Will downtown San Jose ever develop the type of height and density of the downtowns in San Francisco, Oakland, and Sacramento?

This development is probably also impacted by plans to elevate the rail alignment as proposed in the final version of the Diridon Station concept plan.

you can bet the house that all the units facing the tracks will be part of the 330 affordable units. it's also likely that the majority of the units facing the fch project will be the remainder of the affordable quotient.

it looks like some tower crane parts have arrived at adobe 4 today! there's also some serious rebar mat being stitched together for the foundation in the pit.

Edit: Nevermind, it's just the jib for the crane that's going to install the tower crane. guessing that'll happen over the weekend.

The SVBJ article names the two developers who are proposing the huge Dupont/McEvoy street development.

Miramar Capital, a San Jose-based real estate investment platform, and Campbell-based developer Pinion Property Company on Oct. 22 submitted what's known an enhanced preliminary review application — a much earlier stage in the entitlement process than a formal project application — to the San Jose planning department that proposes redeveloping six parcels in downtown San Jose into a residential complex.

The developers are still determining several aspects of the project, including its height and setback measurements, affordable housing component, and size of the project site, he said, and the residential complex could include multiple mid-rise buildings or be comprised of one building.

Pinion Property Company describes itself as a small developer of infill mixed-use projects that also provides entitlement and construction services for affordable housing developments.

Miramar Capital did not respond to a request for comment in time for this story's publication. The real estate investment platform owns six Bay Area properties, including an office and R&D building at 2825 N. 1st St. in San Jose.

Thanks for the link. Looks like they are going with elevated tracks and two station hubs.

Arcadia and Benthem Crouwel have been great with the layout process so far. Hopefully now we get into the station design and see renderings soon.

envisions station entrances on both the east and west sides of the two concourses on Santa Clara and San Fernando streets. It also includes elevated tracks from Julian to Virginia streets, which will allow for safer and more efficient travel from the east and west sides of the city.

To accommodate the future expansion of service at the station, an additional track and platform have been proposed — widening the station’s footprint to the east. In order to accommodate that extension, the section of Cahill Street between Santa Clara and San Fernando streets would be restricted to cyclists and pedestrians.
The TOJD lots should really be hotels. The housing in Google's plan is a terrible waste.

Does anyone know the length of the AboveNet lease of the Pavilion shops? I couldn't find the old articles on the lease.

It looks like the retail on the south added enclosure is gone and Im curious whether it's the beginning of something big there. I mean, given all the vacant retail nearby I doubt it but it just seems curious.

Frankly, my neighborhood, midtown, and Stockton Ave can accommodate the growth within walking/scooting/biking distance of the campus.

Google needs to come to an agreement with D'Arpino, which would open up significant housing capacity. I'd go so far as to say that any residential project on the D'Arpino block--regardless of who ends up owning it--should aim for the FAA limit.

(Though, I'd also go so far as to say that Google should build residential towers around Tamien so that housing is close but not bunched up)

BART service to Santa Clara County isn't going to happen this year

The Santa Clara Valley Transportation Authority has confirmed that BART service into Santa Clara County won’t happen this year.

Bernice Alaniz, a VTA spokeswoman says: VTA concluded that the two transit agencies’ work conflicted with each other because each needed access to certain areas of the project simultaneously. BART will hold off on its “pre-revenue operations,” and that “will necessarily result in the start of passenger service after December 31, 2019."

After extensive review and coordination with BART management, VTA has made the difficult decision to defer most of BART’s pre-revenue operations on the BART Silicon Valley Berryessa Extension. The two agencies have concluded that in the interest of achieving a safe and reliable start of revenue service, a more practical work plan needs to be developed.
Better to be safe than sorry. Maybe by mid 2020?

i'm very pleased with this final dual concourse layout. bikes/scooters and private vehicles/rideshare will be directed to the south entrance while pedestrians and other transit connections are focused on the north entrances. it shortens the transfer distance and will make everything flow much smoother. the layout of the current station/subway/platforms isn't capable of accommodating the expected number of passengers. this will easily do that and leave room for the future as well.

I'm looking forward to seeing the final design now. if they're really thinking about the future, they should include heliport capabilities on the roof of the platforms like they've done at related santa clara and the new davidson tower. that would really make this the station of the future, fitting for it's silicon valley location.

can't say i'm surprised by this. vta/bart incompetency is astounding here. as long as they have it ready for the baseball season, i'll be happy.

Seven months after the frenzy for its Portuguese custard tarts began, San Jose’s highly acclaimed Adega restaurant will open a spin-off bakery in downtown San Jose.

This Friday, Nov. 22, the first pastéis de nata will come out of the Pastelaria Adega ovens at 30 E. Santa Clara St. — about three miles from the restaurant.

According to Public Records, interestingly enough (time-wise), but for the fact that the tenant has two (2) additional ten (10) year options to renew, the lease would actually have been set to expire next week.

it's official, urban catalyst is now the proud owner of the Knox-Goodrich building that they plan to incorporate into their fountain alley office development:

“This is the last parcel that we need for the mixed-use project we’re planning,” said Erik Hayden, president of Urban Catalyst, which was formed to create funds that can capitalize on tax advantages provided by opportunity zones in places such as Oakland and downtown San Jose.

Acting through an affiliate, Urban Catalyst bought a narrow lot on First Street just south of East Santa Clara Street and the Bank of Italy office tower, according to documents filed with Santa Clara County officials on Nov. 15.

UC Fountain Alley, the affiliate, paid $2.1 million for the parcel, the county documents show.

Swenson, a stalwart real estate development firm, was the seller. UC Fountain Alley also obtained $4.8 million in financing from Presidio Mortgage Holdings to bankroll the purchase, according to property records.

Urban Catalyst now owns three parcels that are adjacent to each other with addresses of 26, 30, and 36 S. First St.

There's a lot to be excited about Downtown these days, but this FAB development is near the top of my list. Will really complement a revamped Bank of Italy building and, taken together, will elevate the whole Fountain Alley area. Can't wait to see this one finished. Undoubtedly, the rooftop bar/restaurant will be very popular.
