The population of Sunderland hasn't grown at all, where as the other boroughs of Tyne and Wear has increased slightly (Gateshead very slightly) the largest population growths are in Newcastle and North Tyneside- the fact that large housing estates have been built (Great Park- Newcastle, Northumberland Park- N.Tyneside) can answer some of the reason of this- as well as Newcastle being an attractive city immigration into the UK.

The ONS 2006 population projections show what will happen up until 2031- of all the 5 boroughs in T&W, sunderland is the only one with popualtion projection falls througout the period, South Tyneside will fall but only until this year and then slightly increase. North Tyneside and Newcastle have the biggest gains of population- North Tyneside gaining 27,200 people and Newcastle 19,700, South Tyneside will gain 4,500 by the time 2031 arrives and Gateshead will have an extra 9,700. Sunderland will have lost 1,100. By 2015 Newcastle will have the largest population in the Metropolitan County.

I guess to attract new residents Sunderland and South Tyneside need to look north of the Tyne as to how to attract people- like I say the large development of new housing in both Newcastle and N,Tyneside can't be a co-incident. The vitality of Newcastle and its city centre in making the area attractive to those from outside the region to live in (and North Tyneside pretty much acting as an eastern suburb of the city) also plays a part.

As for Green Belts- well I reckon they are only used when the council wants to- In Newcastle the building of Great Park is shocking IMO- especially when there is large swathes or brownfields in the city. Should Sunderland follow? I don't think so.

Just on the Green Belts issue - it's not quite as simple as the Council using them when they want to - there are national policies in place which are very strongly in favour of protecting them, and any development has to be very well justified. See PPG2 for the full national policy if you're interested, but it's not exciting reading!

As I wasn't working at the time of the Great Park going through I'm not really aware of the issues that led to it being developed, but I know that not many people seem to like it from a design point of view. However, it's not actually correct that Newcastle has large swathes of brownfield land at the moment - they're supposed to be able to identify enough sites for 5 years' worth of housing (including sites with permission and those that might realistically come forward in that timeframe) but at the moment they only have an 18 month supply. Whilst there might be large undeveloped areas in the City at the moment, many of them are either unavailable or unsuitable for housing.

Although the actual allocations for new sites won't be set for a while in the Local Development Framework, I have heard several planners at Newcastle refer to the fact that they're likely to need additional Green Belt sites to be released. I'm not sure if he looks at the Sunderland forum, but Greg Stone would be best-placed to confirm this I think.

By comparison, while I'm not as familiar with the housing land situation in Sunderland, the area isn't nearly as constrained by Green Belt as is the case for Newcastle, and so there should be plenty of scope for Sunderland Council to find enough sites to allocate without requiring any Green Belt land to be released. In particular, I understand that the Council are hoping to deliver a reasonable proportion of their new housing in the Coalfield area to the south, which is mostly beyond the Green Belt if I recall correctly.

i would have thought that sunderland has a lot of green belt surrounding it, after all nissan and all the satellite factories were given permission to build on it

There is a lot of Green Belt around the northern more urban part of Sunderland, but less so towards the south. The Green Belt is shown on this map as the light green shaded area.

The old Town Hall....

Can't we just re-build it?

Obviously im pretty much joking here, but say the money and the land was available how possible would something like that be?

Why can't we build new buildings like the old ones? Too much Cost?

Weather wise, ---we live in Penshaw, ---and last night we had a fair bit of snow, --but no gritters out around our area, which caused a few problems for drivers, and there was a couple of minor crashes due to the state of the Roads, --- whats the weather like where you are?

The Annual dip in the North Sea took place at Seaburn on Boxing Day, ----there was 1300 or more went into the Sea, ---it's all for Charities, ---anyone from the forum do it?

Anyone know what happened to the Town Hall Clock,? ---I know a few years ago it was brought out of storage, and stood in the Bridges shopping Mall for a while, --but then it disappeared, ---anyone know, cheers.
