Calculation was a mistake, but looking at this part of the drawing is once again showing that CTBUH calculation is right or pretty close to reality because :

But anyway if we follow the drawings there is no connexion to Exchange 106 for the 2 lowest retail floors, and only on L1/L2, which would means this is valid as an entrance to the building only at Retail L1 (EL+47), not below. So lowest entrance would not be from that side, and street level at that side of TRX would have no meaning to calculate the height of the building which is at the other side of the block.

Oh probably overlook ... thanks for finally counting in the retail height now.

I think it's 25.2m or 23.7m which will make the tower around 467m. And the mall part cross section is missing and not displayed in the earlier drawing.
