Sun Hung Kai Properties’ new luxury residential project above the MTR station staged an event today (August 16) to announce the name as The Wings, followed by a performance of Aurora and an introduction to the project and the concept behind the name. The Wings is set to be another sparkling sea view landmark continuing the resounding success of The Cullinan.

Sun Hung Kai Real Estate Agency Executive Director Victor Lui said: “The Wings will be a rare sea view luxury residence in the area with unparalleled location, outstanding planning and a panoramic harbour view. Another anonymous design...at least with SHKP, we can expect the floors to be level.

This one seems to be a little shorter than the typical TKO monster towers.

Property sales back on wings

Developers have sold at least 88 new flats at the weekend as property activity gained some traction from the equity market rally last week.

Sun Hung Kai Properties (0016) sold 40 flats at The Wings, with sales beginning on Friday. About a third of the buyers were from the mainland. One of the biggest, measuring 2,560 square feet, was sold to a mainlander for HK$20,000 psf, marking a new high for Tseung Kwan O, a source said.

Another, a 1,668 sq ft one, went for HK$18,000 psf, the source said.

Yesterday, SHKP released another 15 flats, ranging in size from 1,133sq ft to 1,135 sq ft and priced at an average HK$10,785 psf. The 1,028 units at the project, located atop the Tseung Kwan O MTR station, range in size from 665 sq ft to 2,560 sq ft.

Sino Land (0083) also sold 10 flats at One Mayfair in Kowloon Tong over the weekend, making it 73 out of 120 units that have been put on the market. A market source said one of the bigger flats not yet launched had been reserved by a local buyer at an price of nearly HK$30,000 psf.

Also during the weekend, K Wah International (0173), Sino Land and Nan Fung sold eight flats at the Marinella in Shum Wan. Cheung Kong (Holdings) (0001) sold 20 at La Splendeur in Lohas Park, Tseung Kwan O, making it 1,000 so far.

In the secondary market, transactions at the 10 benchmark residential projects fell to 17 from 20 from a week ago, according to Midland Realty. There were no deals at Kornhill, South Horizons and Laguna City.

"The influx of new flats into the market has grabbed the interest of some potential buyers, putting the brakes on potential deals in the secondary market," said Midland director Andy Ho Ming-pui. A homeowner lopped off HK$820,000, or 10 percent of the asking price, to sell a 800-sq-ft flat at Tai Koo Shing for HK$7.38 million, or HK$9,225 psf.

Another homeowner shaved HK$700,000, or 9 percent, before letting go of a 1,428-sq-ft flat at Villa Rhapsody for HK$8.66 million, or HK$5,763 psf.

Discounts continue on The Wings units

Sun Hung Kai Properties (0016) is continuing to release new flats at The Wings with ever-steeper discounts.

The developer has sent to market another batch of flats priced below units from the previous batch - which carry tags that are about 30 percent less than those sold in the first round of offers.

The latest batch of 42 flats is priced at an average of HK$8,118 per square foot. They range in size from 1,100 to 1,128 square feet.

On Wednesday, SHKP introduced 50 flats at an average of HK$8,750 psf - or about 30 percent lower than the previous batch.

Last month, it released two batches of 65 flats. They range in size from 1,133 to 2,560 sq ft, priced at an average of HK$12,698 psf and HK$10,785 psf respectively.

SHKP also said it will launch another 10 flats at The Latitude in San Po Kong. The 1,701-sq-ft flats will be priced at HK$16,000 psf. Some other special units will cost around HK$30,000 psf.

At its other project, Chatham Gate in Hung Hom, about 1,000 enquiries have been received, according to SHKP. The project, developed with New World Development (0017), Shun Tak Holdings (0242), and Liu Chong Hing Investment (0194), is expected to receive pre-sale consent soon.

Cheung Kong (Holdings) (0001) also plans to release three- and four-room units at Festival City 3 in Tai Wai next week.

The flats, sized between 947 and 1,376 sq ft, will be priced with reference to secondary flats at Festival City 1 and 2. Similar flats sell for between HK$9,000 and HK$11,000 psf.

Meanwhile, Sino Land (0083) said it plans specialty flats at Providence Bay in Tai Po with prices reference to similar units at One Mayfair in Kowloon Tong. Some apartments sized between 2,900 and 3,300 sq ft could cost between HK$26,000 and HK$28,000 psf.

