Never expect that, from any builder. It is up to the customer to find out.

I have a few years in real estate, yes, and that's what I am studying right now but I wouldn't exactly characterize myself as an oracle, lol! Sudheesh could also put in his $ 0.02 on this.

That said, I believe that a middle income property like Heera Dreams would settle at about Rs 4000/SF by the time it is complete in 2012. This is keeping in mind the potential appreciation for its location - the proximity to India's 7th biggest IT destination - and a variety of other advantages.

Depending on the demand-supply situation at the time of its completion, the post-completion price could appreciate even more.

All said, it is a very good buy, from both the investment or usage perspectives. I have recommended it to quite a few of my friends and indeed, even my folks are considering buying a unit there.

Is there a way we can get more people especially Heera Dreams Investors on board.

Well, the prices of material are going up day by day, one builder told me that he wouldn't be surprised if he will be buying sand with the price of cement in the near future! That alone will be potential driver for future apartment pricing.

Menamkulam and Kadinamkulam are two kulams I think will become happy hunting grounds for builders in the next 10 years.

reason for delay

This is probably the main reason why the developer is going at a very slow pace. Seen the mock up flat which has been done well. But work on the site is very slowwwwwww. I fear the developer will charge unit holders extra for the price hike.

Land acquisition for the Ulloor - Aakulam road is complete. It has been widened to 4-lanes till from Ulloor Junction to Prashanth Nagar junction. The rest of the stretch has been tendered, when last heard.

Other than the ICCC, this stretch is also the main access route to the National Games Village, the Southern Air Command Headquarters, the new office complexes of CESS and NATPAC, the Aakulam Tourism complex, NISH and a host of upcoming residential developments.

Typical rule-of-thumb is that about 10-15% of super-built up area and 15-20% of gross built-up area (GBA) goes to common areas. However, it varies from project to project. Having seen the floor plans for this project, when my parents were shopping around for an apartment, I know that the various types of apartments have widely varying configurations and areas such as large terraces in some of them.

Suggest that you get directly in touch with Heera to get the accurate picture.

Heera Dreams

I am new to this forum. Nice discussions..
I've booked one appartment in Heera Dreams Tower 1.
Want to know progress of the project through your discussions...
I like my Kerala and my Trinvandrum city a lot.
All the best to the developers who are on their way to transform Triavandrum as a real skyscraper City.

Hi Ajay,

Even I am a Investor in this project. My purpose of requesting more investors of Heera Dreams on board was to give more indepth touch to our discussions. Without any doubt, Mods are doing a great job.

I understand and appreciate your position, mon amie. I was just concerned that we should not cross the fine line between information and advertising. Looking forward to hearing more on this landmark project, I might buy a unit too, if there are any left at the top when I get back to Trivandrum next!
