Downtown Brooklyn's first new office tower in more than a decade will rise
Project will be the first ground-up commercial development following a 2004 rezoning, which so far has spawned only residential buildings.

Manhattan-based JEMB Realty will construct a a 400,000 square-foot office tower at 420 Albee Square, between Fulton and Willoughby streets instead—a development the administration said is part of its goal of meeting the demand citywide for 60 million square feet of office space expected during the next decade. Originally, the developer planned a residential tower for the site.

"This is a fantastic project that will stoke Brooklyn's economic engine and deliver the kind of high-quality jobs and careers we want to secure our place in the 21st-century economy," Deputy Mayor for Housing and Economic Development Alicia Glen said in a statement.

The development will be the first ground-up commercial project in downtown Brooklyn since the area was rezoned in 2004. Instead of fostering more commercial square footage as intended, the rezoning has brought only residential towers so far.

The announcement is part of the Willoughby Square project, which will involve the development of a subterranean parking garage topped with a public park at ground level.

This tower changed from residential to office and the height increased from 389ft to 600ft.

This is very good news for downtown Brooklyn, getting a new commercial office tower. It will bring more jobs into this developing CBD.

Not bad. While I liked its shape looks at the previous render, the cladding with its cheapening shifty windows and yellow bars didn't register with me. The height reduction is an acceptable sacrifice.

Either way, the height of the previous design was likely around the same minus the spire. What matters most is that this is still a major office development for Downtown Brooklyn. Most, if not all of the recent highrises to be built in Brooklyn have been residential.
