Update: Jakarta List of under constructions

Most projects will be completed by end of 2005/early 2006, except for Jakarta Tower - 2008/2009.

the number next to project name indicates number of stories, then height. However a lot of information remains unknown as you can see below...

(I've arranged them in order them based on height, and number of storeys. Number 48-55 I do not even know how many towers those projects will consist of, except for number 49 which will have 1 tower)

about Hollywood residence

Basically the Hollywood residence will be built just behind Planet Hollywood Jakarta, thus the name. =) Construction to start in June, to be completed by end of 2005.

Tanah Abang to have new look in five years

In five years, Tanah Abang will be transformed from an overcrowded, dirty and sprawling market area, to a slick, new shopping and business complex. The area, notorious for thugs, will boast a new center for shopping, business and apartments.

City developer PD Pembangunan Sarana Jaya president Tebyan A'maari said that the new face of Tanah Abang would be made possible through his company's Rp 6 trillion (around US$698 million) Sentra Primer Kota (urban primary center) project.

"Finance is not an issue here as there are several investors. We plan to start construction this year," he told reporters on Thursday at City Hall after presenting the proposal to Jakarta Governor Sutiyoso.

Despite a positive response from Sutiyoso, the developer is still waiting for the administration's green light.

Teyban said that the governor emphasized finding other investors aside from those who had already submitted proposals. However, he declined to name any of the investors.

The 12-hectare mega-project will stretch from Tanah Abang textile market to Tanah Abang railway station. Currently, a renovation project to transform Tanah Abang's Block A, which was destroyed by fire on Feb. 19, 2003, into a luxury shopping mall is ongoing.

The Rp 400 million new mall will have 16 floors above ground and three below. The mall will face Tanah Abang railway station on Jl. Jati Baru, which is to become a monorail station.

Tebyan promised that none of around 2,000 families in the six community units in the area would be forcibly evicted for the project.

"We will compensate them for their land property with ownership of shares in the property. Their ownership of the shares will be dependent on the value of their land and buildings," he said.

The project has already been criticized by an urban planning expert of Trisakti University Yayat Supriatna.

"The problem lies in the access to Tanah Abang market as it is overcrowded. If the administration wants to develop the area, it must improve the existing infrastructure to boost transaction among traders," he said.

He also warned that the construction of a plush business and trade district would hurt the existing business in the area that mostly involved small and medium size enterprises.

Initially opened in 1735 during Dutch rule, Tanah Abang is one of the oldest markets in the capital. To date, 7,484 traders are registered in the market, not including more than 3,000 unregistered vendors operating in the area surrounding the market.

Tanah Abang project to model itself on HK plan

In an effort to integrate Tanah Abang's new business district with its old market, Governor Sutiyoso ordered officials of city-run developer PD Pembangungan Sarana Jaya to compare their project with an existing one in Hong Kong.

"I told the officials to visit Hong Kong to learn about the similar project there, so that they can adopt it for the (Tanah Abang) plan," he said on Friday.

Sutiyoso wanted the project to accommodate a wholesale market, a trade center, office buildings, three-star hotels and low-cost apartments in a vast complex.

"Tanah Abang market has a high economic value. We want to rearrange the area in accordance with Jakarta's needs as a metropolitan city, away from the messy, congested market we have today," he said.

Famous as the largest textile market in Southeast Asia, Tanah Abang is also notorious for its poor and crowded access as well as its gangs of thugs.

The city's Rp 6 trillion (US$710 million) Sentra Primer Kota (urban primary center) project will convert a 12-hectare residential area, which is currently inhabited by 2,000 families in six community units, into a business complex stretching from the textile market to the railway station. The construction is expected to finish in five years.

Despite giving approval to the project, Sutiyoso emphasized there were still "some principal requirements" that needed to be fulfilled by the developer.

"They must offer parts of the project to the locals, whose plots of land or houses will be taken. The developer must also ensure these people earn a better livelihood in the new complex," he said.

PD Pembangunan Sarana Jaya president Tebyan A'maari said on Thursday his company would compensate the residents for their land and buildings by giving them property shares in the project.

"However, we have not decided on the technicalities of how to assess their asset value," he said.

Although some investors have submitted development proposals, Sutiyoso has asked the developer to "look for other strategic partners".

The project, which was first introduced in 1998, has been delayed due to strong opposition from locals and experts, who have said it would hurt the mostly small and medium-sized businesses in the area.

