Israeli Developers Overseas

this thread will include many investments and highrises built by Israeli companies overseas. The number of projects by israeli companies
overseas has grown 450% in the last 5 years.. mainly because the
real estate market here was slow, but now its a trend.

Main countries where this is happening is:
canada, usa (n. america)
romania, bulgaria, poland, hungary, cyprus, czech rep., slovakia,
baltic states, russia, ukraine (europe)
angola, d.r.congo, nigeria, kenya, uganda (africa)
thailand, china, kazakhstan, tajikistan, turkmenistan (asia)

Romania - Hungary

Wardinon to build 25m Romanian mall

The textile company has built a number of shopping centers in Hungary.

Wardinon Textile ltd. (TASE: WRDT) announced last week that a sub-subsidiary signed an MOU to buy a 10.5-acre lot on which it would build a 25,000-sq.m. mall in a central Romanian city. The company notified the Tel Aviv Stock Exchange (TASE) that the land would cost €1.8 million and construction of the mall €25 million. Wardinon owns 43% of the Romanian company; its share in the deal is €11.6 million.
Until now, Wardinon’s real estate activities have mainly been limited to Hungary, where it has build several shopping centers. The company posted a profit of NIS 2 million for the first quarter of 2006 and NIS 5.1 million in 2005.

Warsaw:

GTC, of Kardan Group, sells warsaw's and poland's largest office block, Mokotov Business Park, 9 buildings, which it built and owned, for $288 million, to u.s investors.
GTC still owns 1.5 million sqm of office space in poland.

חברת GTC-פולין מכרה לקרן הנדל"ן האמריקנית "הייטמן פרופרטי" את מתחם המשרדים מוקוטוב ביזנס פארק, במרכז ורשה, פולין. הייטמן תשלם 287.5 מיליון דולר. המשרדים הם בשטח כולל של 107 אלף מ"ר, כך שהעסקה נעשתה לפי 2,700 דולר לערך למ"ר - מחיר גבוה במידה ניכרת ממחירי משרדים בת"א.

העסקה תניב ל- GTC רווח הון של 52 מיליון דולר. החברה ציבורית, ומניותיה נסחרות בשנים האחרונות בבורסה של ורשה.

מוקוטוב הוא מתחם בן 9 בניינים, ש- GTC, מקבוצת קרדן, בנתה לפני כ- 10 שנים, בניצוחו של אלי אלרואי, מנהל העסקים של קבוצת קרדן במזרח אירופה. זהו מתחם המשרדים הגדול ביותר בורשה ובפולין, והוא מושכר כולו, בעיקר לחברות בינלאומיות, כגון חברת הביטוח הגרמנית אליאנס.

הקרן האמריקנית, ששמה המלא הוא "הייטמן יורופיאן פרופרטי פרטנרס", קנתה את הנכס בעבור קבוצת משקיעים פרטית שאיגדה, קבוצה מספר 3 על-פי שיטה זו. לא נמסרו פרטים על מרכיבי קבוצת הקונים.

מתחם מוקוטוב נבנה בסמוך לגאלרי מוקוטוב, הקניון הגדול הראשון בורשה, שנבנה אף הוא באותו תקופה על-ידי קרדן. אשתקד מכרה קרדן 50% מהקניון לחברה הולנדית.

GTC-פולין היא בעלת שורת נכסים בורשה, קרקוס, לודז' וערים אחרות בפולין, בשטח כולל של 1.5 מיליון מ"ר. קבוצת GTC פעילה ויוזמת עיסקי נדל"ן גם במדינות אחרות במזרח אירופה.

I read in the CIFTA (Canada-Israel Free Trade Agreement) that Canada has allowed Israeli investors and developers to come to Canada and built and get an incentive on it...

there are some Israelis who have lots in Canada worth millions while some comapnies from Israel are making these malls in Canada...i heard this in and out....

Rio-Can which is a HUGE developer and Tridell are owned by jews...so i think that we have a good connection..

היזם יעקב אנגל קנה שלושה מגרשים בפיפרה, שכונת יוקרה בבוקרשט, רומניה. הוא ישלם 26 מיליון שקרל, ויבנה במקום שכונה בת 550 דירות יוקרה, בנות 100 מ"ר בממוצע. הדירות ימכרו ב- 520 אלף שקל, שהם כ- 140 אלף דולר בממוצע לדירה. תמורת המכירות הכוללת של הפרויקט מוערכת ב- 340 מיליון שקל.

אנגל קנה את המגרשים באמצעות החברה אנגל מזרח אירופה, הנמצאת בשליטתו. חברה זו רשומה בבורסת AIM בלונדון, וכבר גייסה כספים לבניית שכונות מגורים נוספות במזרח אירופה.

אנגל מזרח אירופה סגרה עסקה לגבי מגרש אחד, ושילמה דמי קדימה. לגבי שני המגרשים האחרים נקבע, כי אם העסקה תתעכב בגלל בעיות תיכנון, תקבל החברה הנחה של 50% על המחיר שתשלם בעדם.

Poland - warsaw, poznan

Foreign investor to buy 33% of U. Dori unit Ronson

Ronson Development Group is a leading residential developer in Poland.

Uri Dori Engineering Works Corp. (TASE: DORI) today announced added value to its Polish subsidiary Ronson Development Group, in which it owns 50%. Dori has signed an MOU with an international investment group to invest €52.5 million in Ronson in exchange for 33.33% of the company’s shares, giving it a value of €157 million, after money. Completion of the deal is subject to due diligence by the buyer and various permits.

Dori and a partner own Ronson in equal shares, and the three company own one third each of the company when the deal is closed. Dori’s stake in Ronson will be worth €52.5 million after the investment.

Most of the proceeds from the deal will reportedly finance new projects by Ronson. Dori and the new investor undertook to collaborate on residential projects in Poland. Ronson is a leading residential developer in Poland. It is mainly active in Warsaw and Poznan, and is currently building 2,200 housing units. The company also owns land zoned for a 40,000-sq.m. office project, which is not included in the present deal.

Dori is one of Israel’s oldest developers. The company is building 3,500 housing units in Israel, and is a contractor in projects worth NIS 660 million.

Engel Serbia - Belgrade

Marina Dorcol

The project will consist of about 600 residential units located on Marina Dorcol in the city of Belgrade, not far from the heart of the city and the business centre of the city but still enjoying the pastoral view of the Danube. The project will include a marina which will be upgraded for about 150 yachts; the marina will be surrounded by coffee shops, restaurants and other shops and shopping mall. as well as by the yacht club and other marina related facilities. The neighborhoods will be designed by international designers together with first class local designers.

Wow, the project in Serbia looks very dense, although the buildings are average at best.

More news:

"Electra Real Estate said Wednesday it purchased a 50 percent stake in six properties in Germany for NIS 294.9m. taking over NIS 25.4m. in loans on the buildings.

The properties include three office buildings in Frankfurt covering 16,000 sq.m. of land, two office buildings in D sseldorf on a 4,650 sq.m. plot, and a Hamburg trade center on 6,500 sq.m.

In addition, the company said it sold seven properties in Germany a month ago for NIS 1.87 billion, which will yield Electra a profit of NIS 101m. "
