Better be careful of unit u choose. Get a fungshui master to look at the floor plan too..no sharp object or another stack vertically over your unit.....will have severe health problem.

so much for getting "oscar award" architect to design and the product turned out to be "kena-sai"...full of problematic features...limited and constrained views with multiple stack of units above one another...abundance of pointy angles...units facing noisy AYE...even the extg en-blocked residents who have priority bookings are complaining to the media. Seems like Capitaland has made a very bad move this time. Should have gone for a more tower like solutions and have these residents priority selection of choice units, that will help to drum up good publicity and therefore sales.

Oscar architect just want to create something different ... will not care about fengshui or liveability. Even our Esplanade .. so many thorns ... anybody with fengshui common sense will not design like that.

Nowadays, a lot of condos do not even have basic things like sunshades sigh.

I guess not all units are released to ex-residents, only phase 1 units which are poor facing and least desirable ones, hence the unhappiness. Quite likely Capitaland don't even have the pricing for the unreleased units because they will want to gauge response and adjust the prices of the better units upwards. Still say not greedy..

One ex-owner of Gillman Mdm Koh was shock when 1 low floor unit was offer to her at $1048 psf.
(I bet the $850 psf units are those 1st floor unit with monster patio. {Capitaland claim price from $850-$1200.})

If all enbloc owners received $870,000-$950,000; they will likely get low floor 2 bedrooms for the money they received.

Look like the owners have been robbed of their precious land.

Willing buyer willing sellers.

We have received confirmed reports from the ground that The Interlace will open for "pre-booking" tomorrow 17th September, way ahead of Friday which also marks the end of the Hungry Ghost Festival. Apparently, there will be previews of the model and prices. Cheques can be submitted as early as 11am.

Interlace preview: Gillman owners disappointed

OWNERS of the Gillman Heights Condominium that is being knocked down to make way for The Interlace were disappointed with what they saw at a private preview of the new development yesterday.

Their chief complaint was that the units offered to them had bad facings and that prices were too high. Mr S.T. Soh, 68, said: ‘The apartments being offered were either too close to the highway, or were on very low floors facing Depot Road. These are among the worst units in the project.’

Another owner, who wanted to be known only as Madam Koh, had expected lower prices. But even the low-level units were going for a minimum of $1,048 per sq ft (psf), she said.

CapitaLand said the apartments ranged in price from $850 psf to $1,150 psf and represented a full spectrum of unit types from 807 sq ft to 5,877sq ft.

Of the 1,040 units at The Interlace, 153 units from five blocks were offered at the private preview. A spokesman said: ‘These units, located on different levels in the development, also offer various facings – towards the pool, towards the sea, and towards the greenery at HortPark.’

The purchase of 607-unit Gillman Heights by Capitaland was completed in May, and the owners received between $870,000 and $950,000 for their units. They were also offered first bite to buy a new home at The Interlace.

Wow, from selling at $550psf (for large units of 1700sqft) to developer who then ask them to buy at $1000psf. Yes I might say they have been a little short-changed....

Yeah..ex-residents need to TOP up alot more $$$ for a container stackin design..feel sorry for them...to stay at same location..shd have done some nice high rise curvy blks..looks like uglyer version of hdb...I would be piss if it was me..

And Icez made a very good comment, extg enbloc residents needing to pay almost double the price for a low floor smaller apartment in a development that resembles stacks of containers, and not to mention extremely bad fengshui with multiple stacks above you. Compared to the relatively serene towers and the much larger apartment that they live previously, these guys have definitely made a bad investment choice. Anyhow, goodluck to them !

Design

It is rather pitiful to engage a world class architect for the iconic design without considering the local factor like Fengshui.

Furthermore, majority of the units lack of cross ventalisation. This is going to be very bad as air will not flow through.

Let us see how the response going to be this weekend.

This is not the market issue, but the problems with this particular project.

Condo preview turns ugly

IT was a condominium preview exclusively for former Gillman Heights residents - but it turned sour, resulting in the police having to be called in.

As VIPs, the former residents were offered first bite of the $1.4 billion project - The Interlace - now being built on their former estate on Alexandra Road.

But the event turned into a shouting session yesterday morning because some residents were unhappy about the choice of units offered by the developer.

The Interlace is the latest condo project by CapitaLand and Hotel Properties.

The developer had offered about 153 of the 1,040 units for sale to Gillman Heights residents, with prices ranging from $850 psf to $1,150 psf. The preview was held at a CapitaLand office in Shenton Way.

The 99-year-leasehold project is expected to be launched next month.

One former resident shouted as he left the building: 'See also for what, they're all lousy units.'

Another ex-resident, who declined to be named, said one of the minority owners who had earlier disputed the en bloc deal was arguing with the developer about why they did not release all the units for sale.

The units offered at the preview were mostly on the lower floors and faced the Ayer Rajah Expressway (AYE), he said. 'The units were not very good, and most will be quite noisy. Even if I wanted to buy to flip (sell again for a quick profit), how can I, with such units?

'And there are more than 1,000 units there, too.'

But a CapitaLand spokesman said: 'The units range from about 800 sq ft to 5,800 sq ft in size. These units, located on different levels in the development, also face the pool, the sea, and the greenery at HortPark.'

The ex-resident said emotions ran high among those who had lived on the estate for more than 20 years, and were unhappy about the enbloc sale.

But others took it in their stride and bought units.

Businessman Johnson Quek, who is in his 40s, said his aunt bought a 1,050 sq ft unit for about $1 million, or about $1,000 psf at the preview.

However, his aunt, who didn't want to be named, also said: 'There were not many good units to choose from. It was disappointing.'

She said she bought one unit as an investment. She wasn't too concerned about the cooling measures introduced by the Government on Monday.

Green light in February

The $548 million sale of the 607-unit estate had dragged on for two years. It finally got the go-ahead in February after the Court of Appeal dismissed a last-ditch attempt by minority owners to overturn it.

CapitaLand said the two-day preview will continue today. The units offered ranged from the two-bedroom apartment types to penthouses. But the developer declined to reveal the number of units sold.

Another developer, who declined to be named, said such soft previews are usually extended to the developer's employees, repeat customers and those who have shown interest in the project before it is marketed.

Not all the units are released during these previews, and they're usually sold in phases. The previews may also serve to test the market.

She said: 'Out of 1,000 units, the developer may launch only 200 units during the first phase. It'll be a mix of good and not-so-great units. This is because you want to be fair to buyers, both present and future.

'The first phase is important. If it's successful, then the developer can raise the price for the next phase.'

In every phase, there are a few very good units, and these are usually the first to be snapped up.

These are usually the bigger units on high floors, and with good views.

Phase 1 almost sold out today.

Phase 2 will be launched tomorrow noon.

Seems like unhappiness and bad fengshui are not too important here. The key importance seems to be the ability to sell around $1,000psf.