The city administration is currently renovating Tanah Abang's block A, which was destroyed in a fire on Feb. 19, 2003, transforming it into a luxury shopping mall. The Rp 400 million renovation will have 16 floors above ground and three below and is scheduled to finish next year.

Wujudkan Monorel, DKI Jalin Kerjasama dengan SMRT & Hitachi

BeritaJakarta.com Mewujudkan pembangunan monorel, Pemprop DKI Jakarta akan menandatangani memorandum of understanding (MoU) baru dengan sebuah konsorsium yang terdiri dari Singapore Mass Rapid Transit (SMRT) dan Hitachi Jepang pada pertengahan April mendatang.
Gubernur DKI Sutiyoso mengatakan hal itu seusai rapat pimpinan yang membahas pembangunan monorel, busway tahap II dan III, bersama Wagub DKI Fauzi Bowo, Sekda DKI Ritola Tasmaya, para asisten sekda, dan Kepala Bawasda DKI Firman Hutajulu di Balai Kota DKI, Senin (29/3).
Menurut Sutiyoso, dipilihnya SMRT dan Hitachi Jepang karena keduanya dianggap paling layak dan mampu memenuhi sejumlah persyaratan yang diajukan DKI.
Pemilihan investor itu, katanya, dilihat dari keseriusan memenuhi tiga syarat yang diajukan Pemprop DKI. Pertama, proyek ini sifatnya nonrecourse. Artinya tidak ada jaminan utang (jaminan lainnya) dari pemerintah. Kedua, sistem yang diajukan terbukti andal (well-proven) dan sanggup melayani calon penumpang Kota Jakarta berpenduduk 10 juta jiwa dengan baik. Ketiga, International Transit Central (ITC), mitra dalam negeri pengerjaan proyek monorel, harus bisa menjamin secara teknis dan finansial terhadap proyek monorel dan mampu menyelesaikannya dalam waktu 2,5 tahun.
Proyek ini, katanya, akan menarik investor asing dengan skema foreign direct investment (FDI). Investasi langsung dari luar negeri ini akan membantu citra Indonesia di mata dunia untuk membuktikan negara kita secara ekonomi sudah kondusif bagi investasi asing.
Bahkan, lanjut Sutiyoso, selama 2,5 tahun pembangunan proyek ini, akan mampu menyerap tenaga kerja sekitar 10 ribu orang meliputi bidang konstruksi, konsultan, dan suplier bahan baku. "Dengan demikian, ekonomi masyarakat Jakarta menjadi terimbas lebih baik atas kehadiran proyek itu," ujarnya.
Lebih lanjut Mantan Pangdam Jaya ini menuturkan, SMRT mungkin lebih banyak akan menangani sumber-sumber keuangan, sedangkan Hitachi menangani masalah teknologi untuk proyek monorel tersebut.
Berdasarkan perhitungan International Transit Central (ITC), mitra dalam negeri pengerjaan proyek monorel, proyek yang akan menghubungkan Kampung Melayu-Casablanca-Roxy serta kawasan Segi Tiga Emas tersebut akan menghabiskan anggaran sekitar 500 juta dollar AS.
Sebagaimana diberitakan sebelumnya, karena swasta asal Malaysia, MTrans Holdings Sdn Bhd tidak memperlihatkan komitmen yang jelas tentang kelanjutan proyek monorel, sehingga kerja sama tidak bisa dilanjutkan dan DKI terpaksa mencari investor baru.

