They are very aggressive in marketing dba? One time, i saw a big ad in Philippine Star showcasing this project in a Full Page/ Full Color segment. Question lang, are they allowed to do this even if they have no license to sell yet? Or they have the license already that im not knowledgeable about. Correct me if im wrong guys

Pag wala pang LTS, you can advertise basta may disclaimer na "FOR ANNOUNCEMENT PURPOSES ONLY". Last night nga, I even saw this big vertical JAZZ Tarpaulin sa SLEX. You wouldnt miss it sa sobrang laki. I just forgot saan exit malapit.

Thanks for the input Aziza, SM is really giving all out budget on Marketing, from newspapers, billboards, even fashion shows at MOA (Phil Fashion Week). Its good for them and for the investors cause when units are sold out already, its easier to resale them. Plus its located in or near supermarkets and malls which give much premium on the development. All are know hoping for a good turnover and property management

If all is well, SM Development Corp is a force to reckon with in this bullish property market

Last week we went to Batangas, and when we passed by SLEX, we saw a lot of SM Residences Billboards along it. Parang nabili na ni Henry Sy ang Slex! Just Kidding

YES I invested at SM the Grass residence and i regret it. They are bunch of liars and spreading bait advertisements.
Here's my evidences and take a closer look.

this was presented to me and i stored this in my email dated October of 2009



and this is the contract furnishings that i received, my signature is on the left, i just edit it out and i recently got it this February of 2010 though i already started paying last year of September.... and that's why they cant provide me the contracts its because of this anomalies



and this is the flier that they still give out to their customer at SM North edsa mall dated march of 2010.




MY POINT IS, IF THEY DECIDED TO CHANGE THE FURNISHINGS then i GUESS THE GRASS RESIDENCE MANAGEMENT HAS THE BRAIN TO UPDATE THEIR FLIERS..... DOES IT MAKE ANY SENSE?

and to all investors kindly check your contract because i purchased and unit at SM the grass which has balcony and on the furnishings that i got, the air condition unit is not split type.

THIS IS BAIT and FALSE ADVERTISEMENT combined hanep din kayo

P.S. I haven't returned my contract yet to SM coz they don't wanna talk to me

This will really be a spot for investors who would like to rent out to students studying in the Ubelt area, im sure ganda ng view dito when you are on the higher floors, you can see the Manila Bay if im not mistaken

To all Sun investors, I recommend visiting the showroom just across the site. Naiiba ang design ng units. May pang bed-space with 2 bunk beds, tandem units, 1br with and without balcony. It will really give you an idea how to maximize yung income potential of your unit kahit 20sqm lang. Bare and Basic finished lang ang options kc dito. Sayang, bawal kc picture taking sa loob.
