Macklowe's Midtown tower would be among the city's tallest

The 82-year-old will submit his plans for the 1,500-plus-foot spire across the street from St. Patrick's Cathedral to the city next week, kicking off a public review process for a development likely to cost more than $1 billion. It will be built by transferring hundreds of thousands of square feet of development rights costing tens of millions of dollars from the church.

The tower, which would rise midblock between East 51st and East 52nd streets, features unusual elements, including a tapered, stiltlike midsection that will prop up the height of the floors above. The highest floors will feature a multilevel observatory. According to several people who have seen Macklowe's proposal, he has envisioned a clear, plastic or glass-enclosed slide that would protrude from the building's exterior, giving riders the vertiginous sensation of soaring high above the city.

For years Macklowe has been quietly purchasing low-rise properties to assemble the site on which the tower would rise. As Crain's reported this week, Macklowe Properties recently locked down the third acquisition out of the five reportedly being targeting for the structure's footprint, though the company may have more in contract.

Macklowe has been telling stakeholders that project would cantilever over the landmarked John Pierce residence on East 51st Street, include an observation deck near the top and feature a public space near the base, though his plans could change as the process moves forward.


To build the more than 1 million-square-foot building, Macklowe needs to secure hundreds of thousands of square feet of air rights. Several sources familiar with his plans said he will acquire a large tranche from St. Patrick's Cathedral, which owns more than 1 million square feet of unused development rights. To make the transfer, Macklowe must go through the city's uniform land-use review procedure, a process that requires public review and approval from the City Council.

this would be beautiful if its gets approved without height being reduced. and that it wouldn't have any spires too

The Empire State Building May Soon Have Another Rival on the Skyline

The design looks rather "awkward" for lack of a better word. Really hope it gets enough criticism during the review process to instigate some drastic changes. If it ends up being around the same quality as One Vanderbilt I'd be elated.

Looks like they are repeating the 432 park design with minor changes .

This reminds me of one of the preliminary designs for Hudson's Site Tower in Detroit. Hopefully it will evolve similarly and this rendering is only to display the scale of the project (which, mind you, is a single foot taller than the rival to Macklowe's 432 Park Avenue. Tower Fifth also blocks Central Park Tower in this rendering. This is undoubtedly Macklowe trolling Gary Barnett/Extell)

Well, if this is built and so close to the JP Morgan HQ, I hope Jared's Zaha Hadid tower gets a second chance, too. That would make a great cluster.

These preliminary renderings look like absolute trash. Hell, they make 432 Park look good. Hopefully the design will be improved with time.

If anything, they need to get rid of that retarded protrusion. Im sick of buildings being designed with these disgusting tumors. There is absolutely nothing innovative or elegant in these stupid little cantilevers, and designing them as an observation gimmick for some instagram-obsessed ****wit tourists at the expense of the rest of the skyline shouldnt be allowed.

Fantastic. The last few years sprouted many glass towers in the city with blue curtain walls and tapered or wacky massings.
This is simple and powerful. And tall.

I think that was the inspiration here, though the cantilever is made blocky to conform with the rest of the tower's form. I can't tell where the observatory would be here. I doubt it's the entire upper portion of the tower, but it could be on top of the cantilvering floors or below what looks to be mechanical space at the pinnacle. Perhaps it's an ESB-style setup. One level below, and a more expensive one closer to the top.

I’m a huge fan of innovative “high alititude” outdoor spaces. This is thinking of new ways to open up the building so it’s not just concrete boxes stacked atop each other like jail cells.

I think it would look nicer in a cylindrical version. They could still create the same trick to create an outdoor observation deck at the top.