Gubernur Sutiyoso sendiri telah meyakini keandalan teknologi monorel perusahaan negeri Sakura itu. Ia mengatakan, kualitas monorel Hitachi tidak dapat diragukan. Sejarah pembangunan monorel di Tokyo oleh Hitachi memperlihatkan kompetensi perusahaan tersebut.
"Kualitas Hitachi tidak bisa diragukan lagi. Mereka telah 40 tahun beroperasi sejak tahun 1964. Selama 40 tahun beroperasi belum pernah ada kegagalan beroperasi maupun kecelakaan fatal. Record mereka yang dibanggakan yaitu tidak pernah ada satu korban jiwa selama pengoperasian. Sampai sekarang Tokyo monorel masih beroperasi dengan sempurna," kata Gubernur Sutiyoso beberapa waktu lalu.
Pemprop DKI menginginkan proyek monorel itu bisa segera dibangun tahun ini dan mulai beroperasi akhir tahun 2006.
Meski memuji teknologi Hitachi, Sutiyoso mengatakan, ia tetap menyerahkan kepada Indonesia Transit Central (ITC), siapa yang akan dipilih menjadi mitra atau investor dalam proyek pembangunan monorel di Jakarta.
Selanjutnya, Pemprop DKI mengajukan sejumlah syarat mengenai investor yang harus dipilih. Syarat-syarat itu antara lain, proyek harus bersifat investasi murni atau non-recours (tidak ada jaminan utang atau jaminan lain dari pemerintah), teknologi yang diajukan harus teknologi andal (well-proven), ITC dan mitra asing harus bisa menjamin secara teknis dan finansial bahwa proyek itu selesai dalam 2,5 tahun.
Untuk diketahui, ITC merupakan sebuah konsorsium perusahaan-perusahaan konstruksi dalam negeri sebagai mitra lokal Pemprop DKI dalam membangun monorel yang menghubungkan kawasan segi tiga emas (blue line) sepanjang 14,8 kilometer dan Kampung Melayu-Roxy (green line) sepanjang 12,2 kilometer.

City to sign deal with foreign firms for monorail

After dropping a Malaysian firm from its list of potential investors for the monorail project earlier this month, the Jakarta administration confirmed on Monday that it would sign a memorandum of understanding (MOU) with a consortium led by Japanese firm Hitachi for the project.
"The MOU between the administration and the consortium will be signed in mid-April," Governor Sutiyoso said on Monday.
The initiation of the project will be on June 22, to coincide with the commemoration of Jakarta's anniversary.
The consortium -- comprising Indonesian companies PT Adhi Karya, Global Profex Synergy and Radiant Utama, grouped as Indonesian Transit Central (ITC) and foreign companies Hitachi, Temasek and Singapore Mass Transit -- was appointed by the administration last year to carry out the project.
"The consortium, which will carry the name PT Jakarta Monorail, will handle all administrative work including securing agreement with the administration," said assistant to the City Secretary for Development Affairs IGKG Suena.
Hitachi will provide the technology for the monorail construction while Temasek and Singapore Mass Transit will finance the project. The Indonesian companies will build the supporting structures.
The monorail project is slated to become operational in 2006 under a 30-year build-operate-transfer scheme. The consortium will have the right to determine fares on the monorail.
Suena said the administration would not subsidize the project because it involved huge sums that the administration could not afford.
According to Sutiyoso, the project is estimated to cost US$600 million, more than the proposal by MTrans Holding of Malaysia at $540 million. However, he argued that the Japanese firm was awarded the project as it promised to meet all requirements set by Jakarta.
The decision to use Hitachi was made soon after Sutiyoso visited Japan early this month at the invitation of the Japanese firm. Besides, the MOU between ITC and MTrans, which was signed last year, had already expired on Feb. 28 and the Malaysian firm did not respond to Jakarta's demand that it build the monorail on both the more and less lucrative routes.
The lucrative route will run for 14.8 kilometers, serving the city's golden triangle area of Kuningan, Sudirman and Senayan, with 16 stations. The less lucrative route will be 12.2 kilometers long, from Kampung Melayu, East Jakarta, to Roxy, West Jakarta.
Sutiyoso had previously expressed concern that his administration would not be able to find investors for the less lucrative line if they were only interested in the more profitable one.

have u guys heard of this news? pondok indah mall is going to do an expansion.. they're now building pondok indah mall 2.. which will be combined with pondok indah mall 1... they're gonna build an underpass to connect both of the 2 malls... it's stated in the news that it's gonna be futuristic.. but havent seen any rendering yet..

