First I will re-post some proposed buildings from the old Projects and Construction thread.

First the only supertall project in Tokyo in recent years, after some quite time it came out that this one has was cancelled. The city demanded that this project would get it's own trainstation, the railway company Keio that owns the railway line the runs right next to this area didn't want to cooperate and therefore this redevelopment was axed. This means that there isn't any publicly known supertall project right now going on in Tokyo.

This was the only real plan for a supertall skyscraper in Tokyo situated just outside of Shinjuku's skyscraper cluster. The whole plan consisted of 4 towers but only one of them will be taller then 300m. The tallest would be an office tower the other 3 residential buildings that with 245m would have been the highest all residential towers in Japan.

Status: Redevelopment CANCELLED

Luckily there are still enough proposed skyscraper projects that will be going ahead.

Another long term redevelopment project with a 209 meter high tower. The redevelopment plans started in 1993 and in 2008 it was decided to go ahead. But it's still just a plan not a project and there are no starting and completion dates. The final approval for this project has been requested in order to start construction in 2012.

Another redevelopment in Shinjuku, just a short distance away from the projects in the previous post. It's a residential high rise with a height of 180m and some low rise buildings around it. Apparently there used to be an earlier design that was 220m high but 180m will already stick out quite a bit in this part of Shinjuku.

Right next to the 2 tower of the Nagoya JR station a new 220m high tower will be constructed. The initial plans where a 260 meter high tower, becoming the tallest tower in Nagoya. But because of the economic crisis the has been downgraded, now it will only be the 4th tallest tower in Nagoya. The demolition will start in September 2010, with a projected completion date in 2016.

Just want to say thanks for all the work in this subforum...
It's much easier to follow each project now, as well as each city's projects.

It's hard at times to grasp how much new development is going in, esp. for an already built-up city like Tōkyō.

A pedestrian promenade will be constructed at ground level, connecting to the Station Tower.

Meanwhile, the existing facilities that have become a symbol of the West Exit will disappear forever by March of next year.

In preparation for the closure, YOKOHAMA CIAL has planned various sale campaigns starting in September, and on March 27, the curtain will fall on a history spanning close to 50 years. Yokohama Excel Hotel Tōkyū, which opened in 1962 along with YOKOHAMA CIAL, will also close its doors at the end of March next year. The realization that both facilities require large-scale construction and investment for seismic reinforcement was a contributing factor in abandoning a possible renovation.

Looks like the construction at Yokohama Station won’t be ending anytime soon.
The project itself is pretty impressive, with a gross floor area of about 184,000 sq m and a large section to be built right above the JR tracks.

Aerial. The West Exit of the station is at center. The elevated platforms from left to right:
  • Platforms 9-10: Yokosuka Line / Shōnan-Shinjuku Line (recently widened)
  • Platforms 7-8 and 5-6: Tōkaidō Line
  • Platforms 3-4: Keihin-Tōhoku Line / Negishi Line
  • Platforms 1-2: Keikyū Main Line
In the past, the Tōkyū Tōyoko Line platforms used to be wedged in between the Yokosuka Line and the West Exit building, but those were undergrounded in 2004 to connect with the Minato Mirai Line.

Project developer Mori has started to demolish a couple of buildings in Roppongi & Toranomon that are uo for redevelopment.


TOKYO 東京 | 21 - 25 Mori Building Replacement Plan 21・25森ビル建替計画 | 110m | Demo

Right next to the Izumi Garden Tower Mori is replacing 2 of their older buildings, the Roppongi 21 Mori Building (11 floors, 1971) and the Roppongi 25 Mori Building (25 floors, 90m, 1971) with one new office tower.

According to Mori these buildings are outdated and therefore they are redeveloped. Building 25 is already coffered in scaffolding, it will be gone soon.

The new building replacing these 2 will be a 110m high office tower, it will be higher then the old 25 Mori Building floor but it will have less floors. It will be modern building with the high floors that are now standard for Japanese office buildings. But it will still have a bigger total floors then the 2 old buildings combined.

Thank you Momo, I must say I was waiting for some news about the former Pastoral Hotel.
I hope it's gonna be a really tall high-rise. The land surface of the project is big, at least one hectar from my estimation, so there's room for something huge! Theorically, they could even build a super-high-rise in this area, isn't it? (Yeah I know, it's probably just a dream...)

What is it with Kobe and good residential towers?

Very handsome tower. Yeah, usually Kobe tends to have a little bit better looking residential towers. I think because Kobe is very limited on space, it butts right into the mountains. So I think for each building they just put more attention to footprint size, accesibility, and that attention shows out in the details and even into the design of the building.

This tower also looks more practical, since the balconies look quite big. I always feel that a lot of the new residential buildings in Japan are not thoughtful when it comes to balcony size. (balconies are essential for practical reasons)

Kobe is the reason why Osaka's city center isn't as wealthy as the center of Tokyo. And with that money you simply get more high class residential projects, unlike Osaka where you have more offices.

I'm also wondering what they will do, a supertall is out of the question since this area still has some height restriction because of Haneda. The plot is indeed huge, especially with the parking spaces in front of it, they should use that area if they want to go big because of the residential tower just behind the site. Together with the 2 Mori 200m+ towers going up in just a couple of 100m it could be a bit too much for a huge project. But with the huge amount of money they paid to buy the hotel it has to be something big, just to make some profit out of it.

If it's going to be U/C next year we will soon see some information, maybe they have stretched the height restrictions a bit. If you draw a straight line from Haneda to this tower it almost goes straight through the Tokyo Tower anyway, so the restrictions are a bit pointless anyway. It would make a good addition to the rapidly spreading Midtown Skyline.

On the site of the old Sapporo Mitsui Building that was demolished in 2008 a new 185m high skyscraper is planned to become the tallest tower in Sapporo. The plan has been on hold for quite some time now, but recently Imperial Hotel (帝国ホテル) has shown some interest in opening a hotel in the tower. If they go ahead with the plan it will mean that this tower can go U/C pretty soon because the plot is ready for construction.

Great.
There's a lot of projects for The Area Kyobashi / Yaesu / Nihonbashi(propper). With Kyobashi 2-chome West Redev.(190m), this one and the two other Kyobashi U/C bulidings, the Skyline of Otemachi / Marunouchi will now expand to the other side (east) of Tokyo station!! And that makes a lot of sense, if we consider that Tokyo eki area is very demanded as symbol of the siege of elite companies in Japan. There's probably a lot of pressure for new office space there, and I hope that because of that they'll build high!

By the way, I see that the developper is Mori trust! Interesting, until now they were not very involved in this area...
