All levels of government (ie. Robert Doyle and Justin Madden) have sided with the developer and all but sealed the fate of Lonsdale House. A decision is expected soon, but it is a mere formality at this stage. They are currently changing the planning laws (read heritage overlay) to allow for complete demolition. Paperwork is currently being filed and the public is being kept in the dark. They tried to demolish the rest of the block too, but this outcome is apparently a "compromise".

People know my opinion on this - an incredible shame for Melbourne. Buildings like this one are the reason I moved here in the first place. Melburnians need to respect heritage - not just go around with all guns blazing - we had something unique but every city has shopping malls.

Surely it's possible to even keep the facade of Lonsdale House?

I never used, been in or noticed Lonsdale House prior to this thread but it would have been good if the facade could have been retained or incorporated into the design. This whole area of Lonsdale Street though is really bad from a pedestrian and general urban aesthetic. Its rundown and uninviting and the small asian grocers opposite are graffiti ridden and abysmal, they should be knocked down rather than this.

Agree. Melbourne has lost too much already. Can't afford to lose what's left.

It does look like the alterations and variations have been made because it saves money, pity really.

Let's hope it improves as more is revealed.

feck man you r kidding right? which one of these is being demolished?
i bet a similar excuse to this was used "The improvements to the public realm that will come with the new building on the site will far outweigh the loss any any heritage significance the building has left. "

'EMPORIUM MELBOURNE' DELIVERS $500 MILLION AND 2500 JOBS
Monday, 27 July 2009

Premier John Brumby today announced the Myer redevelopment and major Myer precinct upgrade had received planning approval, driving a $500 million investment in the city’s retail centre and creating between 2000 and 2500 construction jobs.

Mr Brumby said the Victorian Government was taking action to drive investment, boost the economy and create jobs in tough global economic times.

“This development highlights the confidence businesses have in Victoria and the Victorian economy,” Mr Brumby said.

“The ‘Emporium Melbourne’ project will complete the rejuvenation of Myer Melbourne and provide the final link in the chain of upgrades from the Myer Bourke Street and David Jones stores, through to Melbourne Central and QV.

“This project will build on Melbourne’s reputation for outstanding shopping, cafés, restaurants, food and wine.

“Emporium Melbourne will enable Melbourne to reinforce its position as a world-class retail and cultural destination.”

Planning Minister Justin Madden said that an important part of the proposal was that it married the significant heritage features of the site with contemporary urban architecture.

“The heritage-listed facades of the Lonsdale Street store and Little Bourke Street buildings would be retained and refurbished as part of the development,” Mr Madden said.

“As part of the development, Lonsdale House will make way for an iconic new entrance and improved access.

“The development also includes a child care centre, reconstruction of the pedestrian bridge over Little Bourke Street, and a feature electronic screen to promote information and art.”

Mr Madden said approval for this project is a green light for investment and a green light for construction jobs.

“The redevelopment will also make Melbourne’s shopping precinct an even better drawcard for residents and interstate tourists,” he said.

“Given the significant role of the Myer Melbourne department stores, particularly during the Christmas trading period, this approval will facilitate a completion date prior to Christmas 2012.”

The amendment to the Melbourne Planning Scheme has paved the way for about 42,000 square metres of retail floor space, and about 31,000 square metres of commercial floor space in the Lonsdale Street to Little Bourke Street block.

Stage 1 of the Myer retail development was approved in November 2007 and works are well underway.

I'm a little annoyed that Brumby is riding the investment wave of Myer here. To me he's attempting to be seen as the initiator of this development and taking credit for it as well. It's Myer who should be announcing this and not the government.
On a positive note, it will be great for retail and tourism.
As for Lonsdale House? Well I think it's a bit of a crime to demolish that facade.

Sounds great. Wonder if the 42,000sqm includes the space taken up by Myer's Bourke St store.

Art-deco landmark Lonsdale House to be bulldozed

Jason Dowling
July 27, 2009 - 4:37PM

One of Melbourne’s landmark art-deco buildings - Lonsdale House - will be bulldozed to make way for a new CBD shopping centre as part of the Myer redevelopment.

The State Government said today it had given planning approval for a $500 million upgrade of the Myer precinct, including demolition of Lonsdale House, which was denied a listing by Heritage Victoria.

Lonsdale House, on Lonsdale Street near Caledonian Lane, was reconstructed in 1934 from two different sized Victorian-era buildings.

The new Colonial Global Asset Management development, which will be called Emporium Melbourne, will include 240 new shops and a makeover of Myer’s iconic city store, which is largely heritage-protected.

‘‘The Emporium Melbourne project will complete the rejuvenation of Myer Melbourne and provide the final link the the chain of upgrades from the Myer Bourke Street and David Jones' stores, through to Melbourne Central and QV,’’ Premier John Brumby said in a written statement.

He said the redevelopment would create up to 2500 construction jobs and highlighted business confidence in Victoria.

The president of the Art Deco & Modernism Society, Robin Grow, said the decision to demolish Lonsdale House was a disgrace.

‘‘As we said to the minister, we think it is a very significant building to Melbourne and we are absolutely outraged that this could happen primarily for a lane-widening project,’’ he said.

He said he was also disappointed that Melbourne City Council had not defended Lonsdale House.

‘‘They just gave it up. They said they were more than happy for it to be demolished,’’ he said.

‘‘If the City of Melbourne isn’t prepared to defend buildings that are subject to heritage overlays then what is the point in having the heritage overlays, it is outrageous,’’ he said.

‘‘What we are getting is replacing a classic building appreciated by people all over the world with another set of shops,’’ he said.

‘‘What’s this going to look like in 10 years?’’ he asked.

Planning Minister Justin Madden said the development ‘‘married the significant heritage features of the site with contemporary urban architecture’’.

Mr Madden said Lonsdale House would ‘‘make way for an iconic new entrance and improved access’’.

The retail development is expected to be completed by Christmas 2012.

Head of property, Colonial First State Global Asset Management, Darren Steinberg, said in a written statement, ‘‘the Emporium Melbourne will further re-invigorate the city’s retail core and strengthens Melbourne’s CBD as one of Australia’s premier retail destinations’’.

The developers are considering an office space development above Emporium Melbourne.

Look.. as long at Myer are true to the render, I don't have a problem with this facade going ahead and the demolition of the existing art deco building. BUT I fear as previously discussed in this thread, the new building will NOT materialise in the form as shown in the render. Myer should be forced replace the existing building which is of a high architectural quality with something of an equally high standard - no watering down, no cost cutting, no accountants fucking things up.. Just build it as per render!!!
