Soho West - movement on six projects here - Van Leer North, 100 Hoboken Ave (the site next to it), 39 New York Ave (also the Hoboken Brownstone Company, same as Van Leer), Holiday Inn Express, the Emerson Lofts and the other 14th St development (just closing the lot). As this neighborhood fills out...I hope Jersey City remembers to add that light rail station.

Emerson Lofts/Statco Warehouse - looks like demolition continued after a long pause. Almost gone now










14th St - nothing really going on here, but this lot appears to have been closed. This is the site of a planned 18-story development




The Enclave - looks good






















Van Leer North




The site next door, 100 Hoboken Ave - 5 story building




Looks like the Hoboken Motorcycle Club still remains


2 Hoboken Ave site - the Hoboken Business Center is in Hoboken, but the parking lot is apparently in Jersey City

16 Bennett - this one has been done for a while. With 11 Bennett and 100 Water, this will make a pretty impressive cluster

University Place/The Rivet - I'm not actually sure where Phase 2 is. Is it the building going up behind the Rivet (between it at the first university dorm), or is the site across University Place Blvd?

It's been a while...since then I've had a few photo sessions, but haven't had the time to post.

Here's one of Jersey City's forgotten (on this forum anyway) neighborhoods: The Heights. There's a lot of smaller two families under construction everywhere, and a few larger small-midrise buildings.

Thanks for all these great photos of Jersey City. Its amazing to see the amount of development all across the city.

I'm hoping the West Side of JC gets some more of those development $$$ flowing in

It depends what you consider major and where you're looking.

I wouldn't count 351 or 331 Marin as U/C yet, especially 351 which reverted to a parking lot (for who knows how long).

- 235 Grand, 75 Park, 99 Hudson, and 321 Warren are either finished or finishing soon.
- 700 Washington had started some piling work, but seems to have stalled since.
- 175 Second Street (14-15 Stories) is around 5-6 stories
- The whole "Soho West" area seems to be gaining a few buildings - Emerson Lofts recently demo-ed (26 story building), and Enclave 2 and 100 Hoboken Ave moving along (shorter buildings but hundreds of units), as well as 39 New York Ave a bit closer to Hoboken.

Outside of downtown - you've got JSQ 2
- 289 Jordan Ave (16 stories)
- 136 Summit Ave (9 stories)

There are also several shorter but large buildings on the West Side including
- 100 Water St (233 units)
- 400 Claremont Ave (600+ units)
- Phase 2 of University Place/Rivet
- 74 Pollack St (60+ units)

As well as 5-10 midrise buildings under construction in Bergen-Lafayette, totaling around 1000 units between them.

I've got tons of photos to upload tomorrow or next week

In the meantime, a little something amusing I noticed a few weeks ago -

One day I saw a pile driver outside my window. It looked to be around 4th Street so I went out to investigate. Sure enough, it turned out to be this site: 156-166 Brunswick Ave, a Gothamwest Development 5 and 6 story building. Looks like the southern, probably smaller building was piling




Not too long after (a week or so), the piling rig was gone...but then I saw a suspiciously similar looking one not far away, on Newark Ave. I went over to investigate...and it sure looks the same, this time piling on 235 Newark Ave site (5 stories)








Since I figure it's the same one, I waited for it to finish on 235 Newark...and sure enough, this evening, I spotted it somewhere else...


Seems to be the 386 5th/338 Newark (5-6 stories) site. It appears that many of the smaller projects in downtown Jersey City are using the same piling company, so presumably, this is the bottleneck for starting these. Wonder where it goes next.

141-143 Newark Ave - they did a good job recreating the facade of the previous building in place








175 2nd Street - this one's actually just about topped out now








460 Grand - this one appears..stuck. Hasn't moved in over a month and a half, although in the past week they did put a bit of green insulation at the bottom








Marin Blvd - between 1st and 2nd Streets. Lennar submitted plans to replace these two blocks of small houses. It's about time - they are way out of place in today's Jersey City
