Times Avenue is one really interesting project, the design reminds me of some of those mid-rise office blocks along Orchard Road!

But if that car elevator goes bonkers and your car is at Level 15 (you have to rush out for some appointment, as well), then jia lat lor!

QUBE offers more office space in Shah Alam

KUALA LUMPUR: Goodwill Polygon Sdn Bhd, the property arm of CASB Group has sold about 70% of the business suites at its new office development QUBE in Shah Alam since the project launched on Aug 8.

The RM130 million QUBE sits on a leasehold tract of 1.27 acres. The 17-storey building contains 140 business suites, a 3-storey retail space, as well as a 4 ½ -storey carpark. The business suites’ sizes range from 547 sq ft to 14,500 sq ft with prices starting from RM450 psf. The retail space will be leased.

“Investors are assured of income generation,” said Prudence Wong (pictured), Director of CASB Group of Companies and Goodwill Polygon Sdn Bhd. “This is due to the limited stand-alone purpose-built office buildings in Shah Alam, which has resulted in the demand for office space. The property value in turn shall naturally appreciate,” she said.

According to the developer, a CH Williams survey of Shah Alam revealed that no new office buildings in Shah Alam has been built since 2000 and existing office blocks in the QUBE’s vicinity have an average occupancy of 98%.

The QUBE is built according to feng shui principles and is located at the intersection between the Federal Highway and the North-South Expressway Central Link (ELITE) Highway.

Takashimaya M'sia bullish on Time Avenue

Takashimaya Group Malaysia is confident of selling the remaining 30 per cent available units of its 15-storey Times Avenue, an integrated office and retail space development, to local investors within three months.

Its chairman Datuk Dr Lennon Tan Poh Soon said the confidence was based on the positive response, in which it achieved 70 per cent booked sales in the last two months.

Of the 70 per cent, 50 per cent was taken up by an investor from Hong Kong and 20 per cent by a local investor, Tan said told reporters at the Times Avenue pre-launch today. - Bernama

Times Avenue units 70pc snapped up before Nov launch

TIMES Avenue, a RM160 million office and retail project on Jalan Imbi, Kuala Lumpur, has been 70 per cent sold, one month ahead of its launch in November.

The space was bought mainly by a Hong Kong private equity group, said Datuk Lennon Tan, founder and chairman of developer Takashimaya Construction & Development Sdn Bhd.

Times Avenue is located next to Berjaya Times Square. The 15-storey building has nine levels of executive office suites, three floors of retail lots, two levels of penthouse offices and a sky lounge. Construction will start in December and is due for completion by end-2013.

Tan plans to sell the remaining space to local investors.

"I am bullish on the market for office space and expect the whole project to be sold by the end of this year," Tan said yesterday in Kuala Lumpur, after unveiling the project.

Times Avenue is the first commercial building to feature a high-tech multi-level automated valet car parking system. This is its selling point.

The RM10 million system uses technology from South Korea and is widely used in Europe.

It allows customers to initiate their vehicle retrieval simply by scanning their bar coded valet parking ticket at the built-in reader. Their vehicle is automatically stacked vertically alongside the building, saving them time to look for parking.

"We hope to set a new benchmark in office space where security and safety is concerned. We hope land owners and developers will look into the system, which is a high selling point for their projects," Tan said.

Takashimaya was set up in 2004 by Tan and Fanny Foo Youe Moi, an entrepreneur.

Tan said Takashimaya has no links to Berjaya Group, or its founder Tan Sri Vincent Tan.
