Yes, it is part of the capsquare project. They intended to build a 5star hotel at above 40storey high.

29-06-2007: BRDB expects RM100m in rental by 2009

Bandar Raya Developments Bhd (BRDB) expects to rake in at least RM100 million in gross rentals upon its property investment unit reaching commercial space of one million sq ft by 2009.

"In two years' time, we will have close to one million sq ft of grade A commercial space and our gross rentals will easily push the RM100 million mark," its chief executive officer Datuk Jagan Sabapathy told The Edge Financial Daily.

The property assets will include several office blocks at the ongoing developments at CapSquare in mid-town Kuala Lumpur and an office block at Bangsar that is part of the phase two of the Bangsar shopping centre expansion.

On its joint venture RM2 billion condominium development in Lahore, Pakistan, Jagan said it was currently putting in the infrastructure.

"We have launched 174 units in the first phase and those are doing well. Phase two will be launched in September. We are expecting this project to contribute positively to our revenue and profits in FY08," he added.

CapSquare, to be completed in 2010, is a RM2 billion integrated development offering 3.8 million sq ft space in two high-rise office towers (one of which is the existing Menara Multi-Purpose), two mid-rise office towers (under construction), four signature office buildings (completed), two condominium towers (one of which will be handed over next month), a hotel, a four-storey shopping centre and a 300m retail street.

According to Jagan, the completed signature office buildings offering 151,665 sq ft of lettable area at CapSquare has an occupancy of 30%.

"We are targeting to increase it to 70% by the time the retail centre opens in September. Our average rental is at RM4.50 psf," he said at a press conference after a media tour and briefing of the retail centre at CapSquare yesterday.


On its landbank, it still has over 700 acres which will keep it busy for the next seven to eight years

Bandar Raya to open new retail street in KL

KUALA LUMPUR: Bandar Raya Developments Bhd (BRDB) is set to open a new retail street at its CapSquare development in midtown Kuala Lumpur in September.

Phase two of the CapSquare development, which is a retail street project, is almost complete with 70% of the net retail space leased out, the company said in a statement.

CapSquare, located at Jalan Munshi Abdullah, already houses the award-winning 40-storey Menara Multi-Purpose.

In the statement, BRDB chief executive officer Datuk Jagan Sabapathy said: “The four-level shopping centre and retail street is designed around the concept of providing something for everyone.

“With over 220,000 sq ft of prime shopping area, it offers a host of outlets featuring service and lifestyle retailers.”

The anchor tenant for the retail street will be TGV Cinema Sdn Bhd's six-screen cineplex with a 1,200 seating capacity on the third floor. This will be its 10th cineplex in the country.

Other well-known retail brands will include Starbucks, Coffee Bean, the Delicious Group, Times The Bookshop, the Body Shop and Triumph.

Retail concepts from other parts of the region will also be featured, such as the Pancake House from the Philippines and DreamCones, an ice cream franchise from Thailand.

There will also be an authentic Arabian restaurant, wine bars and a string of other restaurants serving Hainanese, Thai and local cuisine.

Phase two of CapSquare also includes the first of two 36-storey upmarket condominium blocks with 170 units.

Opening in December is the E-Centre, a podium at the end of the retail street.

A key tenant of the E-Centre will be international fitness chain California Fitness, which will be opening its fifth outlet in Malaysia.

Plans for the E-Centre include a Food Festival Village “celebrating the best of Asian street food.”

it will be of great interest to see the viability of such a project given the competition. it will also be of great interest to see how fritz kaktus brdb man in disguise will defend it. as for royal china - lets see, it would be curious to see how they get around the fact that there is already a registered royal china restaurant chain in malaysia by tt resources.. i am pretty certain that is the chain jega is talking about, not the original royal china from the uk. let it be known that doubt was registered here first.

I know The Pavilion is taking everyone's attention, but i'd love a progress update on Cap Square.