Pengembang Pondok Indah Mal Lakukan Ekspansi

JAKARTA – Sebagian besar orang pasti sudah kenal dengan nama Pondok Indah Mal atau yang kerap disebut dengan PIM yang terletak di kawasan perumahan elit Pondok Indah di Jakarta Selatan. PIM ini merupakan tempat jalan-jalan sembari berbelanja.
Kini untuk melengkapi hadirnya PIM yang telah berdiri semenjak tahun 1991 tersebut, PT Metropolitan Kentjana, Tbk selaku pengembang PIM yang bernaung di bawah grup Pondok Indah menghadirkan PIM II, yang dilakukan pra peluncuran (pre-launching), beberapa waktu lalu di Jakarta.
Presiden Direktur PT Metropolitan Kentjana Tbk, Husin Widjajakusuma mengatakan, dalam satu tahun terakhir ini telah muncul berbagai pusat perbelanjaan baru dengan konsep yang inovatif, baik berbentuk trade center, plaza dan mal.
PIM II ini lanjut Husin, bergaya arsitektur kontemporer modern. Setiap pintu masuk PIM II memiliki ciri khas dan sentuhan tersendiri. Pintu utama nantinya akan didominasi nuansa modern kontemporer, sedangkan pintu utara dan selatan dengan nuansa klasik. Pintu utara akan menonjolkan nuansa Eropa, sedangkan pintu selatan pengunjung akan serasa berada di negeri Tirai Bambu.
Selain itu juga PIM II merupakan gedung dengan disain single corridor. Dengan single corridor ini pengunjung pada saat berbelanja diharapkan tidak akan bingung karena semua toko menghadap ke satu koridor.
PIM II ini didirikan di atas lahan seluas 4,3 hektare dengan total toko 380 unit. Luas bangunan 75.000 meter persegi, yang terdiri dari empat lantai untuk toko dan empat basement untuk parkir mobil..
Lantai dasar (ground floor) dan lantai satu menurut Husin akan ditempati oleh toko-toko first liner atau yang menjual barang-barang bermerk internasional. Kategori barang-barang yang dijual tersebut mulai dari fashion, leather, accessories, wellness dan pampering.
Lantai dua akan ditempati oleh toko-toko yang menjual barang-barang dengan merk lokal, Hi-Energy and Sports, Kids and Toys. Lantai tiga sendiri akan diisi oleh toko-toko yang menjual makanan dan minuman, buku, alat-alat musik, hobi, dekorasi dan perlengkapan rumah tangga serta hiburan.
Konsep Lifestyle dan Leisure jelas Husin sangat ditonjolkan pada PIM II terutama di lantai tiga. Bahkan sebuah studio TV dengan konsep kafe akan dihadirkan, di mana pengunjung bisa menonton acara siaran langsung stasiun TV swasta. Bagi yang hobinya menonton film, akan hadir fasilitas bioskop/ sinema bertaraf premier class dengan teknologi mutakhir.

Super Modern
Direktur Pemasaran dan Operasional PT Metropolitan Ken-tjana, Andreas Kartawinata menambahkan, konsep mal ini juga spektakuler dan super modern. Pengunjung yang datang akan me-ra-sakan suasana yang nyaman dan super bright, di mana pengunjung akan merasakan suatu cahaya yang terang dan penuh warna.
Untuk mendukung PIM II, pengembang menyediakan fasilitas parkir mobil yang mampu menampung 2.500 mobil.
Agar lalu lintas tidak macet di Jalan Metro Pondok Indah yang “memisahkan” antara PIM dan PIM II, pengembang akan membangun underpass yang menelan biaya tidak kurang dari Rp 30 miliar. “Ini untuk mencegah kemacetan saja,” kata Andreas.
Dari sekian kemewahan yang ditawarkan oleh pengembang, lanjut Andreas menambahkan, sudah pasti target market PIM II adalah segmen masyarakat kelas atas. Setelah jadi nanti PIM II ini akan “bergabung” dengan PIM sebelumnya. “Namanya tetap akan Pondok Indah Mal. Tidak ada Pondok Indah Mal satu atau dua,” kata Andreas.
Untuk menghubungkan antara PIM yang telah ada sebelumnya dan PIM II yang tengah dibangun, pengembang membuat dua jembatan toko yang masing-masig terdiri dari dua lantai dengan suasana yang nyaman, sehingga ketika pengunjung melewati jembatan penghubung tersebut, serasa seperti masih di mal.
Pengembang untuk membangun PIM II ini, menurut Husin mengeluarkan dana untuk tanah saja Rp 300 miliar, sedangkan bangunan Rp 500 miliar.
Pembangunan PIM II sudah dilakukan semenjak November 2003 lalu dan akan resmi beroperasi pada Juni 2005 nanti.

Well right now Pondok Indah Mall II is underconstruction...they are digging the foundation.

New 75-storey tower

details are sketchy at this point, but I read a long time ago that it will in fact be in the SCBD area.

yiii haaaaaa.......75 storeys.....but how accurate is that info? and another mall u/c ?? in about 5 years they should change the name jakarta into Mallkarta:P

I would say that it is pretty accurate as it was in Kompas, and it came from a statement from the developer himself to the journalist
