SINGAPORE: Hyundai Engineering and Construction has been awarded the contract for the construction of Asia Square's Tower 2.

The South Korean contractor is currently overseeing the ongoing construction works of Asia Square Tower 1 and is scheduled to complete the building in June this year.

This brings the total value of the construction of Asia Square to more than S$1 billion.

The construction of Asia Square Tower 2 is set to be completed in 2013.

The 46-storey building will comprise Grade A office and retail space.

It will also house the five-star Westin hotel with 305 rooms over 15 levels.

Altogether, both towers will offer two million square feet of office space, with features such as large floor plates.

MGPA about to close deals at $16 psf a month at Asia Square Tower 1



DESPITE property consultants' views that Singapore office rentals had started to consolidate since the end of the second quarter, some highs are being achieved in the financial district albeit for smaller spaces.

MGPA head of leasing for Asia Square Luke Moffat confirmed that a fresh high of $16 per square foot a month is expected to be achieved soon for Asia Square Tower 1, which received temporary occupation permit (TOP) last month. This will be for spaces of 5,000-10,000 square feet in the high-rise zone of the 43-storey office tower.

'We're working on several deals at $16 psf effective monthly rent and they're expected to be inked soon,' he said yesterday when contacted by BT.

Throughout the building, asking monthly rents are now in the $14-16 psf range, up from below $10 psf around the middle of last year, and market watchers note that the latest asking rents are slightly ahead of most of its peers in the location.

The owners of Marina Bay Financial Centre's Tower 3, which is expected to receive TOP next year, are said to be seeking monthly rents of about $12-13 psf. OUE Bayfront is currently achieving about $13 psf. CapitaCommercial Trust is asking around $14 psf for Six Battery Road, while Keppel Land is said to be looking at $15-16 psf for remaining space at Ocean Financial Centre.

More than 80 per cent of the development, which has 850,000 sq ft of offices, is leased. It was completed earlier this year.

Mr Moffat suggests that occupiers are drawn to Asia Square's amenities (it will have a foodcourt, gym and a hotel in Tower 2), as well as its green features and a layout which affords an impressive entrance even when there are four tenants per floor.

CB Richard Ellis executive director (office services) Moray Armstrong said: 'They (MGPA) are in a good position with respect to Asia Square; it has achieved very decent core occupancy, and that allows them to test higher rents.'

Mr Moffat said that 62 per cent of Asia Square Tower 1's 1.26 million sq ft of office space is now leased. The latest tenants include Marsh & McLennan (100,000 sq ft), while Google has doubled its space to 100,000 sq ft.

Slightly over 70 per cent of OUE Bayfront's 412,000 sq ft net lettable area is leased or under letters of offer, BT understands. The building, which received TOP earlier this year, boasts Bank of America Merrill Lynch among its tenants.

DTZ regional head, occupier services, Angela Tan, said: 'Tenants that need a small presence in a central location may be more prepared to pay the higher rents but larger occupiers are more rent sensitive.'

She said that office rents in the financial district have begun to consolidate since end-Q2 this year. 'The economic situation in Europe and the US is still uncertain, so some of the large corporates are reluctant to take additional space. Consequently, leasing activity in the Singapore office market has slowed down quite significantly. We've also noticed some resistance to further rental increase by the large occupiers, notwithstanding the fact that Grade A office rents in Singapore are about 30 per cent lower than in Hong Kong.'

DTZ's data shows that the average gross monthly rental value of offices in Raffles Place has risen to $9.80 psf in Q2 2011, up about 9 per cent from the end-2010 level. The figure was $19 psf during the pre-global financial crisis peak in Q2 and Q3 of 2008, and $7.80 psf at its Q1 2010 trough.

'Office rents in Singapore's financial district will probably stabilise for the rest of 2011. We do not see it going up or down amid a wait-and-see attitude adopted by tenants and landlords. There is a dearth of leasing activity; but islandwide occupancy rates are still healthy at about 95 per cent,' said Ms Tan.

However, analysts warn that a high volume of second-hand office space could return to the leasing market, when occupiers complete their move from older CBD office blocks to new developments. 'That will have a dampening effect on rental growth,' said a seasoned office leasing agent.
