Deutsche Bank opens new back office in Pune

Quote:
MUMBAI, MARCH 14:
Pune is the new back office destination for foreign banks. After Citibank and Barclays opened their offices in the city over the past three years, Deutsche Bank has followed suit.

The Germany-based bank has signed a deal with Panchshil Realty for lease of a plush 2.5-lakh-square-feet office space at Pune’s Airport Road at ₹55 a square-feet, which is about a 60-70 per cent higher than the normal market rate of ₹30-35, according to industry sources.

Set to handle about 2,000 employees now, the office space, according to the contract, is scalable to 3.5 lakh square feet over a year to house about 3,500 employees (about 35 per cent of Deutsche’s total head count). The inauguration of the office took place on March 11 in the presence of Deutsche Bank’s bigwigs, including Ravneet Gill, India CEO, and Gunit Chadha, Head of Asia-Pacific operations. Set to function as the bank’s fourth back office in India after Mumbai, Bangalore and Jaipur, the Pune office will house fresh hires as well as employees from its Mumbai office for carrying out functions related to transactions processing, reconciliation, financial intermediation and other back office settlements.

Significantly, after this deal, four foreign banks — HSBC, Citibank, Deutsche Bank and Barclays — jointly have sewn up deals for leasing about 1.5 million square feet of office space in Pune for ₹150 crore annually from Panchshil Realty alone, said an industry source.

HSBC set up a base in Pune nearly a decade ago followed by Citibank, Barclays and Credit Suisse. “Now Pune is fast emerging as a preferred office destination given the clear cost advantage in terms of 30-40 per cent lower rentals and talent costs compared to Mumbai, apart from better infrastructure and close proximity to Mumbai,” said Ramesh Nair, Chief Operating Officer, Jones Lang Lasalle.

Volkswagen to open IT centre in Pune; expected to house 1000 engineers

Quote:
MUMBAI: The 197-billion Volkswagen Group, the automobile manufacturer with 12 brands, including Audi, Lamborghini and Porsche, will open an IT development centre in Pune next month as it takes steps to secure critical technical knowledge, quicken in-house processes and cut down dependence on outsourcing.

ET learns that the regional competency centre is expected to house over 1,000 engineers over the next three to four years. Milan Kumar will head the centre in India, which will provide IT support to all its companies across the world by leveraging the talent available in the country. Global companies such as General Motors, Fiat, and Hyundai Motor Company are increasingly investing on IT and R&D resources in India.

German auto component major Bosch has a 4,000-strong IT workforce in Bangalore, which apart from working on systems and processes, handles critical development work for the group globally. Volkswagen's Pune centre will start with the IT function and may eventually expand into a bigger development role.

The group already employs over 9,000 IT professionals and another 1,000 will be added in India.

A VW India spokesperson confirmed the centre is expected to be officially inaugurated in November and will house about 500 people in the first stage. Volkswagen India's plant is located at Chakan near Pune. The centre in Hinjewadi, on the western outskirts of Pune, is a "strategic extended workbench of Volkswagen Group IT, set up with an aim to insource group processes and critical technical knowledge", said Sidharth Yadav, Regional CIO - Asia Pacific of the Volkswagen Group.

With the growing IT needs of the group, the focus will be on building highly competent IT Teams and developing in-house knowledge as a foundation for continued innovation, Kumar told ET, adding that the 'insourcing' endeavour will not take away work for outsourcers. Volkswagen has been a large customer for the Indian IT industry.

In 2009, Tata Consultancy Services bagged a five-year contract with the carmaker's UK unit. Volkswagen's US units have also worked with Infosys. The Volkswagen Group operates 106 production plants in 19 European countries and another eight countries in the Americas, Asia and Africa. It also offers a wide range of financial services.

"The problem we are facing is that a lot of knowledge has gone out to vendors and sometimes it was be coming hard for us to understand our own systems. Now, we want the knowledge of critical applications to be in-house. And security is a key focus for us. We don't want data about key Volkswagen processes to be with a vendor," Kumar said.

