MPCorp enters pact with LG unit for resort, smart green city projects in Iskandar Malaysia

KUALA LUMPUR: Malaysia Pacific Corporation Bhd (MPCorp) is tying up with LG Corp’s IT and media services unit to develop LakeHill Resort City and APTEC City's smart green city-related projects in Iskandar Malaysia.

LakeHill Resort City and exclusive permanent trade expo APTEC City are initiatives by MPCorp and Ministry of Finance unit Amanah Raya Bhd.

MPCorp's subsidiary LakeHill Resort Development Sdn Bhd had on Thursday, Nov 18 entered into a memorandum of understanding (MoU) with LG CNS regarding the projects, MPCorp said in a filing to Bursa Malaysia on Friday.

Under the terms of the MoU, MPCorp and LG CNS will collaborate on the strategic planning of the smart green city as well as ICT-related designing, construction and maintenance of the project.

The collaboration will extend to these areas of the smart green city — residential areas, transportation, security, safety, environment, tour or entertainment, logistics, business, digital landmark, sourcing, distribution, sorting, supply chain, postal and financial services, e-education, wire and wireless network.

A detailed scope of work on the smart green city will be determined mutually at the time of contract, which is subject to approval by the board of directors of the group and LakeHill Resort Development, said MPCorp.

BRT is under the purview of Federal Government, and just like you, I am concern about the progress of BRT here or elsewhere in Malaysia.

JB public transport faces several woes and deficiencies:

1) Irregular waiting time
2) Out dated ticketing system
3) Take it or leave it attitude
4) Private sector's Public transport rather than Public's public transport
5) Bad routes, coverage is marked by profit
6) No expertise in public transport sector. Those who are experts are not in charge.

Remarks: I myself is slowly moving away from public transport, its slow and time wasting.

RM240m Danga Utama project to start soon

Danga Utama, a RM240 million commercial property project in Skudai, is set to become the new urban centre for businesses hoping to cash in on the boom in Iskandar Malaysia.

The development is just a stone’s throw from the Iskandar Malaysia corporate offices in Danga Bay.

The 7.3-hectare site is strategically located near Sutera Mall along Jalan Skudai/Jalan Sutera Danga and flanked by Sungai Skudai -- one of Johor’s most important rivers which connects to Danga Bay.

The developer -- Teras Hijaujaya Sdn Bhd -- is owned and managed by the same people behind the Danga Bay waterfront properties here.

"Phase 1 of Danga Utama will showcase shop offices in modern and contemporary designs, including six lots of six-storey tower blocks," said the company's chief executive officer (CEO), Datuk Lim Kang Hoo, in a statement today.

Lim, who is also the CEO of Danga Bay Sdn Bhd, said Danga Utama was a fast track development with construction due to start by the end of the year.

In all, he said, there would be 129 units of three-storey shop units with mezzanine floors and six tower blocks under Phase 1.
Site clearing is now in progress.

Prices of the shop offices start from RM1.358 million for a standard unit and the take up rate since the sales launch on Nov 13 is now about 95-per cent.

The towers blocks, designed for corporate offices, offer excellent frontage along Jalan Skudai and Jalan Sutra. Prices of the six towers range from RM6.1 million to RM11 million each.

Lim said under Phase 2 of the development, elegant features would be incorporated into the masterplan to evoke the Venetian spirit of relaxation and entertainment, amidst a sparking waterway.

"We will add a touch of Venice in the architecture and design with most of the commercial, leisure and entertainment activities centred around Sungai Skudai," he said.

The masterplan will feature scenic pedestrian walkways along the river with ample open spaces for people to relax and enjoy, with alfresco dining and entertainment design elements.

Also coming up under Phase 2 are several condominium blocks and exciting new riverfront commercial property developments.

According to Lim, a dedicated jetty would also be built to facilitate the operation of a water taxi, ferry or river cruise service from Sungai Skudai to Danga Bay and beyond to Singapore in the future.

