Leader wants new tallest building as icon

A top Chaoyang district official said yesterday the government plans to have a 400-m or even taller skyscraper in the upcoming eastward expansion of its central business district (CBD).

The new landmark, which will become Beijing's tallest architecture if built, will become a new icon of Beijing's booming role as a global business harbor, said Cheng Lianyuan, governor of the Chaoyang district where the lucrative CBD is located.

Beijing's current tallest building is the 330-m, 74-story China World Trade Center III, located in Guomao. The newly built and currently empty tower, which will be put into use later this year, is the center of current CBD area.

But not anymore, said the official.

"I would not be surprised if we have a tower at 400 m or more in height," Cheng briefed reporters on the giant CBD expansion project on the sidelines of the district's annual legislative meeting yesterday.

"Personally, I would not approve anything below that height," he said.

It is unknown who will build or own the planned skyscraper, as the district government still awaits the municipal government's approval of its detailed CBD expansion plan, but the municipal government is set to approve or reject the plan by mid next month before the lunar New Year celebrations, the official said yesterday.

Demolition and relocation of current residents will then kick off, the official said.

The local government decided in October to double the size of the CBD over the next eight years in the hope of attracting more major multinational corporations and creating 100,000 new jobs.

But the project is set to affect six major residential communities with an estimated 10,000 households comprising mostly elderly residents.

The government said yesterday the CBD expansion is the city's priority for new commercial opportunities. The district drew $1 billion in investment for the local government last year.

Beijing's CBD continued to be the most active sub-market for office space, accounting for nearly half of the city's net absorption last year, Jones Lang LaSalle, a firm for real estate services, reported yesterday.

The government will roll out a 3-sq km expansion for the populated area, from the East Third Ring Road near Guomao to the Fourth Ring Road near Sihui Bridge.

Last October, the government also invited seven of the world's leading design firms to renovate the lucrative area.

The giant smokestack overlooking the office buildings in the CBD will be torn down as the power plant that owns it has been ordered to move elsewhere according to new government planning regulations.



The Guohua First Thermal Power Plant in the center of the expanded CBD area will be relocated and the factory buildings will be demolished for other uses, according to a report from the National Development and Reform Commission concerning Beijing's power structure and the improvement of the city's environment.

Beijing prime land to set market record: report


BEIJING, Feb. 23 (Xinhua) -- A 49,000 sq m space of land for commercial development in Beijing is expected to be sold for more than 10 billion yuan (1.47 billion U.S. dollars) in early March, a record for the capital city's land market.

The slot is located in Beijing's Central Business District (CBD) at Guomao, northeast of an intersection at East Third Ring Road and Jianguo Road, with the new CCTV tower and the World Trade Center in sight.

The starting bid was set at 5 billion yuan by Beijing municipal bureau of land and resources, with a required 3 billion yuan deposit to take part, the China Daily reported Tuesday. It would be auctioned off by Mar. 8.

Over 20 property developers, including industry giants Poly China, Vanke, SOHO China and Sino-Ocean Land, have shown interest, the paper said.

That would be 30,000 USD per Square metre very cheap in my view. Considering they are planing to construct supertalls on this which will have millions of square feet of carpet area.My guess is the auction will rise upto 100,000 USD per square metre or basically close to 4 billion UUSD

The Beijing authorities unveiled a final plan of the Central Business District's eastward expansion for public scrutiny on Tuesday.

The road cross area, formed by the Dawang Road and Chaoyang Road, will become a "Golden Cross" similar to the current cross-shaped CBD with the Guomao Bridge at the center. Three skyscrapers will be constructed at the crossing around a planned park.

There will altogether be three parks in the expanded areas, according to the plan, branded as a low-carbon area, making the area not only a global center for commerce, but also an ecological setting for a healthy life, according to the CBD Eastward Expansion Plan placed on the Beijing government's official website. In the next 30 days the public will be able to comment on the new plan.

With the completion of subway Line 6 and other newly planned subway lines, people will only have to walk at most 500 meters to get to a subway station from most places in the new CBD. More underground passages and overpasses will be built across the widened streets to maintain traffic efficiency.

A new transportation system is proposed to link both the old and new CBDs, and two bicycle lanes will be added to the two main roads that form the "cross."

More super-tall buildings will be built as shown on the design blue print, and some are taller than the current 3rd phase of the Guomao Center (330m). One of the buildings, after completion, will become Beijing's tallest structure, epitomizing the city's booming role as the nation's leading international business hub. The city's urban planners have long expected the landmarks to enhance the position of Beijing as a "world city."

The expansion involves six major residential communities with an estimated 10,000 households. Most local residents are holding back from selling their properties, after the expansion plan was published, speculating on increased compensation during the demolition, although property prices in the area have doubled since October 2009.

Seven CBD eastward expansion programs proposed by the world's top city planning firms were revealed during the 10th Beijing CBD International Business Festival in October 2009. The winning program submitted by US Skidmore, Owings and Merrill LLP (SOM) firm has been improved and modified to form the current master plan.

The expansion program is expected to be completed in the next six to eight years.

Forty meters higher than its tallest rival, a 400-meter-high skyscraper is being planned for the Central Business District (CBD), Chaoyang district.

Surpassing both the 330-meter third phase of the China World Trade Center in Chaoyang district and the planned 360-meter China Financial Corporation in Fengtai district that saw its groundbreaking ceremony on April 24, this new tower will break all city records, according to the Beijing News.

The tower and its two accompanying 300-meter-high buildings will be built on a 116,661-square-meter plot at the northeast corner of the Guomao junction on the East Third Ring Road, according to an announcement for public bidding posted on the official website of the Beijing Municipal Bureau of Land and Resources.

South of the new CCTV tower separated by Guanghua Lu, the land is occupied by the Beijing Customs House, Kelun Plaza and the School of Continuing Education at Tsinghua University.

"The school will be demolished," said a security guard surnamed Guo at the gate of the school.

He recalled in March a group of experts who claimed to be a demolition team from the CBD administra-tion came to examine the school topography.

The CBD administration hopes to convert the land into high-end office buildings and hotels to attract international financial and business corporations, said Wu Guiying, executive vice governor of Chaoyang district.

It's too soon to name the tower as it hasn't any contracted investors yet, said a director at the Chaoyang Municipal Planning Bureau surnamed Guo.

I am a bit stupid, and a bit offtopic also :P. In this crossing i see about 70 different roads going in random directions. If im coming from this side of the river (from left in the picture) and i wish to turn left down to the road that runs along the river, in which direction am i supposed to drive?
