新世界北角批建5幢住宅

近年發展商積極展開市區重建項目,上月屋宇署便批出多個大型項目的建築圖則,其中新世界與協成行合作發展的北角新東方臺及皇龍道項目,獲批建5幢32層高住宅物業,涉及樓面逾39萬方呎。另外,新地奧運站海輝道的商住項目則獲批動工,項目總樓面達91.66萬方呎。

屋宇署六月份共批出25份圖則,包括10項住宅及商住發展,4項商業發展。當中以新世界夥拍協成行合作的新東方臺及皇龍道項目將建5幢32層高物業,住宅樓面約38.59萬方呎。

此外,新地夥拍長實發展的屯門小秀村,獲批建4幢23層高住宅,住宅樓面約34萬方呎。

而太古地產的西半山西摩道項目則獲批重建成1幢52層高住宅。

私宅動工量年跌八成

上月份獲准動工的建築工程項目有15個,其中包括新地海輝道可建2幢38層高及3幢40層高商住物業,住宅總樓面79.44萬方呎。另該署上月發出18份入伙紙,包括香港置地西環傲翔灣畔、恒地沙田名家匯及新地珀麗灣6期等。

利嘉閣周滿傑表示,上半年全港錄17個私人住宅項目動工,涉及單位僅1,171伙,按年跌80%,更創有紀錄以來的上半年新低。另美聯劉嘉輝指出,上半年全港則有3,144個住宅單位落成,僅佔政府原先預測全年落成量約21%,預期全年私宅落成量1.2萬伙。

Developers worry about depreciation due to North Point height limit

Local developers and owners of old buildings in North Point on Hong Kong Island oppose the height limit on the district revised by the Government.

The Town Planning Board (TPB) revised the height limit and put the maximum allowance of 100-140 metres on government and private land sites in June 2007. The limit may affect the height and volume of new residential units to be completed. While some developers worry about the limit, environmental protection groups and the Civic Party welcome this policy for further decreasing the developing density.

New World Development Company Limited owns several development projects in North Point. It urges the Government to loosen the height limit on No.1-15 of New Eastern Terrace from 140 metres to 160 metres and give the permission of ladder-approach development. The Buildings Department has approved a 39-storey development plan on this land site.

TPB limited the height of Upper and Lower Kai Yuen Lane to 120 metres and the plot ratio at eight times. New World urges the Government to extend the height limit to 140 metres and cancel the plot ratio limit.

Henderson Land Development Company Limited supports adding the label of Strata Building on the its land site for Asian cold storage at King Wah Road, which is currently labeled as Comprehensive Development Area.

協成行夥新世界拓天后項目

協成行及新世界發展(017)計劃斥資近45億元發展天后新東方臺及皇龍道項目;另以3億元發展位於佐敦長樂街一至九號的酒店,進軍酒店業。

協成行副董事總經理方文雄(圖)指出,集團成立六十年,作風雖保守,但不是不進取。由於不是大型公司,難與對手在拍賣土地場上「舉手」爭地,故能否把握時機至為重要。

總投資額四十五億

差不多二十年前,協成行與新世界發展合共持有天后新東方臺兩幢舊樓,一直等待重建機會。新東方臺由一列舊樓組成,兩間地產商所持的舊樓位於中間,具戰略價值。

2006年,持有新東方臺一至三號、六至十五號的一群小業主決定聯權放售手上的舊樓,協成行及新世界發展便把握時機,以6.5億元購入有關業權,並計劃本身持有的兩幢舊樓一併重建。

之後,另一個機會又來臨,由另一群小業主持有的皇龍道五至十七號舊樓聯權放盤,於是兩間地產商再下一城,合作以3.6億元購入與新方東臺一街之隔的皇龍道地盤,計劃合併發展。

方文雄表示,港島區供應量少,只要地點佳,相信有利可圖;連同補地價在內,估計總投資額近45億元,項目樓面面積介乎四十六萬至四十七萬方呎,估計樓高三十多層。

對於城規會陸續收緊各區發展限制,他認為,城規會宜平衡居民訴求及社會整體利益。

協成行業務以收租為主,甚少從事地產發展,對上一個發展項目為五年前位於佐敦長樂街十一至二十一號的拔翠豪庭;但受沙士拖累,樓市不振,協成行不願低價沽貨,故將之轉作服務式住宅出租。集團上一個分拆出售的地產項目,則是回歸不久後落成的長盛豪苑。

三億發展長樂街酒店

五年前,受市況所累,協成行在無心插柳的情況下開拓服務式住宅市場。他指出,為增加租值,於是把拔翠豪庭轉作服務式住宅,現在出租率達100%,平均租期三至六個月,外籍住客佔40%至50%。

食髓知味,協成行目前在長樂街一至九號發展一幢酒店,涉及一百一十多個房間,投資額約3億元。他指出,這是一個很好的學習機會,希望建立自己的酒店品牌。

協成行對香港前景審慎樂觀,方文雄表示,現在不少上市公司及金融機構財務穩健,縱有波浪,相信也會安然度過。

他認為,天意難違,只能做好本身,「無論市況好與壞,只要旗下物業質素最高,自然可以吸納市場購買力」■

天后新東方臺獲批建五幢住宅 Excerpt

屋宇署六月份合共批出二十五份建築圖則,包括多個大型住宅發展項目,其中新世界發展(017)與協成行合作發展的天后新東方臺重建項目,獲准興建五幢二十八層分層住宅;長實(001)與新地(016)發展的屯門小秀村住宅項目,則可建四幢分層住宅,住宅樓面超過三十四萬方呎。

長實二項目圖則批出 新世界發展與協成行合作的項目,地盤包括新東方臺一至十五號和皇龍道五至十一號,最新批准項目興建五幢二十八層住宅連會所,並設三層停車場和一層平台,其中住宅樓面約三十八萬六千方呎。事實上,皇龍道五至十一號去年九月已曾獲批出建築圖則,可提供一幢三十三層分層住宅連會所。 新世界發展與東華三院合作的跑馬地桂芳街三至十號重建項目,則可建一幢二十八層分層住宅連休憩設施等。另一方面,政府銳意發展屯門東部如掃管笏一帶,多個發展商亦進駐該區籌備發展,其中長實與在區內擁有多幅地皮的新地,正合作發展屯門第五十五區小秀村項目。項目最新獲批建築圖則,可發展四幢二十二層分層住宅,另設一幢三層會所,總樓面約三十四萬一千方呎。至於長實持有的長沙灣荔枝角道八七三號發展項目,亦在上月獲准興建二幢三十九層商住物業,其中住宅樓面約二十三萬方呎,非住宅樓面則約二萬八千七百方呎。屋宇署資料顯示,上月先後發出十八份入伙紙,住宅樓面共約一百零三萬方呎,涉及七百三十九個住宅單位。綜合上半年,利嘉閣地產研究部主管周滿傑引述屋宇署資料指出,上半年共有二十四個私人住宅項目落成,提供三千一百四十四伙,同比增加九成二,惟仍屬偏低水平;他表示,由於住宅項目發展步伐緩慢和市場上可供興建住宅的地皮有限,恐難以達政府全年落成量約一萬四千七百四十伙的預測。

The development includes 5 towers of 28 stories, with 1 level of podium and 3 levels of parking lot. Residential GFA 386,000 sq ft.
