this is great news.

Firstly the new unit looks fab, and brings a unit on Dudley Street back into use.

Secondly it paves way for Metro Bank. The unit next door (former pawnbrokers, more recently a mobile phone accessory shop) has been seized. The pound shop next to Vodaphone is vacant now (moved to the Mander Centre).

So we'll now be filling three empty units on Dudley Street (and relocating one).

This whole corner:

Phone clinic, Vodaphone, and the store next to that, will look like this:

Add to this the BHS unit, which will be split into two and become Wilko and B&M, each with an entrance off Dudley Street:

Express and Star

On top of this, further positive news...

Anyone know when River Island got its refit?

It's been given new white signage to replace this:

Suggests to me they aren't closing any time soon, nor are they moving into the Mander Centre.

Perhaps I just didn't notice. Might have been done a while back. Still, thinking positive.

And in less positive news, looks like GREEN + BENZ - formerly Goldsmiths, took over by TH Baker - are "closing down forever".

https://www.greenandbenz.com/wolverhampton/?--

So since TH Baker have opened a new store in the Mander Centre, let's take this as by proxy a store moving from Dudley Street to the MC.

Health of Dudley Street

A look into the health of the street.

Colour code:

- Dark green: existing stores that are generally in good shape
- Light green: existing stores that I think could do better. Under utilised large stores, units that are too small, poorly maintained, plastered with vinyls, etc. I've added my suggestions for improving them
- Red: vacant

I've put some blue markers on stores that we could lose from CVAs and store closure programs.

It's actually that not many, and vacancy rates are pretty good!

What do you think, could Wolverhampton do with a new Primark??
This might interest you, this is my plan for the area (and it's much the same).

I'd share it with the council but they'd probably laugh it down as retail isn't exactly prime right now.

The Manhattan (Traveler's Rest, not CRC) has been demolished for a future £4.5m health centre (will be a car park in the meantime).

Two new shops for Bushbury high street, next to Patsy's Wines.

Only a little app, but still. This will be a two storey extension with flats above, directly opposite Select & Save which has an app for flats to be built above the shop. Bulk up the high street a bit.

I know someone who used to own a shop on the parade. They were forced to close after being leaned on by a protection racket...

In Oxley, the Island House has been sold (the bar and grill part) and will be extended with a larger kitchen.

25 student flats to be built next to the Leaping Wolf (former Goal Post pub), Molineux.

Three storey building, should provide a good streetscape. In the app they provide a study which shows the car park is rarely used (can see this anyway driving past).

The pub itself has been refurbished extensively:

Grill-It Tettenhall is 5* rated on Tripadvisor from 98 reviews, so sounds positive!

I wonder what the connection is behind the scenes. The Island House was originally by the owner of the Newbridge chippy, voted best in the UK. Grill-It is located opposite in Newbridge.

Have been reading the app for the Wetherspoons Hotel/Museum/Bar. It's looking very detailed... They talk about seeking out archive photos so that they can restore the canopy to exactly how it was in the Deco period. The interior has lamps and sofas to fit the style. I think it's going to be quite classy. All tiles are going to be reviewed and replaced as necessary and the materials look superb.

On top of this Telegraph says:

Quote:
The project’s completion will see the West Midlands city become the home of the largest Wetherspoons outlet in the UK, a distinction that currently goes to Ramsgate in Kent (the pub in question being The Royal Pavilion).
So a new world's largest for Wolverhampton!

Wetherspoons is under construction now, worth a thread?

They're stripping out the O'Neills unit. Guess they'll do that first, open it, then close and refurb the other half.

The Spires health centre, Wednesbury, will move to a new building behind the new leisure centre. Frees up a decent plot on Victoria Street (road from the tram stop to the bus station). With the adjacent Wednesbury Police Station also to close, IMO this area is ripe for redevelopment.

Express and Star

Been over a decade in planning as it happens. But a planning app is in. Lodged in August but its decision date was last week, so presumably it's now approved?

Couple of new shops off the market place, too, next to Porky's cafe.

Wolves owner Fosun are looking to buy Thomas Cook Tour Operations. Given they own land and there's the possibility of them buying the ASDA site, this may be a long shot, but imagine if they relocated the HQ from Peterborough to the Molineux Quarter...
