Has anyone taken pictures of the two sets of two family houses on Malvern and Hanover? They are attached on an irregular lot, no set back. They used a lot of modern features on the exterior and have outdoor decks from each units.

They are all renting for $3000 - 4 bedrooms (they have they have the lower bedroom with the 3 beds above the garage).
$2300 - 2nd floor with 3 beds.

I called on them to see what he was listing them at and he said most were rented.

I recently rented my new constructions @ $1850 w/o parking and $2,000 w/2 car garage. All 3 bedrooms and about 1 miles from Penn.

What does everyone think of the "new" Bayonne box styles? I hate the steps that go straight up to the 2nd floor. Harrison is doing the same thing but, they are all 2 bedroom units. Do you think the 3 bedroom apartments versus Harrison's two bed apartments will give Ironbound an advantage with new constructions? Newark also offers tax abutments for the same type of construction. Harrison taxes will be $12-14k, while Newark will be $5-6k and then in five years 10-11k.

My parents just bought a knockdown in the Ironbound (25x100) and are going to be building (probably a bayonne box). There really isn't much more you can do there due to zoning. It will have a 6' setback and 30' backyard and a 10' cutout for the garage. You really are limited on what you can do.

They only way to get rid of the 15-16 steps is to install a sprinkler system so you can have a shared common entrance. I did they with my new construction and it cost about $8,000 per house on a 2 family.

They actually just listed the unit at $2800. I guess he couldn't get $3,000. I thought that was a little aggressive.

I thought Bayonne boxes were banned under the new zoning rules?

What else can you build on a 25x100 lot? You can only build a 2 family house with a garage. Not much you can do.

@dacunha213 Those are some nice development projects hopefully they can finally get rid of Riverview Court and Hyatt Court.

Is the Ironbound Hotel the same as the Carvi Hotel?

Yeah and I also noticed there is a few more sites on S.O. Ave with land that can be developed it would definitely improve that region of the city.
