Here is another shot with the town homes and condominiums. I still have to add two more condos, trees and other landscaping features. Oh ya and there is a slight glitch in the window showing brick which was supposed to be glass ill have to fix.

On the older houses, yes. The newer houses usually have vinyl siding, brick, and/or prefab stone. And EVERYTHING is beige.

Ha ha lack of creative colouring eh? Well come to think of it, usually most developments are somewhat beige don't want to be too bold, then you can't attract buyers. So it's somewhat of a neutral ground.

Hello everyone. Here is another shot of my entrance and a new condominium I created today. I'm having some problems with the trees and was wondering if anyone knows some good tree downloads that a render friendly? Thanks for your help.

I found some new trees I think these ones are better. Let me know which ones you prefer. As for an update I still need to create one more condominium and finish all the landscaping.

Hello everyone. Here is my newest shot of my development I managed to finish the last condominium. Here is an overview shot of the site as a whole. I still have to add some landscaping features.

JUST A SITE OVERVIEW

The site has a total of 552 residential units, 499 condominium units and 53 town homes. The site also has commercial-office units. The total density is 72 units/hectare (29.2 units/acre). At this density the site does not require any underground parking or parking structures. The site also has three parks which alone are one hectare.

This site also has a custom parking ratio which is: total parking/0.25 = number of parking dedicated to commercial-office. The remaining spaces are dedicated to residential. The site has a one parking space per unit ratio.

Now my project is finally complete, here are some shots of the three parks within the development.

The first is of the large central courtyard park.

Second is the medium sized park at the entrance of the the new development. This on I forgot to include the reflective glass but I included one of those sky-forest backgrounds. Still got to get the hang of it.

Hello everyone, currently I am working on a new project and here is just a sneak peak and run down of it.

This is a master plan of Bowmanville's West Town Centre. Bowmanville is a small town of 30 000 plus and growing. The town is just east of Toronto and makes it a good contender for a bedroom community. This master plan is created to incorporate the Province of Ontario's Places to Grow Act initiatives.

Here is a current view of the area today.

This plan the municipality has produced promotes sprawl like development and does not keep any intentions of the Places to Grow Act.

Here is my AutoCAD version of the master plan for this development. This area of course would need a special zoning by law and urban design provisions. This development will promote initiatives set out by the places to grow act, and keep all previous commercial and more, as the other municipal plan indicated.

My plan will be a mixed use,transit oriented, and pedestrian friendly district.


Here is just an updated shot to date of my district more will come in the future.

This is my complete version of the Bowmanville West Town Centre. I have had some issues with rendering in Kerkythea 2008 so I had to use another program which is very restrictive. Here are some shots of the finished product. Let me know what you think.

And if someone knows how to repair console logging errors in Kerkythea 2008 please let me know.

Just a quick overview. The Bowmanville West Town Centre is a newer expansion of Bowmanville's West End. This proposed development will not follow ordinary sprawl like characteristics. The proposal will have a large mixture of uses and will be more transit and pedestrian friendly. There are an estimated 2 115 residential units in total. All the parking lots for the retail plazas will become more green. This will be achieved by having more trees and islands of landscaping creating softer ground. There's more but ill spare the details. Here are a few more shots of the Bowmanville West Town Centre. The renders are not the best but it's the best I could get, due to the huge file size and complications.

Here is a shot of the centre roundabout of Hwy. 2 and Clarington Blvd and Durham Rd. 57 more to the east.

Hello everyone. I've been taking a break for a while now and been real busy. I have recently got a job and now I am working. But this weekend I have had sometime and have started a new project. This one takes place in Oshawa, Ontario. It is the redevelopment of the Oshawa Centre. The Oshawa Centre is a fairly large mall overdue for a make over. Here is just a preview of my view of how the redevelopment should configure.

The development will contain a mixture of uses, this is just a shot of the Stevenson Road and Gibb Street corner looking north toward the mall (which is still yet to be made 3D)
