The only prominent gateway site would be Holloway Circus Plot arguably. Maybe the car park nearest Matthew Boulton College?

We`ve had a thread on this for almost a year. I remember going to the consultation back in the early Autumn and they were expecting to start on site the beginning of this year.

They haven`t even put in the planning app.

Lancaster Circus has got plans for a 20+ storey residential tower (not student) in the pipeline - Not really city centre though as Woody said in his original post but is a gateway site.

Sefton knows more about this I think.

I don't know about you but I class the city centre as within the Ring Road - Lancaster Circus is well inside the city centre.

I classify the actual city centre to be Snowhill - through to Bullring up to New Street, across to Centenary Square then all of Colmore Row and that area.

I see Lancaster Circus as more of a peripheral city centre location. Still - . according to rumours there is a 20 ish storey tower planned for the site so it could be it but IMO it's not a central location.

My second guess would be somewhere in the snow hill master plan. I thought Lancaster Circus was a good shout. I see it as city centre and a gateway.
