I'm new to this forum. I'm wondering what happen to this project. I'm very much interested in this project/flat because of the affordability. Can't wait to get back to Thiruvanthapuram. Thanks for this awesome forum. Keep posting pictures of the city.

Nice to see such big projects are coming up in Trivandrum.
I'm sure that this will come out of the canopy.
We want more and more buildings like this.

Do anyone have any update on this project ...Anybody Knows? Please update..

Recently heard some bad reviews about Heera builders. Not sure what to believe, really want to be part of the rising city.

The project is proceeding well, with most of Tower 1 sold out already and Tower 2 sales in progress. My folks had checked this out as an option a couple of weeks ago. Piling is in progress at the site. I had visited it in the second half of June, but forgot to carry my cam.

The Project is proceeding very well. Financially, they are busy collecting instalments but on the ground it is just the same piece of land with some sticks here and there.

Hmm..you may term like that in layman's language, since the casting of piles deep down the earth will not be visible.

From the latest pics, it seems many piles have been complete.

I hope we see something concrete at the earliest. The project was launched in 2009.

That's CONCRETE there in those piles. Perhaps, you would be aware that for a tall building (>100 m), the foundation system is very critical and often occupies a significant portion of the construction period. Given that this is a 36 floor structure and allowing for the fact this is one of the very first really tall buildings outside Mumbai, I would allow for about 30-36 months of construction time and 10-12 months may be needed for the foundation construction alone, depending on its complexity.

So perhaps, it would not be a bad idea to be patient and wait to see one of Kerala's truely iconic buildings come up.

He said 'one of the tallest'.

BTW the tallest building outside Mumbai is World Trade Center @Brigade Gateway, Malleswaram-Rajajinagar, Bangalore with 128m and 30 levels of office space (equivalent to a 45 floor residential building). The building has topped up and will be ready for occupation shortly

Hi, I believe you have good Real Estate experience. In your opinion what will be the selling price per sq. ft. on this project in the coming years.

http://www.heeradreams.com/prisefactor.html

Its the official site of heera dreams. Maybe the prices could go a bit higher by the time of completion, but certainly not by too much.

Already I believe the prices have gone up by close to 50% since launch. Will the price in future match the premium in nearby locations. Also, looking at other Indian Cities the premium hike is much more over the last 2 years as compared to Kerala.

Heera site is not done professionally. It needs to be more customer friendly. The site should provide info. on prices nearby, prices in the city, and try to create a atmosphere of confidence.
