Yes, still way too many parking lots. Good for a US city of our size, but bad by the standards of much of the world.

On the bright side, several blocks on the left of this picture are on sale by one buyer, on hold for the moment. They've talked about selling to one buyer who would do something large there.

On the right you see a lot of the six-story and seven-story buildings that comprise a lot of our growth, both on the fringes of Downtown and in many other "urban village" districts around town. They can pack a surprising number of units...for example you might get 150 units on a 40,000 sf site where Vancouver's skinny tower and low base might do 200. But yes, denser is better.
