were very good, which boosted confidence in the luxury home market. She believes the unsold units can command higher prices, but the developer has no plan as yet to raise the asking prices.

Meanwhile, Wing Tai's decision to exclude all floors with the number ``4'' _ which sounds similar to the character for ``death'' in Chinese _ has stirred controversy. Seymour's penthouse is on the ``63rd floor'' but the single building project has only 47 stories. Li said Wing Tai has adopted such numbering simply to cater to market demand. ``As long as information is transparent to buyers, there is no need for new rules,'' Li said.

Together with the number ``13,'' Seymour has skipped altogether 16 floors. Henderson Land (0012) was caught in a similar debate as it skipped more than 40 floors for the nearby upmarket project 39 Conduit Road.

Wing Tai Asia plans to relaunch the remaining 10 homes at the Kowloon Tong high-end project Forfar after the Lunar New Year.

I live just next to this building, and I have taken a couple of pictures during the course of construction

This building is terribly expensive. Each flat costs around $3.85million/€2.72million to $5.39million/€3.8million. Apartment size 1900-2200sq. ft., ~$2200 for each sq. ft. and it is not at downtown Hong Kong
