I feel that this site could work despite its peripheral location but the Public Realm will need to be spot on. Let's hope so

As mentioned the smaller buildings look fantastic also!


The tower looks much taller than 128m, must be due to the low rise building surrounding and because it's a stand alone. No bits coming out the side like Exchange Court either, I love it.


Can't imagine any problems with planning, hopefully they work quick.


It's especially nice to see new developers and investors starting projects in the city for the first time.

Sweet. May I be the first irritating pig to mention something around it being a Manc Central Park. Thats the NY one, not the park in Middlesbrough.

The fact that the tower is not a standalone makes it a really appealing development and it also swallows up some more brownfield areas.

On Irk Street? Just a small garage and brewery. Just need them to vacate. Demo should take a week max.

Will be a shame if we have to wait a year.

According to the Environmental Statement , chapter 5 - "The Proposed Development":-







In the Construction Traffic appendices can found an analysis of the anticipated 36 month construction period giving estimated start month & duration of the Demolition, Earthworks & Building activities.
Demolition is down for 4 months so MB is either a little optimistic or, I'm sure, FEC would be delighted to offer him the contract.

Below screen shots of edited Traffic Appendices which enable analysis of the construction programme activities.

Indeed it states that demo of PLOT 4 will take 4 months so yes I was certainly being optimistic! Not sure why it would take that long as there are only two shed builds on the plot but there you go.

It also states that earthworks will start on the other 3 sites at the same time.

So;

PLOT 5 commence quarter 1 2018, completion quarter 4 2019
PLOT 2&3 commence quarter 1 2018, completion quarter 3 2020
PLOT 4 commence quarter 3 2018, completion quarter 2 2021




So a Q1 2018 start, not summer 2018.

The CIS tower was the biggest in manchester for 40 or so years before beetham came along .... within the next 2-3 years its going right down that list 😂