Sungai Skudai is one of the rivers to be rehabilitated by the federal government as part of the RM330 million budget under the 10th Malaysia Plan. This would involve the dredging, widening and complete clean-up of the river, including a comprehensive river beautification programme. -- Bernama

Danga Utama commercial project is latest development in growth corridor

JOHOR BARU: Teras Hijaujaya Sdn Bhd, the developer of commercial project Danga Utama, wants to position the development as the new business hub in the Skudai growth corridor.

Chief executive officer Datuk Lim Kang Hoo said the Skudai growth corridor would derive immense benefits from its close proximity to Nusajaya and Danga Bay, the two main growth components in Iskandar Malaysia.

Spanning over 9,307ha, Nusajaya is one of the five flagship development zones in Iskandar Malaysia, the country's first economic growth corridor launched in 2006.

Our project is located just a few kilometres away from the Skudai exit of the North-South Expressway and Second Link to Singapore and also from Danga Bay, Lim said at the project's launch recently.

He said the company had, under phase one, sold 85% of the 129 three-storey shop offices with mezzanine floors priced from RM1.35mil.

Other components in phase one include six six-storey corporate office towers with selling prices from RM6.1mil.

Lim said the project on a 7.3ha site along Jalan Skudai and Jalan Sutera Danga would be completed in the next four to five years with gross development value of RM500mil.

He said phase two would have high-end condominium towers and retail outlets overlooking Sungai Skudai which would be rehabilitated under the 10th Malaysia Plan.

The Federal Government has allocated about RM300mil for a comprehensive river beautification programme which include dredging, widening and complete clean-up of filthy rivers in the country.

We want to repeat the success of Danga Bay in our Danga Utama project. Phase two will also see us introducing water taxi services from Danga Bay to the project here, said Lim, who is also Danga Bay Sdn Bhd CEO.

Located along Jalan Skudai, Danga Bay is now one of the most sought after addresses for waterfront development properties in Johor Baru, with Lim as one of the players behind the transformation of Danga Bay.

Upcoming projects in Danga Bay include three hotels, high-end condominiums, a marina, an international convention and exhibition centre, and office towers.

Iskandar Regional Development Authority has also chosen a waterfront area in Danga Bay for the wellness township development project in Iskandar.

Khazanah Nasional Bhd and Temasek Holdings Ltd will be jointly developing the project on the 202ha site.

Johor-based construction and property company Mahabuilders Bhd is eyeing a listing on Bursa Malaysia’s main market next year.

Group chairman Mustapha Hassan said the company would be engaging a professional consultant to prepare the proposal for its initial public offering exercise.The company, which has a track record in acquiring and reviving several abandoned property projects in Johor since 2001, is also developing its own projects.

Among them is the 177.25ha Taman Desaru Utama township, which has over 2,000 residential and commercial properties with a gross development value (GDV) of RM650mil.In September, the company will be launching Horizon Residences – a two-block 23-storey high-end condominium project – and 60 shop office units known as Horizon Point. Both projects have a combined GDV of RM150mil.

The company was set up by contractors Mahadun Abdul Rahim and Muhammad Said Hassan in May 1983.

Initially known as Mahadun Binaan Sdn Bhd, the company changed its name to Mahabuilders Sdn Bhd in 1994 and to Mahabuilders Bhd recently.The company is among the few in Malaysia specialising in acquiring and reviving abandoned property projects.

Iskandar M'sia receives additional RM700m, says Abdul Ghani

NUSAJAYA: Iskandar Malaysia has received an additional allocation of RM700 million to develop various infrastructure at the development corridor for the next two years.

Johor Menteri Besar Datuk Abdul Ghani Othman said the allocation was approved at the board meeting of the Iskandar Regional Development Authority (IRDA) which was chaired by Prime Minister Datuk Seri Najib Razak, as IRDA joint-Chairman, on Monday, Nov 29.

