The view of the whole Capital Square. There some news about the project in the local paper 3 days ago. Apparently the whole project will only be resume back April next year...not sure why

Can you see the green field area of the bottom left side of the area...that is the only area that the developer didn't manage to construct during its original construction period before it was halted...definitely that area will be build again according to the latest plan....

Hmmm...I donno. That side alone got 2 shopping complex already. Probably they have to come out with something different to attract customer. Nowadays Malaysian consumer are very demanding and one something else that cannot be offer at other places. In terms of accessibility I dont see any issue on that.

Just need the pull factor.

well.....I think Wilayah Complex, Semua House, Pertama Complex, Sogo and City One are no match for a new mall as envisioned lah. Those complexes mentioned are for a different market target compared with today's newer malls which obviously aren't going for that market segment

Hmmm..that what sort of new mall that Capital Square will have then? Same like KLCC or MidValley? or totally new concept never introduce before for Malaysian market?

I hope it offers different stuffs...remember the audio I posted of the candid interview with Berjaya...they say got kelainan..tak banyak sangat..in fact lacking tempat makan ..but I can see it's good future

Malaysia's Bandar Raya Launches New Property Devt Project

KUALA LUMPUR (Dow Jones)--Bandar Raya Developments Bhd. (1473.KU) Wednesday said its new CapSquare housing and office property project is expected to generate 1.2 billion ringgit ($1=MYR3.80) in sales.

The project, totaling 3.8 million square feet, includes eight office blocks, two apartment blocks and a shopping mall in central Kuala Lumpur, property developer Bandar Raya said in a statement.

The first phase of the project will be completed by mid-2006 and includes one apartment block, four office blocks and a retail center, Bandar Raya Chief Executive Jagan Sabapathy said.


"Apart from the CapSquare project, BRDB (Bandar Raya) will also roll out a number of significant projects in the Klang Valley (around Kuala Lumpur) over the course of the next two years," he added.

In the past the company has developed residential areas in Bangsar, a suburb of Kuala Lumpur, and other areas.

I think they will resume the one behind the Multi Purpose building that you can see in that particular rendering. In this case, it should be the taller one

Wow...8 office block Don't you think that is way too many already.

Bandar Raya plans RM1.5b projects in Klang Valley

BANDAR Raya Development Bhd plans to launch RM1.5bil worth of property projects in the Klang Valley over the next two years, including the first phase of Capital Square valued at RM400mil.

Chief executive officer Datuk Jagan Sabapathy said the company expected profits from these projects, except for Capital Square, to be about 30% of their gross development value.

The projects include condominiums in Jalan Binjai, Bukit Kiara and Taman Duta. These are in addition to the mixed residential, golf course and hotel projects the company is developing in joint venture with the Defence Housing Authority of Lahore in that Pakistani city.

The group expected 15% profit from the revived RM1.2bil Capital Square project, located at the junction of Jalan Munshi Abdullah and Jalan Ampang, Jagan told reporters after unveiling the Capital Square development master plan in Kuala Lumpur yesterday.

In addition to the RM180mil profit expected from the sales of properties in Capital Square, Bandar Raya would receive RM15mil recurrent rental income annually from the retail mall there, he said.

Jagan said the project would be developed over five years. The first phase, which would include a condominium block, four ?signature? office buildings and a retail mall, would be launched in August. wah!!! 4!

The second phase would consist of another high-end condominium block, three office towers and two signature office buildings.

Jagan said a luxury five-start hotel could also be part of the development on the 15.2 acres of prime freehold land. ?However, nothing is definite yet. We will monitor the market conditions and then decide,? he said. speechless! what a big development

He said the revival of Capital Square would enable Bandar Raya to unlock the earlier investment that had been made. The project would have shorter delivery time of 18 to 24 months because certain construction work had already been completed, he added.

Jagan said given its clean balance sheet, the group could raise borrowings to finance its projects.

Chairman Datuk Mohamed Moiz said it was the right time to revive the project because demand for office space had shown nascent signs of growing. ?There is demand for quality residential properties in the city centre,'' he said.

Moiz added that Bandar Raya's 40-year track record in property development would be a good selling point for its projects.
