The pace of construction is not satisfactory. I dont know what is the developer waiting for. Construction cost is just going up, Hope he doesn't screw the investors with new demands.

Spoke to the developer's representative and understand that the transition between substructure and superstructure construction has taken more time than expected, which is a common issue with tall buildings. Better safe than sorry, eh?

A couple of folks that I know are looking to book apartments in the top floors of the next tower, so I am keeping a close eye on this one.

Progress

Thanks for the updated progress But, the project was launched in 2009 and it is now that they have started work on Tower 1. I dont think they will start work on Tower 2 before 2012. What do you think will be the likely delivery date for Tower 1 and 2.

Now that they have started superstructure work, the pace should be about one slab per week or every 10 days. If the piling for Tower 2 is complete (which seems to be the case from the pile caps beside the current podium), the superstructure on that can also start rising in parallel, I understand that sales of Tower 2 is in progress. I have been told that Heera is focusing on a project-by-project strategy to ensure quality and delivery, and that seems to have been a reason behind the uncharacteristic delay with this project.

Anyways, fingers crossed! This is definitely a candidate for my next apartment acquisition as soon as I have dealt with the small matter of a $ 110,000 loan!

I only hope what you have written is true. If Heera is focusing on Project to Project Strategy it is good for investors. But as a company will not be good for his cash flow and popularity. Probably he has too many projects which are Work in Progress.

If price of raw material keep on going UP day by day, I am not sure how Heera is going to keep up his promise of QUALITY.

To be very frank I have never seen a real estate project handed over in time except in CHINA.

Lol, well one doesn't have to bother with minor inconveniences such as entitlements, the right to property or a democratic review system, nor the need to have the building stand up beyond six months.

I would agree with you except for the last point. The quality is not that bad. They have made tremendous progress in infrastructure.

Was trying with their rep in Dubai to get one on Tower 2 facing the sea. He said all the top floors are booked and maximum available higher one is 11th floor. I was looking for a terraced one facing the sea. A bit disappointed....

Ajay.. Could you please give me an idea about the orientation of the buildings..? Just wanted to know if I take an aptmnt on Tower 2 opposite to sea, which way I will get a look..? Facing Engg college....? Guide me if u have any idea of the place please..

Sorry Naushad, I cannot remember the project layout off the top of my mind. It would be best to look at the Heera brochure/website itself, which should give you floor plans with a compass reference marked in.

These days top floors get booked out first and every apartment project in the IT Corridor area is doing brisk business. Perhaps you could wait till Tower 3 hits the market. The Condor project is another option as it will have unobstructed sea views.

Sounds like it. Things typically speed up once the superstructure work starts up. Let's hope for some pic updates soon.

I think the Condor project - Cyber Gardens - is already in progress.
