That spot in Southbank will be utterly unique in that it’ll have the tallest skyscrapers in Australia. I’m seeing Eureka, 108, Packer’s casino and Green Spine all in one area. What a sight that will be.

Melbourne does have strict FSR controls and a planning minister averse to height. Like the last time, Crown will seek to have this approved via 'state significance' exemptions, but approval is by no means guaranteed.

What are the ratios in the CBD/Southbank? From what I’ve seen, most current devs in Melbz would not have been allowed in Sydney, especially under City of Sydney jurisdiction. Or, if they’d been allowed, they would’ve been scaled down versions.

If it was passed once it should get a new permit easily you would think and also with the "Melbourne Boom" starting to slow down this massive building is needed to keep the momentum going.

The previous proposal was 300,000sqm tower, giving a plot-ratio of 56:1

My ideal would be a 180,000sqm (slimmer, but taller) Crown tower giving a plot-ratio of about 35:1.

Noting 435 Bourke was approved at 30:1. So 35:1 is viable with lots of community facilities and give back.

Green Spine is seeking a similar level of plot-ratio.

Due to State Government policy of encouraging office development, all office developments in the Capital City Zone now get a plot ratio of 30:1 subject to design/amenity/shadow control conditions. Residential starts at 18:1 but up to 30:1 can be achieved. Hotels fall between the two in practical terms.

Re Sydney getting a super tall, Dexus will be making a stock exchange announcement on Thursday 6th of Feb (3.5 weeks from now) which will include a results and operational update. I would not be surprised if we get an update on 56 Pitt Street then.

Re 1 Queensbridge Street in Melbourne, the next official update will be likely not occur prior to the next scheduled announcement on Wednesday 19th of February. But I guess you never know.

Stay tuned for an announcement on Green Spine within a similar timeframe.

Read text BBB: it says 'a stock exchange announcement', i.e., an announcement in the stock exchange about its plans for across the street at 56 Pitt, NOT re the stock exchange site itself.
