As far as I know, nothing has been submitted to the city yet. I would really like to see this one get going this spring, but I think at this point we'd be lucky to see ground moving by summer. Alatus seems to be very quiet about their developments and they drag out the timelines as well.

I'd say they are not in a big hurry. I think they are both looking at the pace that the Portland is selling and hoping that by the time they get into pre-sales the legislature will have done some revisions with the 10 year guarantee with the condo's owner's ability to sue. They have the land I think, so it is just a matter of time before they make their move forward.

Neighborhood gave approval tonight. This will be going to HPC in February.

I was at the meeting, it was awesome. There are a lot of wonderful things happening in this part of town again. The project will bring bump outs, a new high end restaurant, and possibly a Soul Cycle (first outside of NYC). They will also be giving $100k to help with neighborhood projects, plus $250k of public art to the neighborhood. There will possibly be Hour Car and Car2go stalls included. The parking ramp with have some upgrades, but is still planned to be used for development in the next 10 years or so.

"Despite pent-up demand, developers have avoided condo construction in part because of the liability created by the state’s construction defects statutes, which are among the most stringent in the nation.

Lux, who has built two high-rise condos in Minneapolis, said that to reduce exposure to those warranty laws, Alatus “will adhere to a stringent protocol and quality assurances for constructing high-rise residential buildings that has proved very successful for us in the past.”

It's great that he is not worried about the warranty laws. A good quality developer should NOT be worried - Bravo Bob Lux! Excellent building.

Love it! Now this is the caliber of design, height, and ambition we should see on Nicollet Mall! Amazing Lux can build condos with those stringent defect statutes while Opus and UP won't even touch that concept for our most prominent street. What does that say about the quality of their projects?

The design isn't anything exciting or special, but I like it. Should be enormously transformative for the neighborhood.

Makes a big difference when they add residential units and balconies into the podium. To bad they didn't have that feature on Nic on 5th.

I really like the vertical arrangement of the windows and balconies using slightly different design patterns. Gives it a feeling of soaring to the sky. Also, the massing of the tower is designed to look like an elegant grouping of slightly off-center rectangular forms. It's much more complex and interesting to look at than yet another dreadfully plain box. A pretty good improvement to say the least...

What is the building at 100 University Ave. SE next to this? I can't seem to find anything on google. Looks like a former library or something??

You are correct, also was a gallery for Dolly Fittermann until she sold it to the Philips family. It sat empty for a while before it was bought for the gallery. One of the most beautiful building in the TC.