"A sum of RM339 had been allocated for the next two years under the 2011 Budget, and yesterday, the Prime Minister had agreed to increase the allocation by another RM700 to Iskandar Malaysia," he said.

Speaking at the launch of the Kota Iskandar and "Galeri Siar Jauhar" tourism programme at the Bangunan Sultan Ismail, here today, Abdul Ghani, who is also the IRDA joint-Chairman, expressed confidence that the allocation would enable all development that had been planned to be carried out according to schedule.

"The allocation enables all projects to be completed up to 2012, which is the year that brings significant changes where the 'Legoland' theme park will begin operations which is projected to attract one million visitors, while the University of Newcastle will begin operations at the end of next year," he said.

Meanwhile, Abdul Ghani said about 10,400 people, including local and foreign visitors, were estimated to have visited Kota Iskandar since the area, which is the new administrative centre for Johor, was opened two years ago.

Kota Iskandar, he said, had also won the FIABCI Malaysia Real Estate Award 2010 for the public sector, which was held at the federal capital on Nov 11.

As such, he said efforts to turn Kota Iskandar into one of the 10 tourist destinations in Johor could diversify tourist attractions in the state besides educating foreign tourists on the Johor heritage and history.

Under the Kota Iskandar and Galeri Sinar Jauhar tourism programme, Abdul Ghani said 20 tourist guides were provided to give information on the town including taking tourists around the area and observing the State Legislative Assembly sitting.

"At the Bangunan Sultan Ismail, there are two parks, namely the "Laman Bunga Rampai" and "Laman Bunga Kasturi" which were designed according to the Alhambra concept. Tourists would be taken around the parks to enjoy their natural beauty," he added. — Bernama

RM27b investment spent in Iskandar Malaysia

A total of RM26.89 billion or 42 per cent of the committed investments of RM64.38 billion in Iskandar Malaysia have been spent on projects on the ground as at end of September.

A statement from the Iskandar Regional Development Authority (IRDA) said the 9th meeting of the Members of Authority (MoA) of IRDA, which was chaired by Prime Minister Datuk Seri Najib Tun Razak on Monday, was pleased that several key projects were on track and ready to commence operations in 2011/2012.

These include the Netherlands Maritime Institute of Technology (recruitment to start in 2011); Newcastle Medical University Malaysia (in October 2011); Johor Premium Outlets (in November 2011); LEGOLAND theme park in Medini North (2012); Lifestyle Retail [email protected] (2012); and Marlborough College Malaysia (2012).

Najib is the IRDA co-chairman with Johor Menteri Besar Datuk Abdul Ghani Othman.

The statement said Iskandar Malaysia's positive growth continued to be on track for 2010 with greater awareness locally and internationally.

This was achieved despite the weak worldwide economic growth last year but following a strong rebound of regional economies in 2010.

It said the meeting also discussed strategies to woo more local and foreign investments to Iskandar Malaysia.

IRDA members were also informed that Iskandar Malaysia has been in the forefront of implementing the government's Economic Transformation Programme (ETP), aligned with the New Economic Model (NEM).

Seven of the 12 National Key Economic Areas (NKEAs) under the ETP are being promoted in the region, it said.

The statement said several Entry Point Projects (EPPs) under the NKEAs not only offered business opportunities to local and foreign investors but also help develop Iskandar Malaysia to be "a strong and sustainable metropolis of internatioal standing".

The MoA noted that Iskandar Malaysia continues to attract interest from investors given its strategic location, strong brand, competitive cost of doing business, transparency and good investment environment.

The economic corridor attracted 58 per cent domestic and 42 per cent foreign investments, with positive outlook from Singaporeans, both in the manufacturing and services sectors.

IRDA said it is also targeting at more impactful promotions and marketing activities next year.

The MoA was also given updates on the progress of the Johor Baharu Sentral Business District Transfrmation Plan and the Iskandar Malaysia Human Capital Blueprint initiatives, among other matters. -- Bernama
