Confirmed on the Starbucks Wolverhampton FB page!!IMG_0435.JPG This is really bad for Wolverhampton and and the Mander Centre, if we can’t keep a Starbucks what’s next? Just another nail in the coffin for Wolverhampton! There is nothing positive to talk about for Wolverhampton at the moment!

Perhaps this is the end of their lease, and they might be looking to open in the new station or at Westside...

Not looking a good time for retail at the moment... especially for Dudley & Queen Street.

We got worried when it looked like the big names were going to leave Dudley Street for the Mander Centre. They never did... and now it looks like they're all going anyway. Goldsmiths, Foot Locker, Schuh, Ann Summers, Starbucks, Co-op Food, Patisserie Valerie, BHS, Wolves Megastore, EE, Icestone Gelato, potentially Topshop, even Barnado's now.

Beatties is for sale

For me the interesting part to come out of it is we finally know how big it is. I'd put it around 250k sq ft from estimating on Google Maps. It's actually 376,636 sq ft, if fully occupied. I believe that could make it the fourth largest department store in the country, after Harrods, Selfridges and HoF Birmingham!

Sports Direct have an agreement to occupy until August 2019 which means we could well see the store close:

SDI Propco or a group company will occupy and trade from the property until at least 9 August 2019; and

Either party can terminate the side agreement on or after 9 August 2019 on no less than 2 months’ written notice; if the side agreement is terminated then SDI Propco will terminate the licence to occupy in relation to the property.
While Fixion Warehouse have a 9 year lease on their nightclub part of the site, they have just had their license revoked over trouble.

Gorgeous Nightclub is sublet until 2035.

Options for the building

The store is for sale for offers in excess of £3 Million.

They say the potential options are:

1. Renegotiating with Sports Direct and securing them on a new lease
2. Determining the licence agreement and exploring reconfiguration and redevelopment opportunities (subject to planning) including:
- Converting the building to student accommodation
- Converting the upper parts to residential
- Configuring the property to provide a mixed use offering incorporating leisure

Importantly they've created floorplans for this (not available to the public) so it's viable.

Being marketed as 71-78 Victoria Street.


Also some interesting info from the pdf:

The University provides a further 1,768 bedspaces but these are reserved for first year students only. In total there are 2,956 bedspaces for 14,300 full-time students; this means there is just short of 5 students for every purpose built bedspace equating to just 20% provision. This level of provision is widely considered to be insufficient by average across the country where thresholds in some cities breach 50% provision i.e. 2 students for every one purpose built bedspace
So we could see a housing boom.

Can't understand how much students pay for their 1st year halls of residences, when I moved to Sheffield in 2000 I was paying no more than £30 a week including bills! Maybe I just got lucky but then had to live in the sticks.

Hope Beatties finds a good owner on an important corner of the town centre.

I paid £115 a week in Leicester for my halls as there was a shortage. Crippled me financially and I regret it with every ounce of my soul. Same company a the time had the same halls for £75 a week in Wolverhampton.

Far too much for an 18 year old to fork out, especially with tuition fees now. Obviously enough demand looking at the number of new build student flats in every city.

That said, weirdly they seem to have stalled again on the dairy redevelopment on the Stafford Road. Was to be this:

But since they demolished the tile shop they've done little with the site (that still sits there as piles of rubble).

City Gateway North Phase 1 has been completed (widening the A449 Stafford Road to a three-lane dual carriageway). To make up for lost trees they've installed these wooden wolf sculptures:







I love them, I just feel compelled to point out the irony that they've removed grass to do it :beer:

Next up will be Crown House, former DSS and latterly HMRC which has moved to Birmingham, conversion to resi.



The new Heavenly Desserts:



Unfortunately the dessert shop in the former YMCA shop has closed, and I count more than a dozen shops that have closed since my last visit (or at least don't open on Saturdays), mainly in the "Southside" (Summer Row) area.

They’re great, especially when adorned with a Wolves scarf as one of them was for a while

Hmm, that white building is a former solicitors (before that a brothel!) called Oriel Lodge. It's now an 11 bedroom private house. I wonder if we could get the owners to do something with that brick advertisement thing, could have some simple signs saying Welcome to Wolverhampton, or perhaps some artwork.