And Wing Tai Properties director of sales and marketing Anita Chan Sau-yin said the company would refer potential tenants from nearby Lanson Place Hotel to buyers at The Warren in Tai Hang. Rentals at The Warren would be comparable to the hotel, now leasing for HK$130 psf a month.

One Wanchai to join list of new project launches

Chinese Estates Holdings (0127) will become the latest developer to launch new flats after it reveals prices of the first batch of 50 apartments at One Wanchai next week.

The developer said it got 2,500 inquiries, with 10 percent from mainland buyers. Standard flats will cost between HK$18,000 and HK$20,000 per square foot.

Vice chairman Lau Ming-wai said many are planning to "buy pairs of adjacent flats."

The 237-unit project with flats of between 415 and 1,200 sq ft, is expected to be completed by the fourth quarter of next year.

Wing Tai Properties (0369) released another five flats at The Warren in Tai Hang at an average HK$18,900 psf, about 4 percent higher than the first batch.

A source said about 50 flats have been reserved by buyers.

Far East Consortium (0035) also plans to sell flats at Star Ruby in Hung Hom next month. The project offers 114 standard flats and 10 specialty flats. Standard flats will range in size between 426 and 592 sq ft, while specialty flats will be between 374 and 1,005 sq ft. These will cost at least HK$10,000 psf.

Star Ruby is set for completion by the second quarter of 2014.

Far East Consortium said it also plans to launch two more projects of small and medium flats at Sham Shui Po and Pok Fu Lam within the next 18 months.

Meanwhile, Providence Bay in Tai Po saw sales of 100 flats since being launched on Wednesday.

The developers have released a further 52 flats for sale at an average of HK$13,034 psf. These flats are between 832 and 2,568 sq ft in floor area. A 3,361-sq-ft specialty flat was put on the market for HK$27,600 psf.

Sun Hung Kai Properties (0016) introduced another 37 flats at The Wings in Tseung Kwan O. The flats are priced at an average of HK$8,891 psf. So far, 310 out of 1,028 flats have been sold.

Sales of new homes up after price cuts

Flat sales in the primary market have picked up, spurred on by steeper discount offers from developers.

Sun Hung Kai Properties (0016) sold more than 200 units at The Wings in Tseung Kwan O during the weekend after a batch of 206 flats priced at an average of HK$6,793 per square foot was put on the market last week.

On October 29, the first batch of 50 flats went on sale at an average price of HK$12,698 psf, but prices of subsequent batches were slashed to around HK$8,000 psf.

Secondary flats nearby are priced between HK$5,500 and HK$6,000.

Around 700 of the project's 1,028 flats have been sold since the project launched late last month, bringing in HK$6 billion in all for Sun Hung Kai.

Fellow leading local developer Cheung Kong (Holdings) (0001) sold more than 50 flats at Festival City 3 in Tai Wai yesterday.

That takes the total sold since Saturday's sales launch to 190, according to a market source.

Cheung Kong said about 30 percent of buyers at the project are from the mainland.

The first 240 flats at the 1,536-unit project were put on the market last week.

The first batch of 56 cost HK$8,109 psf - up to 30 percent lower than the first batch at the previous two phases, which cost HK$9,346 psf and HK$11,581 psf, respectively.

Asking prices for flats at the first two phases of Festival City, located next door to the third, are now HK$8,000 to HK$8,400 psf on the secondary market.

Over on the Island side, Chinese Estates Holdings (0127) sold five flats at One Wanchai after cutting 10 percent off its price tags on Friday night.

The first 70 flats at the project - originally priced at HK$18,000 psf - will now cost HK14,760 psf.

Only around 19 flats have been sold since sales started on November 19.

Meanwhile, secondary home sales have become even more lackluster.

According to Midland Realty, transactions at the 10 benchmark projects during the weekend fell to six, from eight a week back.

Zero transactions were recorded at six of these, namely Kornhill Gardens, South Horizons, Laguna City, Whampoa Garden, Discovery Park and City One Shatin.

"With the end of the year near, some homeowners are choosing to postpone sales plans until next year, when they can have a clearer outlook on the property market as well as the global economy," Midland Realty director Sammy Po Siu-ming said.

Po added that some buyers have also turned to the primary market, as many projects are now priced at the secondary market level.
