Substantial Completion in July 2019

Learned from developer that they are anticipating substantial completion in July with settlement hopefully in August... they are working on prototype unit.

The kitchen is going through the fit out/testing phase - all the bathrooms etc are already going in, some units painted.

I wasn't allowed to mention anything about July though but since you did ... :p

March Construction Update

CONSTRUCTION UPDATE

2019 is off to a flying start at Grace Victoria Quarter with Macrennie continuing to work through internal fit-out of apartments on the upper levels. All internal walls and ceilings in the building have now been constructed.

The building is now 100% watertight, and glass balustrade
installation is complete.



Kitchen installation has progressed up to level 3 and balcony tiling is underway up to level 2, while painting and plasterboard stopping is in progress to level 10.

We expect the scaffold on the facade to be removed midway through this month, revealing Grace's full architectural form for the first time.

SETTLEMENT UPDATE


With settlements at Grace anticipated for later this year, we have outlined the key project milestones below to help you understand the settlement process.


1. Practical Completion

We anticipate that Practical completion (PC) will be achieved in July. This means that all building work at Grace has been completed.



2. Code of Compliance

Once PC has been achieved we will lodge for Code of Compliance with Auckland Council. The Code of Compliance is a formal statement confirming that the building work is compliant to the building consent issued by Auckland Council.


3. Titles and call for settlement

Once the Code of Compliance has been received and Certificates of Title have been issued by Land Information New Zealand,
we will call for settlements.


We anticipate calling for settlements in August.

I like it, but I also find it underwhelming for some reason I can't put my finger on!

Still way better than some of the usual tripe!

I agree gutterclub. I think it's because it's all glass and there are no other textures to add interest. I'm a bit disappointed in how this turned out.

Looked nicer in the renders which had a silvery gleam.

It doesn't help that they decided to put balcony glass everywhere. From a distance it appears as if the buildings facade is made up entirely of balconies.

The greenery from original renders has also disappeared.

The facade is entirely made up of balconies

The plants got yanked by council for "health and safety" reasons

I'll try a sunrise photo sometime, as these have all been midday, see if its shiny like the render to please you lot :P

Tell me your joking. What what grounds could having plants be a health and safety issue? It's one of the elements of building design here in Vancouver I really enjoy - plenty of plants / trees incorporated into the buildings. That's a real shame.

H&S is always an easy go-to crit for everyone- probably more like all the xtra cost for the extra construction costs, weight, waterproofing, watering infra and then ongoing maintenance & mgmt requirements on to the BC later on. I am just trying to imagine the BC sub committee set up being charged with making sure everyone is doing the right things so the whole doesn't look like a dogs breakfast!

lol I wonder what that one will look like when itís finally finished. Hopefully the plants havenít been budgeted out.

If they use native plants then they will probably last a month.

Accessing them for watering and maintenance - they are are the base of the glass balustrades which requires getting over the edge
