jitra is still young to have highrises, but it's a good start to develop mid-rises first...

Plaza Seri Tunku

ENCOMAS Sdn Bhd may not ring a bell in the Klang Valley, but this property development company is well-known in Kedah and Perlis.

As Encomas managing director Rick Cheng Wooi Seong modestly explains: "We are small and do not have the resources to compete with the big boys. So, we have to be different in order to survive.

Cheng, 36, says his focus is on two markets: The high-end residential segment priced above RM500,000 catering to wealthy Kedahans, and the low-medium cost sector (below RM200,000) targeted mainly at government officers.

As part of its branding exercise, Encomas has chosen the "Seri Tunku" nomenclature to project its upmarket products (hence, Villa Seri Tunku and the up-and-coming Plaza Seri Tunku commercial project in Bandar Darulaman).

Plaza Seri Tunku, opposite Kolej Heights Utara in Kubang Pasu and close to Universiti Utara Malaysia, will be the first themed commercial centre in Alor Star with signature designs similar to Villa Seri Tunku.

The two-phase project with 40 units of three-storey buildings priced between RM400,000 and RM500,000 will have trendy food and beverage (F&B) outlets facing the main road. Already, the first phase has been fully booked despite its launch only being scheduled for the end of the year.

"It will be the most exclusive commercial centre in Alor Star," says Cheng.

KDYMM Tuanku Sultan rasmi Kompleks Ibu Pejabat Polis Daerah Kubang Pasu

Dato’ Seri Ustaz Azizan Abdul Razak; Menteri Dalam Negeri, YB. Dato’ Seri Hishammuddin Tun Hussein; Ketua Polis Negara, Tan Sri Ismail Omar dan Pemangku Ketua Polis Kedah, Dato’ Asri Yusoff.

Taman terracota Kubang Pasu

Oleh KU MOHD. RIZDUAN KU ABDUL RAHMAN
kurizduan.kurahman@kosmo.com.my

Hmmm... Not sure how tapi kalau AS dan Jitra gabung jadi la mcm Klang Valley tu. Satu metro area, share amenities (mcm org Jitra guna airport AS, org AS beli rumah kt Jitra), seragamkan apa yg boleh (public transport esp), improve connectivity (road system) and bigger market. In other words, both towns complete each other.
