You are right. At first there was NBC tent. Rockwell tent is one way of drawing crowd to the place. The tents used to be where One Rockwell now is. They were relocated to the supposedly site for Lopez Tower. Now they could be moved elsewhere again.

Lopez-led Rockwell Land Corp. is close to finishing its master-planned 15.5-hectare Rockwell community in Makati City with three more projects, led by the Edades residential tower.

Rockwell Land President Nestor J. Padilla said Edades will rise on an 8,000-square-meter (sq.m..) lot, housing more than 500 units.

Similar to previous projects, the Edades Tower will cater to the affluent few who can afford to shell out P120,000 to P130,000 per sq.m. for their units, which range from a 35-sq.m. studio unit to a 300-sq.m. four-bedroom unit.

Mr. Padilla said most customers remain “end-users” who buy a house where they will live in. Meanwhile, those who see real estate as a good investment keep coming as this is considered as a safer haven for hard-earned money, he said.

“[The investor market] will always park their money in the safe place and they can never get burned in real estate [compared with other investment vehicles like the stock market],” Mr. Padilla said.

The equities market lost nearly half of its value last year as risk aversion gripped investors.

In contrast, the value of land in prime areas like Makati was barely affected.

While sales in the high-end sector experienced a slowdown during the early part of the year, high-end developers like the Ayala Land, Inc.

have reported an improvement in sales in the second quarter.

Edades is a 53-storey high condominium project inspired by Filipino painter Victorio C. Edades, leader of the revolutionary “Thirteen Moderns” who engaged their classical compatriots in heated debate over the nature and function of art.

Considered as the father of Philippine modern art, Mr. Edades was given the prestigious National Artist award in 1976.

Famous works include The Sketch which hangs in the National Museum and The Builders which is part of the collection of the Cultural Center of the Philippines.

The P4-billion Edades Tower follows other Rockwell developments named after Filipino painters. It recently completed the Manansala, named after Vicente Silva Manansala, the cubist painter and illustrator and National Artist for Visual Arts.
Rockwell Land is also set to construct a serviced apartment building on a 4,000-sq.m. lot. Another retail strip will soon rise on a 6,000-sq.m. area.

LOPEZ-LED ROCKWELL Land, Inc. is seeing a good year for the property sector next year, joining other real estate firms in issuing a positive outlook after a turbulent 2009.

"There is plenty of money around ... those who made money in the stock market [for instance] are just waiting the next wave to invest their money back [or put this elsewhere, like in the property market]," Rockwell Land President Nestor J. Padilla said in an interview.

"It will still be coming from the locals although demand from overseas Filipino workers will also always be there because they will want to come home. This year has been good for the local property industry and next year things are very, very encouraging," Mr. Padilla said.

Property firms have estimated the country’s housing backlog to be at three million units, with most of the demand coming from the low-income to middle-income segments.

Because of this, Rockwell Land believes the market for its 5.5-hectare The Grove on C-5 Road in Pasig will "still be there" as shown by how its first two towers have performed in terms of sales.

Half of the units for the two towers are already sold despite having been introduced just last year.

"The Grove is really catering to the young professionals. Most of our buyers are Filipinos," Mr. Padilla said.

Rockwell Land, he said, is on track toward finishing the P10-billion The Grove, which when completed by 2014, will have six high-rise towers housing a total of 2,000 units.

The smallest unit in the project is a 50-square-meter (sq.m.) one-bedroom unit, while the biggest will be the 200-sq.m. so-called "garden units." They are priced at P5 million and P12 million, respectively.

1. Edades
2. A serviced apartment (Rockwell needs this)
3. The retail strip

I hope the author got it all right. Total land area of these three will be over a hectare. Fits right into the vacant lot supposed to be the site of Lopez Tower. By the way, digging has commenced already.

And some corrections also: The old site where Royal Oil is...it's currently not occupied, but the old structures are still there. Whose lot is this by the way? Could they not agree yet with Rockwell Land on the price?

The other end of Rockwell lot (leftmost if you are facing the river) is where SC Johnson will relocate. Their own building (5 or 6F high) is currently u/c. This company is the maker of Raid and Glade. They used to occupy a small building beside Colgate lot.

There was talk of block 9 getting demolished renovated. Makes sense...can house a service apartment and shops at the ground lower floors. As it is, can generate more revenue.

P4 billion, probably the most expensive yet among Rockwell projects. Its massiveness looks like equivalent to 2 towers. Height could be 200m due to commercial component. For that amount, we expect a glassy curtain wall. Gramercy is less 5 billion due to cut back on the design. Megaworlds project besides RCBC tower is around 5 billion. Ayala's new 3 tower projects cost billions too. Which one will be finish first?

You know guys, I have a colleague at QC Realtors Board who is focusing on selling unts here in Rockwell. According to him, there are more transactions here compared to other areas in the metro. He has almost 20 trippings in a month and closes 30 percent of them. He is earning very well. Maybe a lot of investors really like the exclusivity of the place and its ROI of 10% per annum. Great Investment!
