The construction of this tower, which is part of a string of redevelopments at the Yaesu side of Tokyo station. As the construction of the other towers will only start in a couple of years I opened a new thread for this tower.

What's going into the curved corner lot, it really broke up the property for this project.

For now we only know that it's going to be a 70m tall office building. The company that was the owner/user of the previous building in this corner is building their new Tokyo office right here. They haven't released any renderings yet. We might get some when the construction will start, but that is only February next year.

Ideally you would want to see the whole block being used for this redevelopment. But it's always difficult to get all the owners of all the plots in the block to sell it to the redevelopment association and/or the developer behind the larger project. The legislation behind these associations that are specifically set up for such large projects are one of the measures taken by the Japanese government to speed up developments. Property laws are very rigid and very protective of land owners. There are no special measures for land acquisition by the government to make land owners sell their property even if they don't want to. The most famous case in Japan is Narita Airport where there are still a couple of farm building right in the middle of the airport which has prevented the full construction of 1 runway. It's pretty obvious if you look up the airport in Google Earth.

With these associations it was supposed to become easier to buy all the land, which is done by of making it easier for the owners to become a partner in the development as an alternative to selling the land. It only works so and so as it can still take a long time before a project can actually start as the land owners rights are still more important then the ambitions of developers.

In the case of this corner it is actually part of the whole redevelopment process, the owners did join the association, but decided to construct their own new building at the same time as the large tower is going up. You can see this in the renders as both buildings will share the podium.

The buildings in the back of the block, including the fairly recently constructed hotel with the yellow hat, are not part of the development. The owners of those buildings didn't join in. One of the old buildings between the corner and the remaining building did join. The developer had to do something specifically for that building plot, the render of the smaller A-2 building will be constructed there.

The cluster around Tokyo Station looks really likely to overtake Shinjuku as Tokyo's largest highrise cluster in the not too distant future if they keep building like that.
