wow the construction on this one is going very fast! i did not know that it butt right into the building that was started to be demolised long time ago..it must be scary when this building collapase or something...

im not a fan of cityland's design this is not the best looking building in the area
but i have to say that this is one of the better looking cityland sana better than r endered( if were talking cityland only)

Hello everyone. I just want to say thank you for all your great feedback on CER. After searching the net and reading all your messages, my girlfriend and I finally decided to invest on a 3-BR corner unit (along Sapphire). I must say it is a really great investment, especially with that view from the balcony of that corner unit. Yes, we were able to manage to get a "glimpse" of the view from the 7th floor unit 23. After talking to the security guard, walking along all the dirt, steel, and cement, and climbing 7 floors up, we sealed our deal with our broker, signed papers, issued a check, and everthing else was history.
Aside from showing our appreciation to y'all, I also want to ask a question. With the 3-BR unit that we got, we were contemplating on doing some revisions, particularly tearing down the wall of the third bedroom to have a bigger living/dining area. We asked our broker if they can just "not" build one. Unfortunately, construction on our floor was almost done. So here's my question. Would it possible for me to, after turn over of the unit, tear down that wall on my expense? My broker said it's subject for approval, as it may impact over all stability of the building (yeah right, it's just a prefab divider) so still 50/50. It would be nice to convert that 71 sqm unit to just have 2 bedrooms instead of 3. Thanks to y'all for your feedback in advance. |

I see no reason why not as long as you follow the process. Those dividing walls are not load bearing anyway so removing one should not have any effect on the building's structural integrity. You'll probably need to submit plans and get the necessary approval/clearance first though before you can do the changes you plan. It's just an operating protocol (form of checks and balances) for all condo type developments. Hope this helps. Good Luck!

@arghnomore, as 3cr have said, i don't think tearing down a divider wall would affect the structural integrity of the whole building...it's not like tearing down a column

Congratulations! I think we will be neighbors, I also bought a 3 bedroom unit on the sapphire road side. Can you share some pictures of the view from that side? I am not in the Philippines so I have not had the chance to visit the site. I also own a unit in Megaplaza which is also cityland just down the road in garnet street but I'm renting it out now. From my experience, any revision is possible as long as you tell them what you intend to do the earliest you can. A lot of my neighbors did revisions on their units. some changed the floors to tiles or marble, some changed the walls or ceilings or even tore down some walls. I finally saw my Megaplaza unit 8 months after the turn over date and I wanted to change my floors to tiles but I was not given permission because the other units on the same floor has already changed theirs to marble or tiles. The building management said that it would already be heavy for the floor if they let anymore units change it to tiles. They allowed me to change it to another kind of wood. They also allowed me to rebuild the kitchen and change the doors of the toilets. Which 3 bedroom did you take? The one on the left side (with 5 balconies) or the one nearer Robinsons' (with 4 balconies). What views can you see from the sapphire side? Makati? Antipolo? Bonifacio? Anyway, welcome neighbor.

Wow nasa 26th floor na ba? Pag-uwi ko sa July makikita ko na rin ang construction. When I went home last year, excavation pa lang.

Hi Sugarboy! I forgot to thank you for the Magsaysay pic. Thanks, it brought happy memories of ad agency life in manila.
Marami rami na rin nadagdag na pasyalan na walking distance sa area ng CER since I went home last year. I'm looking forward to see Metrowalk and St. Francis Tiangge. I really love this area. You have Robinsons, Podium, Megamall, Shangrila and El Pueblo. Homesick na talaga ko.
