“South Main is fully developing as a mixed-use district,” said Jeff Sanford, urban development consultant and interim director of Memphis Regional Design Center. “It isn’t all restaurants, it isn’t all galleries – it isn’t just one thing or another. But it is evolving as a rich and diverse cross-section with residential, commercial and entertainment.”

Here's construction update pics for the University Of Tennessee Health & Science Center's Translational Science Research Building (a $50 Million development). Also, work is well underway for Southwest Community College's School of Nursing, Natural Science & Biotechnology just a block down Union Ave., but not much to look at for the moment.

The Memphis Biz Journal featured an article in their premium content a few weeks ago that Davidson Hotels & Resorts would be assuming management of the Downtown Marriott (the Cook Convention Center's anchor hotel) and that it would likely be rebranded as a Sheraton (http://www.bizjournals.com/memphis/p...to-manage.html). Well, that was a surprise to me considering that Marriott had already made public their intentions to build a 10-story expansion tower. It seemed like money in the bag as it's well known that more hotel rooms are much needed. So, naturally I thought to myself "Is Marriott leaving downtown altogether or will they build another hotel?" I declined to speculate and then I just happen to drive by the Pyramid today seeing this:

I've heard nothing about this unless the sign simply refers to the redevelopment of the Pinch District where I would assume it would include AT LEAST a boutique hotel. Now, I find myself asking "Will Sheraton still build an expansion tower on the CCC's anchor hotel?", "Has Bass Pro's plans for a hotel landed across the street?" "Could this be the site of a newly proposed Marriott?" and "What size & height hotel are we looking at here, whatever brand it may be?"

New development shadows AutoZone Park
Memphis Biz Journal

Quote:
Built in 1913, the 64,544-square-foot, five-story building sits in AutoZone Park’s left field and features a mural by Chicago artist Jeff Zimmerman. It has 2,500 square feet available for a commercial tenant while the remainder of the building will hold about 50 apartment units, from studio to two-bedroom units. The property should be open in the ball park of third quarter 2014. Apartment residents will have views of AutoZone Park from their windows on the mural-covered wall.

State proposal revives University of Memphis area's "Highland Row"
Memphis Biz Journal

Quote:
The University of Memphis has asked the state to approve an agreement with a nonprofit housing foundation that would revive a delayed student housing project on Highland Avenue near campus.

If the State Building Commission approves the proposal, Alabama-based Collegiate Housing Foundation will help arrange financing for construction of Highland Row. Originally proposed by Memphis-based developer Poag & McEwen Lifestyle Centers, the $65 million project was delayed by financing issues when the recession hit.

MATA reviewing proposals for Central Station’s next phase
Memphis Daily News

Quote:
MATA sought proposals for an ownership and management partnership along with a development proposal for additions to the 17-acre facility that anchors the southern side of the bustling South Main Historic Arts District. “We want to secure a developer that will take over management and operations of the facility when the current partnership agreement expires in early 2015 and entertain developer ideas for new transit-oriented development on the vacant property on the site,” said Tom Fox, deputy general manager for MATA.

Former Downtown Greyhound station could be hotel site
Memphis Biz Journal

Quote:
The site, which has been vacant since Greyhound left in 2011, could be the location for a Hilton Garden Inn... While discussions with potential developers have been confirmed by Hilton Worldwide, the process is just beginning and nothing has officially been approved... Hilton Garden Inn properties typically include 100 to 200 rooms and have about 3,000 square feet of meeting space, as well as restaurants.

Former Union Planters building could be up for redevelopment
Memphis Biz Journals

Quote:
The tallest building in Memphis could be clearing out for a new future. Several long-term tenants at 100 N. Main are searching for new spaces and the building owner appears to be considering other uses for the property, according to numerous real estate sources... It has 38 stories and stands 430 feet. It has an adjacent parking garage which can hold 400 cars... Marketing information suggested it could be redeveloped into a mixed-use residential, retail, hotel or office property.
