Having already committed substantial investment to the Moroccan real estate market the world’s largest and unarguably most innovative property development company Emaar Properties PJSC have announced plans to build the very first golf and ski resort in Morocco in a week when Morocco hit the headlines as being one of the most exciting emerging property investment hotspots today.

The announcement from UAE based Emaar was made this week when the company signed a Memorandum of Understanding with the King of Morocco and further highlights the massive wealth of opportunity that is coming into existence for property investors in Morocco.

Earlier in the week we reported on the fact that EasyJet the no frills airline are due to begin flying daily to Morocco from the UK and that an American based property development company have recently committed USD 1.1 billion to Morocco for property development projects. It seems that we are not alone in considering the investment potential in Morocco to be ripe because the commitment of Emaar Properties to a marketplace can definitely be taken as a benchmark for a location’s potential.

Emaar’s new ski and golf property development will be called Oukaimeden and located close to the resort of the same name. The name means ‘the valley of four winds’ and has been chosen by Emaar to symbolise the fact that the development will be a recreational destination for all four seasons. To be situated in the Atlas Mountains (pictured) Oukaimeden will combine recreation, entertainment, relaxation and real estate residences in inimitable Emaar style and be the very first ski and golfing resort in the Middle East and Africa.

The development will feature a range of commercial property ventures from retail, office and entertainment space as well as 2,000 hotel rooms, with a range of residential real estate options for investors and home seekers. The design of the development has been inspired by the traditional Berber design with which the Atlas Mountain region of Morocco is synonymous. The range of recreational pursuits available to the resort’s residents and guests will be broad with the absolute emphasis on Oukaimeden being a year round hub of entertainment and activity.

If an investor remains in any doubt about the investment opportunity presented by property in Morocco they should understand that the commitment to the Moroccan real estate sector made by Emaar Properties is AED 25.3 billion to date. The Memorandum of Understanding which they signed with the King of Morocco this week and which featured the Oukaimeden development also featured two other luxury development projects, furthermore Emaar have already committed to three other world class property developments in Morocco. i guess if the resort is very close to oukeimden then in the winter the lake can be transformed to a natural patinoire, which is a great entertainement and also it can be the first natural patinoire in africa

Given the colossal investment, the UAE group has also decided to invest in a factory for the production of artificial snow. This has the advantage of being used in the spring and warmer periods of the year so that the ski station can operate the maximum number of months per month as possible.
That is over the 3-4months of the year today

I agree, I find truly interesting the mix of arab architecture and snow capped mountains... It will make the place unique, and therefore competitive with the "traditional" kind of golf/ski resorts we already have in Europe.

Hello harkerb the architecture is not arab, but is inspired by the old berber kasbahs of Southern Morocco ;-)

no it really does look arab, the arcs, windows, doors look arabic amazigh is different.

I dont think so. Personally I feel that the image of Morocco as purely Arab has been so common place that you start relating Moroccan architecture to all Arabs. If it were Arab, why dont you see same kinds of monuments in the deserts of Saudi Arabia.. ????
The reason Moroccan architecture is so appreciated as well as South Spanish, is because of the mix between African and Oriental... not one all alone!

this type of architecture is berber and you can see similar structures in all the south of Morocco and it is called kasbah
i agree with you that the details are from andalusian influence like arcs and doors

Le projet de station de ski géante «Oukaïmeden Atlas Ski & Golf», annoncé par le groupe Emaar, en mai 2006, bute sur le foncier. L'apurement est toujours en cours pour libérer les parcelles de terrain censées abriter le projet. Il s'agit, d'un côté, de 312 hectares dits de domaine skiable, qui seront donnés en concession au promoteur, et, de l'autre côté, d’une parcelle de 326 hectares qui accueillera les constructions et qu'Emaar devra acquérir.

Si le prix, selon des sources bien informées, ne semble pas poser trop de problèmes, puisque les parties se sont mises d'accord sur le prix de 25 DH le mètre carré, l'apurement de la parcelle, lui, nécessitera du temps. Et pour cause, il s'agira de déplacer le camp militaire qui se trouve sur le site. Auquel cas, Emaar devra trouver et fournir un terrain en échange. La question est actuellement en discussion avec l'Agence des logements et équipements militaires (Alem).

Mais ce n'est pas tout, car il restera les travaux hors-site que devra réaliser l'Etat marocain. Sur ce plan, Emaar insiste beaucoup sur les voies d'accès à sa future station, notamment la route menant de Marrakech vers l'Oukaïmeden, qui doit être élargie pour atteindre 7 mètres sur un tronçon de 30 kilomètres. Cette mise à niveau devra se faire avant même la livraison de la première tranche du projet, baptisée «Medina center», prévue pour septembre 2010.

Rappelons que le projet Oukaïmeden Atlas Ski & Golf, annoncé par Emaar en mai 2006, nécessitera un investissement global de 10,5 milliards de dirhams pour la réalisation, sur une superficie de 600 hectares, d'une station de ski, de terrains de golf, de complexes résidentiels..

This is an interesting project. I like the snowcapped mountains and the architecture. Has the constructon started yet? I really want to visit the place then its ready. Its a pleasure to read and see pictures about all the nice projects in Morocco.