He defined a critical application as one that had Volkswagen-specific business processes or one that affected innovation in areas such as analytics and mobility.

"Whenever we get a new vendor onboard, there is gap in knowledge and there is an effort in training them. When we do this in-house, it will reduce the time and also we can be creative and innovate on our processes because we have an understanding of our business - say reducing the time to get material to the factory," explained Kumar.

Volkswagen's move to 'insource' work comes two years after General Motors decided to hire 10,000 IT professionals to keep work inhouse, leaving a share of just about 10% to be outsourced. In 2006, General Motors had outsourcing contracts worth about $7 billion.

Companies that have started moving work in-house include American Express, Proctor & Gamble and Bank of America.

"We don't plan to become some kind of IT company. There will still be some amount of outsourcing," Kumar said.

Gaurav Vangaal, Sr. analyst at I.H.S Automotive says India already has R&D centres in the country from global manufacturers but opening up of an IT center to support operations globally is a significant step.

"It opens up a new direction or avenue for global players to invest in India. Moreover, it's a wonderful initiative to utilize right kind of Indian potential & skills to support global operations. The move also boosts idea of Make in India or to provide work force to globe by our visionary Prime Minister," added Vangaal.

Pune second only to Bengaluru in software exports

Quote:
PUNE: The city's IT growth story is only getting better, with a rapid proliferation of companies in the IT and ITeS sectors. Numbers shared by the Software Technology Parks of India (STPI), Ministry of Communications and Information Technology, show that Pune is only second in terms of software exports in the country.

According to STPI Maharashtra centre, an export of Rs 63,000 crore was recorded in the last financial year, which is a 10% growth from the previous year. "Pune's software exports are seen to be rapidly growing and the city is also now emerging as the most lucrative hub for startups, just after Bengaluru," said Omkar Rai, director-general, STPI.

Bangalore STPI center recorded Rs 1,00,000 crore exports, added Rai.

In Maharashtra, Pune recorded the highest software exports, with Mumbai at second place, followed by Nagpur and Nashik. "In Maharashtra, various smaller cities are emerging as promising IT hubs such as - Nashik, Kolhapur and Aurangabad," said Sanjay Gupta, director, STPI-Maharashtra and Goa.

Rai also shared with TOI that additional space is being allocated for the incubation center at Nagpur because of rising demand. "While there was already a 3,000 sq ft space, it is now being increased to 15,000 sq ft, and a budget of Rs 10 crore has been allocated for the same." He elaborated that the next generation incubation program will help startups in funding, marketing, registration, and support for IPR creation.

Blackstone, Panchshil to invest Rs.750 crore to develop Pune IT SEZ

Quote:
Bengaluru: Global private equity fund Blackstone Group Lp and Panchshil Realty are going to invest Rs.750 crore to develop a 15-acre information technology (IT) special economic zone (SEZ) in Pune’s Kharadi area, according to two people familiar with the development.

This will be the second phase of Eon Free Zone, India’s first notified IT SEZ and a fully-built and leased out 4.5 million sq. ft of office space across 45 acres. In 2013, US-based Blackstone invested Rs.450 crore in the project developed by Panchshil in return for a 50% stake.

“The investment is towards buying the land and developing the project. The land has been bought and unlike the first phase, which only had an FSI (floor space index) of 1, the new project is allowed an FSI of 3. With this increased FSI, around 2 million sq. ft of space can be developed,” said one of the two people aforementioned, on condition of anonymity.

FSI is the amount of construction allowed on a piece of land.

Panchshil Realty chairman Atul Chordia confirmed the new project development and said Blackstone will share a 50% stake in this project as well. “We expect to get the project sanctions this month and expect to launch the project in the September quarter,” Chordia said.

Blackstone declined to comment.

With this, Blackstone has invested in a number of IT SEZs in Pune. These include Blueridge SEZ from IDFC Alternatives Ltd in 2014 and a DLF SEZ under DLF Ackruti Info Parks (Pune) Ltd in 2011.

