i think the tax perk was designed to encourage them to build "cheaper" houses so that more families can afford their own shelters - a basic necessity along with clothing and food.

but developers was able to work around this statute by delivering smaller cuts which appeared cheaper (tax perks!) yet not really designed to house "more (atleast nominally)" filipino family and is becoming more like new "investment" vehicle for some who are in a real-estate buying spree.

I was just piggybacking on your concern.

I, myself, is in the process of getting my second "cramped" condo with the same "investment" intention.

By investment, I meant, renting it out in the future or sell it at a higher price, which subverts the idea of "cheap house ownership".

way before my cousin works there (near the police station.) ang sabi minsan daw nireresbakan daw ang mga pulis doon. pinapaputakan daw ang station. well, medyo matagal na ng sinabi niya yun. at wala na siya doon sa welcome. i don't know if may nagbago na.

Adding to todjikid -In My Opinion, the influx of many Condos/Residences for rent would cause the market to shift from a sellers market to a buyers market. It will come to a point when the true demand is realized and its way below the expected and the current. This is due to investors who buy many condos in the hope of renting it out in the future. A building may claim that its already 90 % sold(pre sold) but the truth is that only 10 to 20 % of those sales are actually individuals who will be using the condo(though not all depending on strategic locations).

I think that around 2013 when most of the current highrise projects are completed, the realstate industry will feel the vacuum of demand for such that most of the condos will go down by 15 to 30 % pricing as compared to current prices (considering rate of interest and inflation). im not very sure though if the increase of population can compensate such decline.

how's the security in Mezza? the reason I'm asking, is because I used to live in Mayon(victoria Villas just a block away from welcome) when I was in college. During that 4 years, 3 times ako nanakawan, including other tenants ng building. And to consider my security guard un building. And everybody knows gaano ka rampant ang nakawan sa Espana, mga riding in tandem.

My ex-gf (now my wife) live in front of, now, sun residences before. Before, it was still grand inihaw, a night club for jeepney and taxi driver. We often see those "kanto boy" peek in the hole of the side street of the establishment. Although there are lots of bystanders, but I am sure it is pretty safe there. With the rise of Jollibee few years ago, the place becomes livelier. the only one not so common (in my point of view) with the place is the "welcome rotonda" where people gather for "strike" and "propaganda". It cause traffic and noise pollution, but I'm sure it is safe now. Just like SM San Lazaro, when it was a black spot prior to the rising of SM Mall in the area. Now, it is safe to walk around as early as 330AM - a morning jog, for near by resident or stick of cigarette for the call center dude and gals.

For me, I think the place is pretty cool. It is the hub, which connects the way to manila, quezon city, cubao, q. ave, where you can easily take another ride to the destination.

mabilis ang pagtaas ng building na to. i counted three cranes earlier today and construction has already reached above ground. kitang kita ang construction from the pedestrian overpass and simultaneous ang construction ng dalawang building.

if you buy a unit from SMDC, dont take their word about the date of turn-over. they will over-promise and then stonewall you if you call them. no professionalism what so ever. uunahin nilang tapusin ang mga SM-related facilities, like the BDO branch or Savemore, tapos babalewalain ang mga bumili ng units.

I will not buy an SMDC condo ever again.

SM property firm seeking tax incentives for QC condo

SM Development Corp. (SMDC) is seeking tax breaks for the P2.4-billion second tower of its condominium project in Quezon City before the possible lowering of the mass housing price ceiling kicks in.
The Sy-led developer filed an application for incentives with the Board of Investments for Sun Residences Tower 2, the state agency said in a published notice.

The planned 1,947-unit building on Espaņa Boulevard corner Mayon Street complements the 2,057-unit Sun Residences Tower 1 which was granted tax perks late last year.

Commercial operations for Tower 1 starts in January 2014 while that for Tower 2 is slated earlier in August 2013, according to data the firm made available to BusinessWorld yesterday.

SM Development is investing P3.1 billion for the first tower, the construction of which was estimated to generate 457 jobs, according to earlier reports.

Under the current Investment Priorities Plan (IPP), mass housing projects with units priced at a maximum of P3 million each are eligible for incentives such as income tax holidays and the duty-free importation of equipment.

Units at the two-tower Sun Residences will sell for as low as P1.8 million and as high as P3.5 million, SMDC data show.

The Board of Investments, however, had announced a proposed policy change wherein developers will have to sell units at a lower P2 million apiece if they want to qualify for tax perks under the draft 2011 IPP.

Malacaņang has yet to approve the new IPP.

In the meantime, SMDC has bagged the state agency’s approval for incentives for pending projects, which aside from Sun Residences Tower 1, include condominium developments dubbed My Place @ South Triangle in Quezon City, Light Residences in Mandaluyong, and Wind Residences in Tagaytay

Hi,

I'm doing research on Sun before actually acquiring units from them. I read in a thread that all SMDC's new condo developments have no kitchen exhaust provision. I do remember asking my Sun Residences sales agent regarding kitchen exhaust provisions and I was told there's a exhaust outlet for this project.

Below is where I got the info that new SMDC's developments have no kitchen exhaust provision:

I've lived on several units abroad with no actual kitchen exhaust and it's true that the smell gets trapped in you unit for quite a while (sticking to fabrics), which is why this is also a concern to me. Especially when the kitchen is not right beside the window where some of the fumes can escape. The kitchen is at the entrance while the window is at the opposite end of the room so the cooking fumes will be trapped without a good exhaust system.

It's ok if were just cooking bacon, but you know how we Filipinos love seafoods.

Is anyone here have reliable info if Sun indeed have provision for kitchen exhaust.

Yeah I live nearby, the construction is in full swing and quite fast. I passed by earlier this evening they were having a marketing campaign/party at the showroom across.
