Work on the base is progressing nicely with the Whole Foods scheduled to open in 2012 along with the completion of the school. Work on the tower portion should begin sometime in the next 1-2 years...

MANHATTAN — The developer of a $700 million, one million square foot mixed-use project on East 57th Street celebrated a milestone this week in the first phase of their mega-project: the topping out of the two new schools under construction there.

The World-Wide Group — which was selected for the project after a competitive bid process to develop the 1.5-acre site as a public/private partnership — will open P.S. 59 and the High School of Art and Design in the fall of 2012, along with a 38,000-square-foot Whole Foods Market.

The second phase of the project at 250 East 57th St. — a 59-story residential tower with 320 new rental and condo units — will be completed over the next three years.

The project, designed by architecture firm Skidmore, Owing & Merrill, was altered to reduce the cost, nixing additional excavation, for instance.

"The size and scope of this project presented many challenges," a spokesman for World-Wide said. "However, they were able to overcome these challenges by finding innovative sources of funding and streamlining construction costs."

Yep, that's going to happen with a couple other towers planned for some big developments on the West Side: high school at the base? completed; tower up above? "Pending market conditions"!

The tower can't start until the first phase is completed, because the first phase includes the new school which will house the secondary school that currently occupies the site on which the tower will rise.

wait wait so im confused, how many phases are there? i thought just 2 one for the new school, and then the actual tower. Going back a few pages im getting the impression there are more than a couple of phases.

3 phases: first, build the school and the supermarket at the base; then the try to get a condo tower financed phase; then the finally build a tower after reworking it as rentals to get financed phase.

I went by the site a week ago and construction seems to be moving along quickly. But there is full netting so it isn't very photogenic.
