Don't have time to see if anything is written about the progress in the above posts. So please could anybody tell me what's on lately and when's the groundbreaking supposed to commence?

Don't have time to look through a 12 page thread, but have time to ask that? This isn't google, the answers you're looking for are not hard to find.

Here's another pic (from about a week ago) of what's left of the old high school - they are sloooowly nibbling away at it... You can see through the netting that the building is actually a little lower than the scaffolding makes it appear.

I have been checking here periodically to find some info, but so far not much...I'd also be very interested if anyone else has seen or heard anything specific about the 'new' design or construction timeline.

The engineering peer review doc is up on the NYC Building site - according to the executive summary:

"The building is designed to be a 57 story tall residential tower with three levels below grade and the total floor area is approximately 650,000 sq. foot. The building height is approximately 662 ft and the aspect ratio exceeds 9.5 to 1. The building sets back above the 7th floor."

So the height is going to be lower? Would have been perfect in the 700's range.

Probably the DOB height, as far as I know the final height is pretty much the same, ~700ft.

Stalled Midtown skyscraper may have second coming

250 E.57th St.

Quote:
A planned 715-foot Midtown East skyscraper that was put on hold by the real-estate downturn may be resurrected by a group of developers led by World-Wide Group, the Wall Street Journal reported.

As part of the financing deal for the tower — located at the southwest corner of 57th Street and Second Avenue — Starwood Property Trust would provide a roughly $450 million loan and J.P. Morgan Chase and Rose Associates would make equity investments, according to multiple real estate executives who spoke with the Journal.

The total cost of the tower could not be determined. The project will have 270 units, according to a building permit application filed in November, and the units would be a mix of rentals and condominiums, people involved in the deal told the Journal.

Details on the tower have yet to be announced, although the developers have said they plan to start construction later this year. A building permit application filed in November calls for 270 units, and people involved in the deal said the apartments would be a mix of rental and condominium units, which would be located at the top.

The land for the project is owned by the city’s Department of Education, which inked a 75-year, $325 million lease deal with World-Wide in 2006. As part of the deal, World-Wide agreed to rebuild two aging schools on the site.

I'm glad to see that terrible building go and the land used more efficiently, but I have to say, I really don't like the architecture.

From an aesthetics point of view, this violates a lot of the natural balance humans prefer. It looks unstable (even if it is structurally sound) and disruptive.

This feels very much like an ego-design rather than a good design.

The design has been revised. Supposedly, it will have an undulating facade.

Some new documents on the NYC Buildings site today.

On the diagram on the last page of this one you can see the cross section of the base of the tower - I've outlined it below in red.

Looks like some curved divots have been dug out of each of the four sides of the tower - my (completely uninformed) guess is that they represent grooves that will twist around the building as it rises....really looking forward to seeing some renders.
