Architecture is better than the rendering!

Tseung Kwan O will be somewhat denseer than Manhattan at build-up: Manhattan has a density of 27,394/km2, and TKO is slated to have 480,000 people within 16 sq km, or a density of 30,000/km2

This means that the suburbs of Hong Kong are already as dense as Manhattan, the densest bourough of the densest major city in America!

Flat launches to take wing
The Standard

Sun Hung Kai Properties (0016) will launch sales of the second phase of The Wings project in Tseung Kwan O by the end of next month - for up to HK$15,000 per square foot.

The 780 units project atop the Tseung Kwan O MTR station and near Crowne Plaza hotel mainly comprise three- to four- bedroom flats, ranging between 900 and 1,200 square feet as well as some two-bedroom units of 700 sq ft.

Also, Chinachem Group will release 39 units of its new Billionaire Avant in Kowloon City, at the earliest by October 25, at an average price of about HK$7 million.The group expects the 67-unit residential project to bring in HK$600 million.

Separately, HKR International (0480) yesterday priced the first batch of 50 units at Amalfi, its latest development in Discovery Bay, at an average price of HK$9,711 psf.

Meanwhile, Henderson Land (0012) said that prices for The Reach in Yuen Long will be at least HK$4 million per unit.

Hike in stamp duties will not put brakes on SHKP

Sun Hung Kai Properties (0016) believes sales will be affected by the newly introduced stamp duties, but the developer will not go slow on launching projects.

"Property prices have dropped slightly after the curbs, with transactions cooling down a bit both in the primary and secondary markets," co-chairman Thomas Kwok Ping-kwong said.

But he noted that it is "too early to tell" just how much prices may eventually fall, adding: "Boosting land supply is still the ultimate way to curb soaring prices."

SHKP will continue to launch new developments, Kwok said.

And deputy managing director Victor Lui Ting pointed out: "Less than 10 percent of our homebuyers are non-locals." That is noteworthy because from October 27 non- locals and companies have had to pay an extra 15 percent in Buyer's Stamp Duty.

Upcoming SHKP launches include the second phase of The Wings in Tseung Kwan O and Century Gateway, Tuen Mun.

Kwok's brother and co-chairman Raymond Kwok Ping-luen said the stamp duty for corporate buyers will slow the group's acquisition of old buildings.

But Lui said such deals account for only a small part of land-replenishment strategy.

On Peter Woo Kwong-ching, the chairman of Wharf (0004), holding SHKP shares worth HK$5.5 billion, Raymond Kwok said he was "not aware" of this, but SHKP and Wharf are "old friends" who have collaborated on some projects.

Separately, the mainland property market is expected to see stable growth, as both prices and transactions have held steady.

Alfred So Chung-keung of SHK Real Estate Agency does not expect big property policy changes under the new leadership.

Wings prices soar

Sun Hung Kai Properties (0016) raised prices for the next batch of homes at The Wings - after the first 50 units were snapped up in an hour.

Next on sale at the Tseung Kwan O project are 50 four-bedroom apartments at an average of HK$11,018 per square foot. It also released five podium-floor units at an average of HK$12,258 psf.

The most expensive is Unit A at tower 3B, selling at HK$16.65 million, while the "entry price" is HK$12.44 million for unit 7B of tower 1A.

All prices include a parking berth worth HK$1.38 million, which will be refunded if the buyer does not want the space.

Those who pay early get discounts of up to 9 percent.

The first batch of 50 units sold out on Tuesday at HK$10,688 psf.

Victor Lui Ting, deputy managing director, said prices for the next batch will go higher.

SHKP shares jumped 2.4 percent yesterday to a 20-month high of HK$123.50 on sales at the closely watched project, the first large-scale development since the buyer's stamp duty rolled out in October.

Meanwhile, Cheung Kong Holdings (0001) is to offer cash rebates of HK$88,000 for the first 10 buyers of One Kowloon West in Lai Chi Kok.

Francis Wong See-chung, a director of Cheung Kong Real Estate, said the company earned HK$1.2 billion for selling 110 of the 286 units in the project.

Meanwhile, the secondary market continues to see high-priced transactions. A three-bedroom home at The Harbourside, atop the Kowloon station, sold for HK$53.27 million, or HK$52,536 psf.

Was taken from a hiking trail that started near Tiu Keng Leng MTR station and stretches to Yau Tong.
