PHILADELPHIA | 3101 Market - Schuylkill Yards | 334m | 1095ft | 70 fl | Pro

A new supertall for Philly will come in the later phases of the ambitious Schuylkill Yards mega project. Construction on the first of the highrises is set to begin soon.

https://www.philly.com/real-estate/i...-20190507.html

Quote:
Schuylkill Yards’ first project isn’t an eye-popping, super-tall glass building, but a 1.3-acre park, called Drexel Square. That project, which opens in June, will be followed by the renovation of an existing building, the former home of the Evening Bulletin newspaper.

[...]

After that, if all goes according to plan, Brandywine expects to break ground late this year on two new skyscrapers, an office building and apartment tower, on a dismal stretch of JFK Boulevard, where the Bolt Bus now picks up passengers. Both towers will be designed by the progressive New York architecture firm, PAU.

As alumni myself of Drexel, i'm so glad to see this area being developed into one of the many iconic places you'll find in Philly.

Drexel Square Park has opened.

Designed by West 8 and SHoP Architects, the $14.3 million park is lined with 23 Dawn Redwood trees. The park’s elliptical green lawn, measuring more than 12,000 square feet, features an abstract graphic overlay evoking visions of the globe, while also serving as a pathway for visitors. The site has custom granite benches, outdoor furniture and built-in lighting features.

They mentioned in an article 15 years. The first two towers are supposedly supposed to start this year.

Oh wow I just learned of this, the developers are certainly looking ahead big.
I'm not a fan of the area but it makes sense to expand there given the factors.

The main cbd doesnt have much land left for big towers, especially bulky office buildings. Theres a good amount of outdated office stock in the 15-20 floor range that could technically be torn down. In fact theres a big fat full-block office lowrise on Market between 19th and 20th that looks like a perfect candidate spot for a Comcast-sized tower.

Costs would be high though and i dont even want to imagine how much of a shitshow the city bureaucracy would cause. That coupled with draconian nimbys and zoning laws around the central area seems to make building across the river the logical choice for big projects.
