ISTANBUL | Transfer Center | 32 fl | Pro

Transfer Center
Istanbul, Turkey

HEIGHT: -
FLOORS: 32 floors
COMPLETION: -
ARCHITECT: Swanke Hayden Connell Architects

http://www.shca.com/

SHCA has been commissioned to design an urban island, an oasis with a luxurious 5 star hotel, over 200 private residences and a diverse mix of shopping and lifestyle amenities.

SHCA teams in London and Istanbul have designed a radical concept which creates an urban experience which benefits from its close proximity to public transport - bus terminal and metro.

From the grand public square at lower level, hosting the anchor store and the cultural centre, people are attracted to the concourse level. All podium amenities - Conference Centre, Restaurants, Cafes, Movie Theatres, Leisure facilities, Gym and Spa and various retail experiences share one highly transparent room, all accessed by a central drop-off point, or from basement parking. Through spectacular visual connections inside, all users, the public, residents and hotel guests share the activities.

A vertical succession of enclosed gardens provides a natural cooling environment. At night, the highlighted glow of each hotel window creates a spectacular landmark. Diverse apartment types, from small studios to duplex Penthouses with private terraces on top of the residential building, attract a diverse clientele and create a community. Stacked gardens serve as common space. Full height windows create astonishing views over the Bosphorus, yet external shading and movable screens protect privacy and control solar radiation.

Positive news flow on the Maslak land may unlock the hidden value. Alarko REIT (listed subsidiary under the ticker ALGYO) has a 19Ksqm land in Maslak, which is a prime location in Istanbul. Alarko is planning to increase the floor to area ratio to 2.9x from current 1.0x. As soon as the Company receives approval, it will invest US$150 200mn for a mixed real estate asset project including a hotel and residential area and retail space by 2014. Recent transactions imply US$300mn value for the project. Therefore, positive news flow regarding the project will most likely unlock the hidden value in Maslak land, which in turns may trigger the share price both for ALGYO and ALARK shares.
