NASHVILLE | Bridgestone Tower | 460ft | 30 fl | U/C

Here is Tony's 41 story Sheet Music proposal. Boy what a beauty!!!

Exclusive: First glimpse of Tony Giarratana's Sheet Music tower
http://www.bizjournals.com/nashville...arratanas.html

Quote:
Last week we told you about Sheet Music, the 41-story mixed-use tower that developer Tony Giarratana is planning in SoBro.
Today we bring you a rendering of the project, designed by Perkins+Will, which also designed the world's most expensive home.
Sheet Music is slated for the southeast corner of Fourth Avenue and Demonbreun Street, next to the Encore condominium tower.
The curvilinear project's current design consists of three main layers: parking, office space and 15 stories of residential or hotel rooms on top.
Giarratana said he is in talks with an international company for a headquarters that would anchor the high-rise.

Developer Tony Giarratana says he is in talks with an international company for a headquarters that would anchor a 41-story high-rise in the SoBro area of downtown Nashville.

Giarratana gave the Nashville Business Journal a first glimpse at the mixed-use project, code-named "Sheet Music," which is slated for the southeast corner of Fourth Avenue and Demonbreun Street, next to the Encore condominium tower. On the other side of the Encore, Giarratana plans to break ground on a luxury apartment high-rise by the end of the year.

Quote:
Giarratana unveiled plans two years ago to develop a four-star hotel on the Sheet Music site. Now he's aiming higher.

The curvilinear project's current design consists of three main layers: parking, office space and 15 stories of residential or hotel rooms on top. Global architecture firm Perkins+Will designed the project.

"There isn't anything like this in the city," Giarratana said.

"The idea on the office is not to build a spec office but rather to build a corporate headquarters with just the amount of space the company wants, plus its growth and expansion," Giarratana said.

Giarratana wouldn't reveal any details about the company he is speaking with, except that it needs 200,000 square feet plus 50,000 square feet for growth.

He doesn't give out the name of the company he is in talks with so other developers don't try and come in and offer proposals of their own. Makes sense right? Why would you want to invite competition?

HCA currently looking for 250K sf office spaces in downtown so Tony put out this project to get their attentions, if Tony get lucky and banking big bucks from HCA would be a win for him. Tony is smarter than the idiot Alex palmer. There is no international company, they made this one up.

I know Tony personally, I'll let him know you think he made this up!! LOL!

Seriously, I have known Tony about 9 years, and he has never misled the media on any of his multitude of projects he has built.

The Cumberland 23 stories, Encore 20 stories, Viridian 31 stories are completed just to name three tower projects. There are many others, but Tony has never "made it up."

I'll remember you posted this if it happens.

Good question!

I wonder if the company he is in talks with had any design input into this tower? This doesn't seem like the kind of tower an auto company like Fiat/Chrysler would be in.

To me, the tower just screams bank, medical industry, or tech industry. I could be way off the mark here, but that's my thought's anyway's.

I can't wait to see some other angle's of this render.

I think I know who it may be, but I will not say until it's reported by local media, but this company has been mentioned before in the local media a while back. A couple of years back, but they would fit into Nashville's new "Tech" image as reported in the NBJ, and I don't mean Google either!

Not to be a party-pooper; but, I do not see how this could be 600-650 because that would average 14.6 - 15.8 feet per floor. No way. Double Encore next-door to 450 ft or add 13 floors to Pinnacle .....

using some generous numbers: (parking) 11*12 + (office) 15*15 + (residential) 15*12 = 537

And if it is built at 537, how many here will be happy?????

Does anyone know if Tony ever reached an agreement with the coin shop?

This is great news for Nashville. Sooner or later Giarratana will strike the motherlode. Let's hope this tower is the start of a nice long run!

Yeah, I wasn't sure about the height. Someone else stated the 600'-650' number, so I just went with that.

I will go ahead and tell you what I think.

He is talking to.........

Lockheed Martin. That is my speculation. They expressed interest in Nashville 2-3 years ago, and they love the location for lower taxes, percentage of college graduates, infrastructure etc...

No, as I have heard they are staying, and this will be built around the coin shop just as The Sobro will be built around Mrs. Crows little yellow building.

Funny you say that, becuase I was thinking the very same company. That would be awesome if true.

I would be more than happy to have that tower at 500', 537', 600', whatever. This building is HOT!

Sorry but Encore and Viridian were 95% Novare - Novare business model, Novare architects, Novare financing.

He's got some great projects and I love that he thinks big but he'll be the man if he can deliver on some the great ideas.

True that gwiATLeman, but at least Tony put 3 towers in the downtown skyline! Nobody else besides Pinnacle Bank (with Canyon Johnson who also did Terazzo), Bristol Development who did the 22 story ICON in The Gulch, and Omni Development Group have built anything of significance in years.

Ray Hensler is working on his second tower, the 23 story Laurel which is slightly taller than his 18 story Adelicia.

Palmer has not done anything since his 1986 18 story Palmer Plaza.

If not Tony, who?

Nice looking tower. Love to see more renderings of it. A skyline shot would be cool.
