The development will replace a surface car park near to the River Irwell and Abito Building with two residential towers, of 34 and 14 storeys, and includes landscaping and basement parking.

The proposed scheme will provide 300 apartments, through a mix of one, two and three bed units, totalling 275,000 sq ft. There will also be 5,000 sq ft of commercial space.

Additionally the development will link into the riverside walkway along the River Irwell which runs to the north east of the site.

Indigo Planning advised on the application.

Greengate is identified as the historic centre of Salford and is made up of a mix of uses, including industrial, commercial, residential and retail. The site is part of a wider residential-led mixed use regeneration strategy led by Salford City Council promoting 1,826 homes in the area over the next 15 years.

Jeffrey Bell, director of Jeffrey Bell Architects, said: “The Norton Court scheme is an identifiable landmark development providing 300 residential apartments within the Greengate Quarter. A development that epitomises Salford’s confidence and creates a distinctive identity for this part of the city.”

The application is due to be determined by Salford City Council towards the end of October.

Other members of the consultant team include Royal Haskoning, Croft Transport Solutions, TACE and WML Consulting.

Silverlane Developments is a subsidiary of Sloane International is a privately owned and financed property company with offices in the UK, the Middle East and Asia, affiliated with student property development company Hill & Standard.

I'm loving the wave of Chicago style architecture we are getting at the moment., Angel Gardens has really set a precedent. Long may it continue. Finally a decent looking tower for Salford.

Good to see after a slow news week!

Looks like a strong solid tower! And should hopefully be over 100m!

This will look great with the new Green gate developments (and Noma area), should help to balance out this side of town with the Spinningfields/St John's side

Hopefully the cladding is good

I hope these apartments can be bought...

Is this in addition to those 1000 odd apartments mentioned earlier (in Greengage)?

Jesus that looks massive there's gonna be a decent looking cluster around Greengate if this goes ahead. Not sure about the name though, sounds like something that belongs on Pendleton broadwalk.

Yep

Mental.

That makes 500 (Greengate) + 1100 (other Greengate, mentioned above), and 310 (this) = nearly 2000 flats in Greengate, and that's not counting City Suites, Springfield or that block behind City Suites which we don't know about yet but which looked tall.

Greengate is becoming a city in itself. Oh and also, this might be Salford's new tallest building.

So if we assume that this building will have the same floor-to-ceiling heights as Angel Gardens (as I said, an assumption) then the height calculation is as follows....

Angel Gardens = 106m / 36 floors = 2.94444m per floor
Norton Court = 34 floors x 2.94444m per floor = ~100m (100.11111m to be exact).

P.S. - "Silver Lane Developments". Are we sure that's not a Renaker identity?

I thought Angel Gardens was 33 floors - tbh I can't remember. Either way I reckon it will be just above 100m like you say.

I did think about Renaker initially but then realised this was a quality design plus its part of an Internaional Developer. As far as Im aware Renaker is not.

Very classy. Will be interesting to see closer renders from other angles. Do I spy curtain walling on the One Greengate facing side?

I can't fathom what that area will look like in 5 years, I remember sitting in Greengate square feeling like I'd left the city proper not long ago.

I'd say its got pretty high chances once permission is granted. Its a self financed company which has developments worldwide. Says it all really Plus the demand for high quality residential is high atm.

I like this, going to be very prominent over Trinity way. Tempus tower always used to seem so isolated and alone, we're not going to even see it come 5 years time!

My poor attempt at a future skyline from Beetham Tower!

It's a shame the photo isn't a bit wider to fit in St John's and Noma (or if anyone would be so nice to give me such a photo )

Left to right - Astley and Byrom House - No1 Spinningfields - Chapel Wharf - Norton Court - One Greengate - Citysuits - 101 Embankment



If there are any other projects I've missed out let me know!