Blackstone, the largest owner of commercial real estate in India with nearly 32 million sq. ft of office space, has not slowed down its pace of acquisitions, steadily buying out projects across cities such as Mumbai, Bengaluru, the national capital region (NCR) and Pune.

Almost 65-70% of this space is leased out and only a part of the portfolio is under construction. Blackstone doesn’t own 100% stake in these assets and has partnerships with developers in quite a few of them.

Economic activity in India’s commercial office space has been radically different from the residential property sector, which has been battling a prolonged spell of slow sales and peaking inventory levels.

According to a July market report by property advisory Cushman and Wakefield, the net office absorption in the top eight cities will be recorded at 36.5 million sq. ft by the end of 2015, an 18% rise compared over 2014. Bengaluru is expected to lead with around a 34% share in this, ranging between 9 million sq. ft and 12 million sq. ft by the end of 2015.

The first half of 2015 saw the top eight cities recording overall net absorption of 17.9 million sq. ft for office space, a 32% increase over the first half of 2014.

“Regained expansion momentum, mainly in the IT-ITeS (IT-enabled service) sector resulted in highest percentage increase in office space net absorption in Bengaluru (174%) and Pune (162%) over the same period last year,” the report said.

This year, so far, Blackstone has acquired the 247 Park Office project from Hindustan Construction Co. Ltd’s real estate arm and IL&FS Milestone Realty Advisors for Rs.1,060 crore and bought Oxygen, a SEZ in NCR, from 3C Company for around Rs.620 crore.

In early 2014, Blackstone and Pune-based Panchshil had also acquired Mumbai’s iconic Indian Express Towers for nearly Rs.900 crore.

Siemens India Company takes 3.5 lakh sq ft on rent in Pune
In one of the largest commercial realty transactions, a Siemens India group company has leased an entire building with 3.5 lakh sq ft office space at Cummins India Campus in Pune.

Follow ETRealty

MUMBAI: In one of the largest commercial realty transactions, a Siemens India group company has leased an entire building with 3.5 lakh sq ft office space at Cummins India Campus in Pune.

Siemens Industry Software has taken the building for nine years with a rental reset every three years, said three people familiar with the development. With an annual rental of over Rs 25 crore, Siemens will end up paying over Rs 300 crore over the entire tenure, one of the people said.

Siemens Industry Software is a fully owned subsidiary of US-based Siemens PLM Software Corp. involved in the business of industrial software automation. The new office space will be used to consolidate Siemens Industry Software's current offices in Pune and to expand.

The Cummins India Campus, developed by Panchshil Realty, has three buildings offering built-to-suit office premises over 1 million sq ft. The commercial complex is part of Panchshil Realty's two-phase development of 2.5 million sq ft.

While the first phase was built between 2012 and 2015 for Cummins India, construction of the second phase will start in the next quarter.

"Cummins India has occupied two buildings here while it has leased back the third building to Panchshil Realty as it does not need it immediately. The developer has now sub-leased it to Siemens India," the person said.

Email queries sent to Siemens India, Panchshil Realty and Cummins India remained unanswered until the time of going to press. Transaction adviser Knight Frank India also declined to comment.

The deal reinforces indications of a revival in the commercial realty market across the country, with large transactions over the past few months. Tata Consultancy Services entered into an agreement recently to lease over 2 million sq ft of built-tosuit space at Hiranandani Estate in Thane for 15 years in what's been billed as the largest single office space transaction in India in terms of area. TCS will also hold a soft option to extend the lease by 2 million sq ft. In May, Flipkart leased a 2 million sq ft custom-built office campus in Bengaluru.

For some time, big institutional investors such as Blackstone and GIC have been investing in commercial property and now big companies are returning to the market, hinting at improved business demand and the need for expansion.

Net office absorption in top eight cities may touch 36.5 million sq ft by end of 2015, up 18% and 65% from levels in 2014 and 2013, respectively, according to Cushman & Wakefield.
